Dreadful estate agents who sent buyers who couldnβt afford the house , sent unvetted buyers I had a sold sign up and down 3 times in a week , unfortunately my own experience with this company was abysmal from start till I gave up with them (4 weeks after in) of appalling service (which I was charged for Β£1800) and went with another company in Northtyneside next2buy who sold it in 3 days please save yourself the bother and check out all the other reviews on all review sites they are terrible ,

Everything you will read about this company is true what they actually want is to tie you into a 12 week contract to sell, do a few photos, post on Rightmove then sit back and wait out the 12 weeks or if you get sick enough claim Β£300 cancellation fee for doing no work! Each time I tried to ring the call went to voicemail so how can potential buyers ever get to view houses through them!

Customer service is terrible! They will email you but then don't reply to your emails. We were ready and prepared to put down Β£2000 for a rental property but because we couldnβt move in within 2 weeks due to having to giving notice on current tenancy, we have then just been completely ignored by the company! The house is still up for rent almost 2 weeks later so looks like they havenβt managed to find anyone else either.

GoogleThe staff at Jan Forsters are easy to deal with, but don't use their auction services as it goes very much downhill with them. They only sold my property after I withdrew from the auction as a last bid attempt for them not to lose the money. They don't treat it like an auction with 4 bidders 'bidding' the same amount (I thought auctions were supposed to increase on each bid), they then focused on one bidder to negotiate a deal which they pushed hard with. The auction house work for the buyer only and even when they admit the seller is right, do not enforce their contract to complete within 56 days. It took almost 6 months to complete the sale through the auction house.

Thank you for your comments regarding the Jan Forster team, we pride ourselves in delivering excellent proactive service to both sellers and buyers.
I understand you were marketed on auction for 7 weeks before a buyer was secured on the property, the buyer for the property was actually introduced within 5 days of the property going to market with it taking 6 weeks to agree a purchase price. It is unusual for a purchase/sale to take so long to be agreed, from review the transaction was slightly complex with a lease extension already initiated through solicitors by you (with only 64 years remaining) and negotiated to complete simultaneous to the transaction. We understand from the auction team the delays to complete, due to the lease extension and your request to take time to find a rental property, were made transparent to all parties. Weβd be happy to discuss and take feedback if this was not the case.
With regards to activity, the property required quite a specific buyer due to value and tenure. The property was below lenders minimum mortgage availability, combined with the short lease meant strictly cash buyers only and cash buyers willing to take on a short lease or wait for the extension. I appreciate there is an expectation of high levels of activity with auction sales, multiple bidders, 10βs of viewings, unfortunately on this occasion the property appealed to a very small demographic of buyer. I believe the price eventually achieved was reasonable and fair under the circumstances, with security of the transaction and 0% commission paid under auction terms.

I saw the rightmove advertisement and interested in one Terrace at NE17, I have left message and expressed interest since 24/3/2024, they never get back to me.I tried to call the office today, this afternoon at around 1:00pm, the gentleman who picked up the call with inpatient attitude to answer my queries,then I asked him on how can I submit the offer, he then hang up suddenly. Then, I rang again, and asked him same query, he then hang up the line again, with relatively poor and impatient attitude. Then, I rang him again, he then never pick up my call again, i can't image how the service can be such awful and his attitude was quite rude. In fact, I believe the comments here were all true, and the vendor was very unlucky to use them as they already ruined all the potential opportunities and clients.All their clients and potential clients were unlucky to meet them as well !Ps: I am not sure who picked up my call, the date and time for my calls was on 3/4/2024, time was around 1:05-1:20pm, the number which I called was 0191 743 0175.

GoogleAvoid using them if you can. Although yes they are prompt and professional and they do have some nice properties, their fees are scandelous. I was charged Β£450 for "admin fees". Then told my wife and I had to fill out and submit our own referencing forms - and pay another Β£15 each for the pleasure. All we received from the letting agent for our Β£450 was a poorly printed copy of our tenancy agreement. They couldnt even be bothered to sort out the standing order for our rent payment. I hope this new ban on letting agent fees has a massive detrimental effect on Jan Forster's business. Yet to see how much of my deposit they try to steal when I move out.

Firstly, may we say how disappointed we are to learn that you are dissatisfied with the fees taken associated with renting a through Jan Forster Estates. However, we are pleased that you found our services both prompt and professional.
The Tenant Set Up fee which you pay when applying for a property covers a whole host of administration duties which include but it is not limited to the following and our fees are in-line with other agents in the area:
Tenants referencing
Regular updates on the referencing process
Regular updates on how your application is progressing
Making sure the property has the relevant safety certificates and is safe for you to move into
Preparation and execution of the Tenancy Agreement
Preparation of your future rental payments
Transfer of your first months rent and your damage deposit to your landlord
The information that you first supplied to us for your referencing was very basic information which we upload to our referencing company UK Tenant Data. However, there is a lot more information that is required to complete the referencing process which we couldnβt possibly know such as your National Insurance number, previous addresses etc which is why the sections need to be completed by you the applicant. The information provided is then verified and confirmed via the relevant parties and UK Tenant Data. The additional fee of Β£14.40 is a one off charge to UK Tenant Data which is taken to cover the Right To Rent check which is a legal requirement for any person over the age of 18. Information regarding our fees which include this additional fee is outlined in our viewing leaflet and the UK Tenant data information sheet which would have been supplied to you. This information is also readily available on our website.
The Standing Order Mandate that you completed at your sign up appointment was issued to your bank via first class post in May 2018. We have seen an influx of banks classing letting agents as third parties and not taking action on the request. In our initial e-mail where we attach your Welcome Pack, it is advised that we will issue the Standing Order Mandate to your bank but that it is advisable to contact your bank 7, 10 days prior to your next rental payment to make sure that this has been actioned and if not, there is plenty of time to set this up directly.
With regards to your damage deposit, Jan Forster Estates do not hold these monies. As your landlord deals with the property themselves the damage deposit was transferred over to them so that when times comes for your tenancy to end, the damage deposit will be dealt directly with them.
I have looked through the notes on the property file and I can see that there was a delay with the referencing from one employer which I can understand can be very stressful but which is out of our control.

As discussed previously, as with any agent, you do have a tie in period, which was explained to you at the time this is normal. Whilst in our contract, we did find a buyer for you who unfortunately decided not to proceed.
We tried to help and actioned all your requests, however you decided against our advice to use another agent whilst in our contract period- we did advise you at the time you will incur our fee as well, if this decision was made.
The matter has been investigated fully by The Property Ombudsman, who found that we had acted appropriately, and we are not at fault.
Clients can rest assured that we are a reputable and helpful estate agent.

GoogleWas told that they don't do viewings after 5 on weekdays, so I had to take time off work to get to the property at 4:30. After the viewing, at 5 minutes to 5 I said good-bye to the agent and asked, just as a way of conversation, if she had to drive far in the 5 o'clock rush hour traffic. She responded that she was not driving anywhere because she had another viewing after mine. Sure enough, a car arrived at the property at this point, with the next viewers, so somehow it _was_ possible to do viewings after 5. I do not appreciate being lied to, so I will avoid Jan Forster in the future.

I tried to show up at their offices to arrange a viewing, but they closed the office because there were protestors. I learned from the protestors that Jan Forster has kept one of their existing tenants in disrepaired housing with mould, ivy and dangerous electrics, and served a section 21 on them after they filed a complaint with environmental health. I'm glad I bumped into them, or who knows what my renting situation would have ended up being! Do not rent from this organisation!
