LETTINGS DEPT : Abbotts Estate Agents King’s Lynn : Unprofessional , Uncaring and Unresponsive : Having suffered an injury and needed an operation whilst abroad we realised we could not commit to our future tenancy, even though we hadn’t signed any contracts. These guys seemed so kind and professional until we had a health issue that meant our proposed tenancy couldn’t begin. We gave ample time too. Despite writing a letter of explanation we received NOTHING! No acknowledgment, no letter of understanding, no wishing us well on our road to recovery, NOTHING! - All I can say is this was a shock to us and a big disappointment. I have included the letter I wrote below so you can judge for yourself whether we deserved being ignored! Is this really the service we deserved?..,………………………………………Good afternoon Suzie,I hope you are well.It’s not been going so great this end I’m afraid.We’ve both encountered more health issues and the surgeon who administered xxxxxx last injection has recommended, after examination, that for his own safety he should not attempt to do anything with his arm for fear of causing irreparable damage. This therefore has major implications for our plans.Furthermore I have been suffering from pins and needles and numbness in my foot and fingers and extreme back ache which the surgeon has said is due to the extra pressures since xxxxxxx incapacity - and to make matters worse, I’ve been advised to avoid lifting anything heavy to avoid further damage to my spine!In light of the above and being mindful of the promises we made to yourself and to the landlord in regards to keeping the property in top ‘viewing’ condition, we feel that this is something we can no longer achieve and promise. We’re not able to hire a van or arrange any furniture let alone construct even a bed frame - to say the least.We do not want to cause detriment to the landlord’s quest of finding a buyer for his lovely bungalow and therefore, to give the landlord the best chance of a sale in this climate, we have decided that this task should be passed on to a tenant who is in better shape, health wise to present the property in the best way possible.It’s with a very heavy heart that I write this Suzie as we were both so extremely looking forward to beginning our brief tenancy at the bungalow but we are very honest, open and responsible and don’t want to promise something to the landlord that we simply can’t fulfill. We’ve been stressing about tidying up for an urgent, last minute viewing and knowing how difficult it is to even pick up a cup, fills us both with worry and anxiety.On a more positive level, at least we are still a few weeks away from the original intended commencement of the tenancy and you didn’t waste time sending out contracts.Please send our sincere apologies to the landlord who I would hope understands that our decision was not taken lightly but was taken with his best interests at heart.Xxxxx feels his rehabilitation should be at home with his bother as the rehabilitation could prove to be quite an extended period of up to 18 months for the injury to heal.You have been a real treasure throughout the short process so far Suzie and we’ve had some great conversations. You are definitely a rare find in this day and age and we both appreciate all you’ve done for us.We totally understand if our holding deposit is something we have to forfeit but if the landlord understands that our decision is primarily based on his position to effectively sell the bungalow, then I would like to hope he would not decide to retain our deposit.Once again Suzie, thank you for everything. We can’t express how nice it’s been dealing with you and it would be a pleasure if we were able to secure a house purchase or tenancy in the future - maybe you’d even find us our dream bungalow?In the meantime we are being sensible and putting our health first even if it means letting go of the lovely bungalow.Kindest regards,………………………………………………To this date, we received no email, no call or any communication following the letter we sent and to this day, it still makes me extremely sad that the relationship I thought we’d developed over a few weeks was nothing more than fake.

Whenever you need to have a repair done they just take forever to sort it out and sometimes I have had to just do it myself like the time my 4yo daughter window on our ground floor flat wouldn't close properly letting in freezing temperatures into her room. Or the time water was leaking out under the sink and constantly having to empty a bucket for weeks. They honestly don't give a dam about the people renting from them.

I went for a flat viewing. It was conducted by a lovely, knowledgable woman. Afterwards, I had some questions I'd like answered and left an email. I got a call the next day promising I'd get my answers. 3 weeks later, nothing. I've left an email and 2 voice messages. I've also discovered the flat is now up for rent, which begs the question has it actually been sold, and the new owners are renting. In that case, why is the flat still up for sale, and why did no one have the decency to let me know. They're lovely at the beginning of the process, but once you actually want to get involved in the process, absolutely nothing from them.EDIT: After contacting customer support, I finally got an answer, that was apologetic.

I would give 0 if I could. Absolutely disgusted with the service and no one seems to care. I selected the full management fee as I am heavily pregnant and did not want to have to deal with the management of letting my property. So far all I have done is have to make phone calls, chase incompetent people up or arrange things myself. Have yet to see any invoices despite requesting them, have been lied to about dates work has been completed, work carried out without any authorisation for the cost from myself… the list goes on. 34 weeks pregnant and horrifically stressed.

TENANTS BEWARE. Negligent agents facilitating shady landlords to rip off tenants. Landlords left the rental property truly filthy (covered in hair, mud up the walls, bins full of refuse etc) and they didn't move out on time - they were still there and had belongings in the rental after I'd started paying rent. Still left out of pocket for cleaning costs on my way into the rental. I was left without a full set of keys, leaving parts of the property unsecured. Abbotts simply emailed me advising nothing was going to be done about it. Total charlatans, the Fawlty Towers of letting agents. Hugely stressful dealing with an office of lying, defensive agents who refused to actually manage the property. Landlord now attempting to unfairly deduct money from deposit and will have to take to court to resolve the matter. Please avoid like the plague. I paid my rent 3 months in advance - £4,500 at a time and was treated appallingly. Still waiting for an apology despite having sent in a formal written complaint. Their professionalism and morality = zero.

I would give a 0 if I could.This is the worst company I have ever been involved with.I rented my property in January 2021,First time so I required guidance so had them manage the property.I paid £90 amonth, for nothing.I could never get hold of anyone they failed to support with any emergency or maintenance work.They did not inspect the property , they said they did but I do not believe this was done.Then the day the Tennant's vacated no one spoke to me about check outI had no report.I collected my keys this Saturday and found my house in an awful state furniture outside my house, completely overgrown, dog poo in the garden , scuffs on the wall, fake tan on my rugs, didn't even put the furniture back.The worst thing is they are selling my house and Abbotts have been carrying out viewings it like that! I was embarrassed and mortified.Worst service ever, emotionally draining.Avoid at all cost.My house will be pulled from there service tomorrow.

I am writing to confirm the withdrawal of our offer for the purchase of the above premises.From the outset your service has been nothing short of appalling, firstly you neglected to mention in any of your sale advertisements that this property is a 'listed building', you also didn’t mention that this premises is in a conservation area, the first we knew of these very important details was when our own solicitor informed us some weeks into negotiations!Your customer service is nonexistent, even today (like on so many previous occasions - for example last Thursday - no return call) (today is Tuesday) you haven’t returned my call.You have left me no alternative other than to seek a purchase elsewhere with a reputable agent.In order that others may be deterred, and not subjected to such a horrendous experience - which has resulted in a significant cost to me, I am sending a copy of this email to your head office to advise them how you run your branch!!

We had a terrible experience trying to sell our house through Abbotts. We finally gave up after it transpired that Abbotts had advised the builder of the new build that we wished to purchase to put the price of the new build up by over £40k (even though we had already paid a substantial retention for the new build). Abbotts weren’t even the builders agent. We felt totally betrayed. We raised a complaint with the area manager Stephen Rivett who said he would investigate and get back to us within 14 days. Surprise surprise, we never heard any more from him. If estate agents ever want to improve their reputations they need to stop unethical practices and accept that proper regulation needs to be put in place.

My son is using these to sell his house but as i live there all visits were to be arranged with me. Yesterday a surveyor had arranged to come but i was not given a time, my son told me they would give him a time before the visit. I work regular nights and to my horror just after 9am someone started coming up the stairs towards my bedroom shouting hello.They had given the keys to the surveyor to let himself in but what is more odd is why was he making his way upstairs to the bedrooms.I rang to complain cant get them to answer the phone, i rang and have emailed their head office 3 times but no reply.They couldnt care less i am living with the key and furniture piled up against the door considering getting the locks changed or phoning the police.I am a disabled person extremely vulnerable in my own home.No way would i give this firm any business they have no professional standards and shouldnt be allowed to operate

Do not go with this estate agent. Got email wrong and contract didn't arrive, photographer turned up with no PPE on and walked into my house, photos mediocre but attention to detail dreadful, took a week for photos to arrive, didn't offer a sale board, house of market for a week no intetest but didnt call any one. Was after a property also with them. No communication dreadful service. Property I put the offer in for I think has now been taken off market and not even a courtesy call to tell me.

Do not fall for their sales pitch. They were the only estate agents that wanted to charge a £149 upfront fee even though i provided them with professional photos. They told me they had a specific buyer lined up for my property. Months later and not 1 viewing. They now ignore my emails and even though my contract is for multi agent, have told me I will have to pay a their fee if another agent sells in the next 2 years. AVOID USING THIS COMAPNY
