The management department is an ABSOLUTE JOKE!

The management department is an absolute joke! Victoria is a downright bully with zero professionalism standards. As a landlord you would think I'd be spoken to with some level of integrity, not an ounce. The rudest tone of voice, mannerisms and acts like she is above everyone with such a condensing attitude! Absolute CHAV, wouldn't know what class was if it hit her face on. Such a shame, I will be taking my business elsewhere. Great job donkey!

VM just let my property and I would highly recommend them. I had no issues. Communication was excellent through the marketing and also after a tenant was found. The admin team know what they're doing. VM were competing against another local agent and ended up letting it in what I found to be a fairly weak market.

Efficient and professional service

The service received from Victor Michaels and in particular, Piyush Khatri, the agent dealing with my property, has been first rate. The property was part of an estate to which I was an executor. Piyush was very patient and was involved for two years from time of giving advice for renting to moving through to selling. He was understanding of a difficult estate, empathetic and treated all communications with respect. All queries were answered and he always responded promptly. Piyush recommended contractors , oversaw them working , he took all photos and managed viewings.Finally, he tenaciously persevered on getting a sale price above expectations. Nothing was too much for him. I highly recommend Victor Michaels and specifically Piyush Khatri - a diamond member of their team.

Shocking Behaviour from Property Manager

I had an extremely distressing experience with Victor Michael. On 8 September 2025 at 16:41, I called their office on the number ending 5909 to report a neighbour’s burglar alarm that had been sounding continuously for over 4 hours. The unbearable noise caused me a severe migraine and stress, which was particularly harmful as I am pregnant and caring for a one-year-old toddler.

Renting in London with Victor Michael : One of the worst experiences in my life

Renting in London with Victor Michael Estate Agents has been one of the worst experiences of my life. I have tried different agencies before, but this one has turned out to be the most unapologetic and insensitive of all. Throughout our whole stay in one of their apartments in East London, they have never considered our rights as tenants and only cared to portray the landlord's interests. After we decided to leave, they expected us to hire a cleaning professional service even though we had spent time cleaning the place and making sure to leave the flat in excellent conditions. Without our consent they employed a professional cleaner worth 150 pounds (with parking excluded) and expected us to pay just because that was their policy (which was not even required in the contract and so not mandatory). As tenants we have felt neglected and disrespected, above all from the Property Management Department in Stratford who made the whole experience even worse than it already was). Do not recommend to rent with this agency if you want to have a nice experience renting in London. I was misled by the positive reviews on their website and made the mistake to trust them. Do not make the same mistake. They will try the impossible to make you spend more than you should!

A reason why we moved out

Very surprised by all the positive reviews. I literally never write reviews but felt compelled to after the awful experience with VM as our estate agents. They were a main reason why we moved out of our previous flat.The first poor experience we had with them was before we'd even signed the contract - they'd prematurely given my contact details away to a third party utility company which then proceeded to ring and email me incessantly [a clear violation of GDPR regs]. Our final poor experience with them was when we were accused of not handing the keys back at the end of the tenancy, causing a delayed return of the deposit. It was then our responsibility to scan and forward the documents that they themselves had signed when we had handed back the keys on the date they specified. This was a theme throughout the tenancy - sending them multiple copies of documents that they had either misplaced or just not communicated with each other throughout their offices.There were so many bad experiences, but some other notable highlights include having to get the council involved just so they'd carry out a simple health and safety repair and the fact we had to use a severely mouldy bathroom for over a year. I have now learnt that even the landlord [who was one of these overseeing yet never present types who didn't even trust VM with a copy of their own set of keys to our flat] went with a different estate agent himself after we moved out.A family member of mine is an estate agent and he was routinely flabbergasted at VM's sheer incompetence, so it's not just me being pedantic! On the positive side, often the people we dealt with were pleasant enough. Hard to pin point anyone in particular as we always seemed to deal with different people each time, but for the most part they were amiable. We also got virtually all of our deposit back.But yeah - if you want a stressful time of it all, VM are the ones for you.

Choosing an estate agent is alway a worrying time, but I had no worries with Victor Michael. Everyone we dealt with was very helpful, and always returned emails/calls when promised (such a simple thing, but a real bugbear of mine when it doesn't happen, so much appreciated!) Main point of contact was George, who was great throughout, but also a note of thanks to Lewis, who accompanied us on one of our subsequent visits and was really helpful, and Paul, who radiated calm throughout the process, even at the point where my normally chilled persona was about to go into meltdown (not at him I hasten to add!) We are moving away with my boyfriend because I have a mould allery, if it is in my house I have flu-like symptons, I cannot sleep, I have headaches, rushes.At first Chis and Mahe was very nice and helpful to get the flat. When I saw the flat I asked Chris if it has any mould history. He said no, I told to Mahe as well that I have this problem and I asked her too and I even prooved my address with my hospital letter. I also asked the tenant who said no. And she later told me that she was told that it is only condensation (yes condensation causing mould actually!!) So we put down the 500 pounds deposit.On the day when we supposed to move in I was looking at the inventory and saw a massive black mould on the wall, which was hidden when we viewed the place. If I did not see the inventory it would never turn out that there is problem with the flat. (Because they did not mention it to me after the inventory made and they told the tenant it is only condensation). And even then they tried to convince me to move in, and that it is a different type of mould. It is extremly difficult to get rid of mould and I was advised by my hospital doctor to move so how can I go to this place?! I understand that they did not know about this when we viewed a place, but I clearly said that I have a mould allergy and I cannot move to a place where I get sick, so it is not my fault that in the end we did not move in.I asked way before two different agents and the tenant as well if there is problem with the flat. With this they made us homeless and took all of our holding deposit. This is not fair how we got treated and they should really refund most of our holding deposit.Now we have to start all over again to look for a place.

Awful experience with maintenance team for my property

I have had multiple issues with my current flat which have been reported to the maintenance team, including mould and pest issues which have been due to property defects. These have been dealt with in an incompetent and unprofessional manner. The maintenance team I have dealt with have been unprofessional, rude and aggressive whilst constantly dragging their feet in taking action, and actively closing cases reported without taking proper action. Overall, the side of the business that I initially dealth with was good as when we moved in it was all set up well by Corina. Also when moving out Kash and George were very accommodating in arranging viewing and helping us as tenants. However our experience has been let down by the poor maintenance team who are a constant nightmare to deal with. As a tenant I would avoid as when/if a problem arises they did not help and tried to pass the blame onto the tenants.
