I can honestly say in the frustrating and confusing world of property sales Victor Michael is a shining example of the perfect estate agent. Having tried other main stream agents we were left feeling very frustrated with the lack of returned calls, follow ups, wrong details, wrong pictures and general lack of professionalism. By pure chance we met George Athanasi, branch manager of Leytonstone Victor Michael...George is extremely passionate about his work, as are the rest of the team. I can not praise George and his staff enough, calls are ALWAYS swiftly returned on the rare occasions we are unable to talk to anyone straight away. Viewings were plentiful and were ALWAYS followed up and the feed back passed straight on to us. We are kept updated regularly as to the current position of our sale. The team are friendly polite VERY professional, knowledgeable, organised and leave you feeling in safe hands. It doesn't matter how many calls I make or queries I have, George answers and explains them all.....I highly recommend Victor Michael

Excellent service and best estate agent in the area!!!

I was dealing with Kelly at Victor Michael Woodford Green office and I must say I was impressed with her customer care and service throughout the transaction. She was very responsive and nothing was too much trouble for her. I dealt with many agents in the area and they don't come nowhere near Victor Michael's standards and work ethics, they are trustworthy and friendly, knowledgeable and very professional. They are also members of ARLA, NAEA, RICS, NAILS etc which makes a big difference, they all know what they are talking about and the information provided are mandatory these days if you want a professional service. House purchase review

Victor Michael was the agent dealing with a recent house purchase. I've dealt with many agents in my time - some good experiences, often many quite bad - but Victor Michael were exceptional. George Athanasi was our point of contact in what proved to be a very difficult transaction due to the property being a probate situation with a number of squabbling siblings. George dealt with the sellers with real professionalism and was able to solve disputes when they couldn't themselves. This purchase could have proved a real nightmare if it hadn't been for him - he was cool under pressure, always kept us informed of a very fluid situation and always available to talk and advise. When we end up selling it's an easy choice which agent we will be going to see about selling it for us. Excellent agency and excellent agent. Thank you

Top service at reasonable price

I met Abu nearly 2 yrs ago but our property was let before we could start but Abu kept in touch regularly and I am glad we went thru them. Abu and his Team (Kristina, Haider) did a great job. They were very co-operative in terms of our tenant requirement and even though we rejected a few tenants, they kept on top of it. Don't look anywhere else. I definitely recommend using Victor Michael.

Today there was a leak in my house. As soon as the tenant reported it I was contacted. At each stage of the process I was kept informed and asked what I wanted. Contractors were contacted and arrangements made for repairs etc very speedily. I was able to leave all the arrangements in the hands of Victor Michael and the issue was dealt with efficiently and effectively in a matter of a few hours. Such a relief.

They found a buyer within a week of the property going on the market and effectively sorted any problems as they arose . Absolute garbage property management, continual shirking of all responsibility.

An update on Victor Michael's overall cowardice and constant shifting-of-blame. I have been in communication with Jodie of the Leytonstone Property Management team about incorrect information given to me in regard to our move-out details. Continually during the discussion, Jodie has referred to even acknowledge the mistake they made. I was informed by Ben of the Stratford office that my wife and I would not be liable for rent after vacating the premises, despite our lease not yet being completed.Later, after we had handed over the keys, they said this was a mistake, and we were still liable for that rent.I have no phone recording of that conversation, why would I? Upon admission of this, Jodie has simply said that the matter has been cleared up and further communication must go through the formal complaint process via her manager. As well, the matter "being cleared up" by Ben constitutes one email to which he did respond when I said it was full of factual inaccuracies. In truth, I knew he was in the position to lie, but I was hoping he might be better than that. Not the case.Suffice to say I have little faith in this complaints process, as it is obvious that someone is telling both Ben and Jodie to not admit any fault in writing, which they indeed have been doing. If that person is not their manager I'd be pretty shocked.If you are thinking of employing Victor Michael in any capacity whatsoever, be aware this WILL be a pattern in their behavior. They are the consummate disgustingly predatory London letting agency. Should they make a mistake, they WILL shift the blame to everyone else, including you and the property owner, while leading you in a neverending circle of utter cowardice and incompetence. Expect a similar experience if you choose to move forward with this garbage fire of an agency.

London's greediest estate agency!

Victor Michael continues to be an excellent example of a maximum-greed, maximum-cowardice, predatory London letting agency. Note the obvious botfarm reviews here.The most recent situation involves us trying to leave, fully aware that our letting contract was not finished for another 2 months. We informed VM. They came and took pictures and told us the property would be online within a few days so we could get the property rented out and thus not be liable for the rent.10 days go by, property still nowhere to be found online.I call, expressing my concern, given our situation where we wanted the place to get rented out as quickly as possible because we are leaving and don't want to pay rents where we aren't living there. Normal office closed due to COVID. We get redirected to the Stratford office. There, Ben handles my call, says he understands my concern and he will call me back.One hour later, I get a call back from Ben, who says that there is a note on our file that states: since the landlord wants to carry out work in the flat, it has not been listed, and we will thus not be held liable for rent after leaving the property. I say that's great news.Weeks go by, everyone at VM proceeds as if this is the case. We move out, then they notify us that we are still liable for the rent for the last months of our contract. The property has still not been rented out.Correspondence from them since has attempted to re-write this history, always careful to take as little blame, shifting it to the landlord whenever possible (with whom I have received 0 communication). This is a pattern with them. They neglected to give us our electricity key or inform us that we were now on a pay-as-you-go system. My wife had cancer at the time and it was January 2nd. When I went in to collect the key, I was flat-out denied an apology because I was being too direct, apparently.This is the level of service that I have come to expect from this company. I'll also be looking to get trustpilot to remove the most obviously fake positive reviews here, make no mistake, no tenant I've met of VM is satisfied with any aspect of their work. Lettors and renters are best to avoid at all costs.

Experience with Victor Michael has been good so far. Suna, the letting negotiator was particularly good at her job and answered most of our queries patiently. Handover of the keys could have been little better as when we moved in the flat we found out lot of stuffs were not working and observer leakages from some place. Given, the place was empty for almost a month, these issues could have been fixed well in advance.
