As a parent of a first year student in Norwich, I was highly relieved to meet Ben and the team at a point where we had seen some frankly dire student accommodation. As a Landlord I was struggling to find student tenants for my HMO so approached two Norwich letting agents. Humphreys offered the most flexible service for finding tenants (I wanted to continue to manage the letting as a private landlird), took care with photos and house descriptions. Megan was an absolute star keeping with communication and finding individual tenants who all seem great, like minded people, . The fee was very reasonable. As a comparison the other agent quoted a fee twice that of Humphreys but after 4 months found zero potential tenants. I have no hesitation in recommending Humphreys to other landlords and to students.

do yourself a favour, do not use. not student friendly, despite all their claims. despite them checking house is fit for purpose when move in, it isn't, and then take weeks to do anything to resolve the issues. then try all the usual tricks to deduct from deposit at end of tenancy (lots of things needed cleaning, despite no one in house for the year due to covid, and a full clean before handing over - and much better condition than it was taken over from - and them getting full rent for a year). Just seen the response from the owner - do not lie! I said that £24/hr was an ok, if expensive, amount for a cleaner per hour, I did not agree that it was necessary, or the amount of time taken! Apparently a professional cleaner took 8 hours to clean some light dusting in a small 3 bedroom house. Disgraceful, and blatantly lying about what I said when they phoned up to attempt to intimidate me....NegativeProfessionalism

Maintenance not done on the bathroom for over 9 months, fire alarm not checked as required. Never reply to emails or call you back, they just fob you off saying the person dealing is not available.
