No gas, electric, and EIC certificates provided. I've had to pay for copies

This was my first ever home and it's been a nightmare of a service. I didn't know I was supposed to have gas, electric, and an EIC certificate as part of my welcome pack. I called customer service and was told that everything was handed to sales, but as sales left the site many months ago, I have to call & pay for copies of the certificates myself. Aftercare = we don't care once we've taken your money!

Rafal Buzuk (Customer Service Operative) has just spent several hours at my home fixing a few standard snags. The quality of his work is superb and he also fixed a few snags that I hadn't seen. Very skilled workmanship and thoroughly cleaned up after.

After recieving the money they don't care !!!

We have purchased our property in June 2021. Shower leak needed 4 visits of engineer and after many tries they finally got it right. Unfortunately wall still damaged and nobody even think of coming back to us.Side of the house still not painted properly- They have promised that during the summer 2022 somebody will come in to paint it. We are at the end of October and nobody turned up. Road access to our house still not finished and its star causing Health and Safety Hazard's at this point due to being in such a bad condition. Tilia Homes seems to dissapeared off site and that is including builders. They have left mess behind them as propably they all gone to site where money from the bank didn't went through yet....You are important for them until they recieve the money from your bank. After money being on thei account, youre just a number !!!!!

Phenomenal Paddocks - Tilia Newcastle Under Lyme

This is a review for The Paddocks - Newcastle Under Lyme. Overall, we have had a fantastic experience buying our first home and everything has gone smoothly. We have been serviced by David Clissett. He has been phenomenal and very reliable. We are now in the final stages. Hoping and praying for the best.

An excellent team that made buying our home a joy

From our first contact with Tilia Homes and Julian Long to the day we moved in this process has been a joy, we have been well informed every step of the way. Since moving in we have been looked after. A few snagging issues have been swiftly dealt with by the whole team.

appointment for the new house…

I had an appointment for the new house on Sunday, September 18, I arrived for office, I waited about 10 minutes until the consulting lady got up from her chair to welcome us. After I entered and asked her for more details about the process, about the house I got the same answer call Alex on Thursday and he will tell you everything. After 5 minutes of discussions in which I also insisted that she offer me some brochures with prices and to see the home showroom, she opened the door to the house and said, look, and after that close the door, please, I'm going to the office because I have other people on appointment. I'm still a potential customer, is this something normal???Today I went to the office again, I already met with a manager who I asked for more details, I showed him that they have a detached house in the brochure that says it is eligible for the First homes scheme, and he tells me that there is a mistake that such a thing cannot be. ok, I have both the email and the brochure, and in both there is one and the same writing. I asked the manager for more details about the process, to which I was told to call the mortgage advisor help line. I said that I have a mortgage advisor, I need information for the mortgage advisor and I need details that I need to send to him in order to reserve a house, to which he once again told me to call their mortgage advisor and he give me the details, then I called these guys who want to sell their mortgage services but not the house, I haven't encountered so much discrimination in the UK at any company.

AVOID, unless you want a mental breakdown.

AVOID.We secured our plot off plan in September 2020 and are still waiting for the house to be finished!!After numerous completion dates, many lies from the MD of the company, sales lady and the head of sales. The pandemic being used as an excuse, brexit being used as an excuse, lack of workers being used on a weekly basis. We have had to apply for two mortgages in total and could even need to extend the second!! Please for everybody who is reading these reviews, do not put yourself through it!

Beware…. Not as nice as they seem

Beware, don’t get sucked into the dream they will ruin it. We reserved a property with Tilia at a development open day, we are strong buyers (or so we thought) living in rented, big cash deposit and have had a mortgage offer on another property previously, When we reserved we were told of an issue on the plot which they said would be resolved within the reservation period, it wasn’t, weeks turned into months, we waited patiently, legally everything moved along, we were ready to exchange by the date specified on the reservation, but the plot issue remained, three times we were given a date three times that passed. Then suddenly problem resolved, nothing had moved on our plot all the time since we reserved, but then we were given more or less 24 hours to exchange but by now we had the mortgage offer for several months, not much time left without a renewal before it completes (after the interest rate increases that was a worry ) and they couldn’t tell us when our build would move on let alone complete. We just wanted to see some movement on it then would have been happy to exchange, the rest of the row had all moved in our plot still wasnt up to plate, and they had moved over the phase 2 so no interest in our plot but wanted us to legally tie ourselves in. Needless to say no conversation was to be had on it, basically exchange or else, guess it was else as they cancelled and just refunded us (i only knew this when the refund appeared in the bank account we didnt have any formal notification) Wish we had walked away months ago, saving us the legal costs etc but we thought they were reasonable, we had done everything to get ready on time, and we waited for them. Looking back they were so free with the incentives chucking this and that in, they knew it wouldn’t be sold to us, they just had us on the hook in case, anyway that’s how it seems to us, maybe warning signs may have been there when we met with the site manager to discuss the plot, drainage etc he wasnt interested, didnt tell us anything about it, shrugged to our questions - clearly not interested. Now we can’t afford to buy the type of property we wanted as the interest rates have increased so much, we would never buy from these guys they showed us what they really think of the people buying. as other have said they dont care about people, the time and money invested in the process not to mention their dreams ….. hope the market stagnates and they can’t sell.More annoying they said they hope we find the right dream home for us…. We thought we had, they took that away from us with delays that were no fault of ours. Buyer beware that's all I can say.Update:- Aug 22 so 6 weeks on, the plot we wanted to buy but were forced out of, is now back on the market £15K more than it was sold to us at. Makes sense now, they obviously needed to re coup the costs for removing the issue from the plot, so wanted us out to sell it for more. We have also caught up with the people that would have been our neighbours as we met when we reserved, anyway seems they have usual problems with lots of snags no one wants to sort, one neighbour had the towel rail fall off the wall and hit them whilst they were in the ensuite and also the plaster in the main bedroom fell off, the other neighbour has been in longer and has so many snags and cant get them sorted 6 months on. Now are pleased they did the dirty on us, guess we were lucky in the end.

PLEASE DONT BUY FROM TILIA HOMES ANY WHER

We bought a four-bedroom semi-detached house from Tilia Homes in Dec 2021 and in less than a week, there was a big water leak from the ensuite shower room into the bedroom and that caused the new carpets to be heavily soaked and started to smell. as a housing inspector myself, I noticed so many defects. I can testify that all the bad experience from other buyers is TRUE. We have been chasing Tilia's SO CALLED CUSTOMER SERVICE for 5 months and there have been lies upon lies. we currently have all the upstairs windows not closing and the downstairs windows also not closing. one would have expected that this would be treated with the urgency it deserves. we currently live with unlockable windows. Our children are worried when they go to bed, I don't sleep very well as I am almost half awake just in case. The ensuite shower ceiling and tiles have moulds and damp build-up. despite the fact that the site manager has seen all the defects. Tilia homes is a very irresponsible company and DONT CARE ABOUT YOU. you are left on your own the moment you move in. I was told someone will come in to fix the problems as of 16/08/2022, but nobody has turned up. The list of issues is endless. they even failed to erect a street name for my address. I have decided to make an official complaint to both the Police and NHBC about our safety. Neighbors have also complained about terrible defects in their homes as well. we have regretted buying from this company. PLEASE DONT BUY FROM THEM

We brought in Ibstock, Lovely sales process and houses look great but after sales services is terrible…18 months on still got a huge snagging list and a leak in the roof damaging my master bedroom ceiling…Outside areas aren’t the best, they get mowed but not edged and weeded. I haven’t had a response from Tillia for months..and now the original email addresses are bouncing back so looks like everyone had left..:(I know lots of the other buyers are very frustrated…

I would highly advise not to buy a house through Tilia Homes. After 4 months of purchase in 2022, I am still left with numerous snags, a damaged garage door, awful tiling, poor build quality, and worst of all - no one responds. I have sent numerous emails to the site manager, to the customer services, with no response at all!Extremely dissapointed, would never buy from Tilia ever again nor would I recommend anyone to buy a property from them.

Appalling Company, Full of Lies and Shoddy Work

If I could give this company a minus score, I would. I have lived in my house for three years now and from before we even completed to present day, it has been nothing short of hell. The lies that were told during the sales process that they do not take responsibility for, to the shoddy work that has cause endless major issues. They were Kier Homes when we bought but now calling themselves Tilia Homes. Our latest issue is the fact our main bathroom is not useable as our floor has come up because they did not secure a pipe they hid behind the bath panel properly. That pipe has had a slow leak on it for three years resulting in the floor coming up a week ago. They are refusing to to sort out the floor stating we are out of our warranty that is only now two years. The do not cover this now apparently under the 10 year warranty that is now only if the house collapses in total. So their shoddy work has now left us without the use of a bathroom and they are not taking responsibility for it. They lied in the sales process that anything like a collapsed floor would be covered in the 10 year building warranty. This is third time something in our home has needed work because they did not fit the pipe work properly (the pipes under the sink and the pipe to the boiler were discovered within days/weeks). The list of issues we've had living here are endless. DO NOT EVER BUY A TILIA (KIER) HOME!!!!

Stewart Sellers - Customer services operative

Although our overall experience of Kier and Tilia homes has not been great, I cannot fault the work carried out on our property by Stew. He is a very polite and knowledgeable man, who takes his time and completes the work to a very high standard! This is the second time our En-suite has had to be retiled due to poor finish and water getting behind the tiles. After seeing how Stew dealt with this issue, I now have every confidence that the problem will not reoccur! Thanks again Stew for your hard work especially on the 2 hottest days of the year!

Horrendous Customer Services

We bought our house with Kier, before they were taken over by Tilia, it is still a lot of the same team, they're helpful and happy to talk when they are waiting to take your money, as soon as you're in the house they're dreadful, don't deal with any snagging and if they do decide to get an engineer out, expect it to take at least 6 months regardless of how important it is, we were unable to use a toilet in our house for 5 months thanks to them never being willing to progress anything. The staff are rude and just ignore you, regardless of the request.

Castle Croft - Beautiful house, but…..

The actual buying process has been very strenuous, from start to finish we had nothing but problems. The Customer Service side from the sales team was shocking. Before and after Tilia Homes bought out Kier Living. Apart from one exemplary employee from the sales team, who deserves the utmost kudos and praise.

VERY POOR SERVICE

VERY POOR SERVICE We purchased our home from Kier in December 2017 & in July 2022 we still do not have a road! We have green open spaces directly across from our property that have not been touched once this year it’s looks horrendous. The grass weeds across from our home have now become a FIRE HAZZARD in the dry hot conditions. I also know that a number of residents have contacted you to ask that you sort out the grassed areas to at least make it look nicer even though we don’t have a road! Still nothing still where we live looks like a dump!!!It’s about time you acted & listened!!! Your a joke of a company. A disgrace.

Tilia by far the worst

Tilia have absolutely no conscience when it comes to their customers, I live on an estate in Fryston, Castleford consisting of 150 homes which they willingly took over from Kier, the roads are still a disgrace after 5 years with residents having to negotiate potholes the size of craters just to get off the estate! Their excuse? we can’t find anyone to do the work..I spoke to a ground worker who was spraying markings on the road and his comments as follows: “I could have this sorted in a week with a crew but Tilia just don’t want to spend the money” … well they’re gonna have to or this will be taken further by the many irate residents on an otherwise lovely place to live.

Fryston . Castledord former Kier Living dec

I moved in to the Fryston development in Castlefor (started by Kier Living before they went bust and taken over by Tilier new development )almost 5 years ago . Our roads have still not been completed after 5 years!! They are responsible for the landscaping but have not cut the grass once now and it is like a Jungle. Given the hot weather, it is now a fire hazard as well as a traffic hazard ( where there are junctions and you can’t see cars approaching them )Shocking service to say the very least 😡

Poor service, missed milestones and sheer arrogance.

We signed the reservation on Plot 64 at Steeple View in early February 2022 and were given an anticipated completion of April 2022. At the point of signing, the build stage was indicated as 11, Roof tiled (scale 1-20) and by mid-April it was at build stage 12. Tilia never gave us the information about what any of the other build stages were or when they were due.Anticipated build completion dates came and went, and little was done by Tilia assure us that their revised estimation was achievable. We visited the site to view the progress on the property and were shocked to see how little the build had completed. We were later told that the build could slip into early June. In early April, we again visited the site, and again, the construction had not significantly progressed (still no garage built). Sales stated that the Site Manager had told them that construction of the garage had started shortly after we flagged our concerns in late March. This was clearly an untrue report from the Site Manager.Through conversations with Sales, we established that build updates from Site are taken as given by Sales and not checked for accuracy; worse still, these updates appear to be false or misleading. We were on a tight schedule for completion to fit in with the needs of the buyers of our house, so we escalated using Tilia’s complaints procedure (a procedure we only found out about though trawling their website and had never been given information about by Tilia). The 1st level complaints mailbox failed to accept our complaint, so we had to send it to general customer services, I suppose that’s one way to reduce complaint volumes!Throughout these issues, their legal team kept chasing us to exchange contracts, even though they couldn’t accurately estimate build completions. The response we received from Kevin Bearne, Regional Sales & Marketing Manager, was so dismissive and arrogant, we didn’t dignify it with a reply. Our complaint listed reasonable requirements and offered a way to collaborate to rebuild trust, but he just refused to work with us. The typical excuses of Brexit and COVID were laid, but given we reserved in early February 2022 and their estimates for build completion should have taken into account those issues, I can only surmise that Tilia have no ability to manage materials, people or plans. We were extremely fortunate not to have exchanged contracts, so immediately requested our solicitors to halt the purchase and get our reservation fee partially refunded.Tilia totally let us down and my advice is to never do any business with them, especially at Steeple View.If this hasn’t put you off buying from Tilia and you like Plot 64, please note they have increased the original selling price from £600,000 to £615,000. You have been warned.
