Mislead by fake reviews

I am an unsatisfied customer from Victor Michael. When I rented with them, they attempted to collect rent payments after they had given clearance for my wife and I to vacate the property after residing for 4 years (during which there were multiple mistakes, disappointments, and ineptitudes). They attempted to hold our deposit in lieu of the fraudulent rent claims until I pointed out the low quality of the fake reviews here. I've noticed that, since then, the quality of the fake reviews has gone up. Well done to Piyush and Esta for spending a bit more on a higher-quality service! That being said, as I work in fraud prevention, I recently came across a product called Pasabi that detects fake review analytics! Will exert it upon VM and report the findings, but, spoiler alert: most of the reviews claiming that VM has excellently handled their property seem to be employing 2-3 letting agencies that have ALSO been handling their property for 10 years or so. Weird. Also didn't know VM had properties in central India? Very diverse, good for them.

Rented my previous property from Victor…

Rented my previous property from Victor Michael. (Canning Town)On Monday, 18th April, it will be 4 weeks since I returned my keys (on the 20th of March) as per the request from Victor Michael to vacate the property by the 17th of March.On 3rd of April, Victor Michael confirmed a rent overpayment of £1,494.80 is due to me (as I paid for a month in advance and vacated earlier), in addition to my deposit to be returned.Both the inspection report in November 2022 and the check out report at the end of March 2023 indicate no reason to retain any of the deposit.And yet I am still waiting (after following up numerous times) for the money owning to me to be returned.

Very Honest Review

Victor Micheal was great. My husband and I used them for the first time and didn’t regret any bit of it. One thing i loved the most was how Craig (a staff at the stratford office) facilitated all the reasonable requests we made to the landlord. He was extremely helpful and never got tired of hearing our complaints loool. Once we made a request and it was deemed very reasonable, we got support in getting that requirements met.If you looking for a genuine agency that can be trusted and have your back , at this point I will suggest Victor Micheal . We have just moved into a 2 bed flat and hope to stay on a very long term, so later on in the months/years I will be coming back to give a review on how the journey has been just to help potential renters making the right choice. UPDATE 13/04/2023You saying you “MOST” leave! As really tells a lot about your company. My other partner has left the property over a year plus, which means I have been paying the rent without arrears till date. This how you people makes landlord lose money. I can decided not to pay rent from the day you severed the section 21 till we meet in court which means the landlord will be out of pocket for 7 months that’s £10500 lost. I have find out it’s because the rent in that area is now now £2000 that’s why you want us out. Your company and the landlord has not giving reason to severed the notice. If the landlord want to move back or family member that’s fear enough but telling us to moved out because one person has left the property and I never owe rent is not a good excuses. I will be taking this much further. my son is going to special school which is very difficult to leave outside the borough till they find we are able to get replacement in another borough. Many people has contact us from here after reading my reviews. …………………. A girl called Kelly Rowlatt from Canning Town branch is the most rude person I have dealt with, she needs customer service training, She is always rude. Have been renting 3 bedroom house in barking. Never owe a single rent for the past 5 years. Payment on time. When ever there is repair it takes time for them to resolved the issue. It took this agency and landlord 7 months to repair the the house kitchen. After they repair the kitchen, they increased my rent, after 2 months they gave us section 21 to leave the property because they planned with the landlord to get a bigger rent. My rent was increased from 1400 to 1500 after kitchen renovation. Now, they want us out after signing new contract.

Before chosing Victor Michael agents, I read the reviews and seemed very positive. There were many positive mentions about the agent Jay. Due to these reviews I asked the agent to come and value my property as I would like to put it on the market. However, I was/am very disappointed with this agency. An agent by the name of Jay came to value my property and that was about it. I never heard from him again. He did not contact me to give me feedback and valuation as I would like to put my property on the market. I called the agent twice to speak to Jay. The assistant I spoke to said she will let Jay know and ask him to call me back. Did not hear from him at all. Very unprofesional. I wouldn't mind if the agent is not interested in taking on my property, but at least let me know. This just shows he could be bothered about it.

I had a really great experience with Jamil and Monica. From the first viewing with Jamil, my housemate and I instantly felt comfortable and like we could trust him based on his honest demeanour. He wasn't pushy at all when we said we needed more time to make a decision on if we wanted to rent out the house we had viewed with him and when we agreed to let it out he was very communicative about the process and the steps going forward. Monica made sure that all of the documents were uploaded in time - everything was made easier with the use of an online signature software to go over contracts etc. Special thanks to Jamil for being patient with me for all the times I got caught in traffic on the way to meet him haha. We're very happy with the overall letting process - everything is above board and communication regarding who to contact regarding issues with the property/the inventory/the deposit scheme was very clear. I wouldn't hesitate to recommend Victor Michael to my friends.

We bought a house where Victor Michael were the estate agent, and from start to finish they were great. Easy, supported buying process

Aaron was super helpful, getting us straight into the house we wanted to view and guiding us through the process. We were first time buyers, so realistically were probably a lot more annoying and demanding generally, but Aaron was totally obliging. Our purchase was slightly delayed due to Covid-19, but both Aaron and Narvir were very hands on in ensuring everything ran smoothly while we, our solicitors, and the sellers figured out how we were permitted to proceed during the uncertainty. Jay is an extremely talented agent. He managed our home move with honesty, integrity and professionalism. We put our house on the market in March this year and received an excellent offer within one week! We then found our dream home and Jay negotiated an excellent price for us. Then, when the coronavirus lockdown hit, Jay continued to provide advice and support throughout the whole process so that we managed to exchange and complete by the end of May with minimal interruption despite the global pandemic! I can’t said the same for the blonde girl in the office Ester I believe not sure, she was rude most of the time, on the phone and even worse in person.After been with them for 2 years, I am not to sure if I would Recommended. They left us for 2 months without a working boiler and another time 3 months without electricity because of leaking from above on the bathroom. And in the end they charge us for cleaning the flat when it was perfect and I have taking pictures before leaving!!!

We are experienced landlords and have used the services of many estate agents over the years. If you have a stereotype about the typical estate agent then we assure you that working with Jay Jethwa will shatter it. He is an exceptional estate agent and a decent human being. Yes, you read that right - that combination actually exists! We had a flat to sell with nothing to buy. It should have been straightforward but because of a series of frustrating hurdles it wasn’t. Jay went above and beyond in providing a first class service. We had huge problems and delays getting our long term tenant out. Then - problems with the service management firm - who were frankly useless. We also needed to decorate before we sold. Jay provided every practical resource and put in extra hours of work - even on his days off. His advice was always fair, honest and realistic and his approach to the difficulties was courteous, wise and considered. He always did what was effective and ultimately in our interests and managed our anxiety when things became difficult. He is kind and thoughtful - the consummate professional. His knowledge of the markets, the law and the psychology of selling is outstanding. We had some very serious medical problems to deal with as we were due to exchange and complete but once again Jay made this so much easier in the circumstances, liaising with our solicitor and making sure we had the best selling experience possible It’s high praise - but it’s all true. We cannot fault his service. If only all estate agents were like Jay Jethwa. We are truly grateful to him

Decided to sell the house and got a few agents to do valuations. Last of the bunch was Victor Michael. Had a chap called Jay pop round. I would not be exaggerating if I said I have never met a person so confident at what he does. Jay explained me all the ins/outs and we agreed on a 8 week contract. Jay said he was confident of selling within this period. I have heard this from others so thought "he is another one". Cut a long story short, on the 8th week jay got me an offer very close to my asking price and around the next few weeks it's sold and done . I was amazed by the way he handled the whole thing. He kept me informed at all times of the progress made. I can't speak highly enough of this guy and would recommend this company without any doubts. In an era where there are so many big name companies with "pushy" salesman, Jay is an example of exceptional customer service. Well done Jay. Moy
