I am currently renting a flat through this Agency and it was my first time finding a płace through an Agency. The process was very stressful because of the various documents and references that had to be collected, however big thanks goes out to Emily Draper who was guiding mine and my partner’s process all the way through, she was very patient with us and our endless questions, gave us pointers whenever we would hit a “speed bump” of sorts and most importantly remained in contact throughout the entire process. If you are looking for some property through this agency, you’d be extra lucky if Emily ends up being the one you’d be working with through the process.

All the viewings we had with Mann were professional and shared lots of information to help us make our decision. Then when we found the perfect home they helped make the process as stress free and went above what our other estate agent was doing. They also provided a lovely box of treats to celebrate our moving day.

Jack and the team at Mann & Co in Totton were really helpful from start to finish. It's never an easy process buying a house but Jack kept me up to speed all the way through the process and we were able to go through the buying process in a very short space of time. I can highly recommend them.

Stay away from this letting agency

They played with me for over 2 weeks about an apartment in Waterlooville. Had my credit check, provide excellent references from my landlord, kept lying to me telling me that everything will be fine. Complained that my pension amounts were at several dates in the month ( I received several, from US, France and UK sometimes the dates vary from one day) my pension amount were way above and the first time, they could confirm only half of it even though they had my bank statements. Stay away from Mann & Co Countrywide. Countrywide Morgage was one of the bank scandal ( 2007/2008) in the US which led to the subprime and people losing their home.

Truly Awful Experience

I know that estate agents have a generally bad reputation but Mann & Co South Croydon branch take the biscuit! We dealt with Eve when we were trying to purchase a flat & it was an awful experience! On viewing the flat it looked reasonable inside and we were told all it needed was a lick of paint and there were no major problems but when we got our survey done it indicated that basically the flat is uninhabitable due to damp that is so bad it is a potential health hazard and the owner had tried to cover it up with paint and hardboard so it did look reasonable to lay people like us.What a dirty trick by the owner! Walls were in danger of falling down and there were many other serious problems.I am disgusted that we never had an inkling about the bad state of the flat before the survey due to the cover up job by the owner. I am not saying that Eve or the agents were in any way complicit in the cover up or even aware of it ,nor am I saying she tried to knowingly mislead us about the condition of the property and maybe she was not aware of the bad condition of the flat herself,however,this hardly inspires confidence in the agents and she should have known! If she did know about the condition of the property then I think she was acting illegally in not informing us about all the serious problems ,but of course that would be hard to prove.It is a definite loophole in the law which is ripe for exploitation by dishonest agents. We will never have anything to do with Mann again.It would seem that these agents don’t give a damn about buyers or the condition of a property and just want to rush a sale through so they can get their big fat fee. Buyers beware! They may not be acting illegally but I would question their ethics,or lack of,especially as they had told us there were no serious problems and it is no wonder that estate agents have such a terrible reputation.Also they refused to take the property off the market after the offer had been accepted by the owner which left us in danger of being gazumped.They just don’t seem to care about gazumping.Judging by all the other bad reviews many people have had a terrible experience with Mann & Co and I would advise you to avoid this dodgy bunch like the plague,it was a truly awful experience! There should be laws to protect the buyer and prevent the wasted time and money on solicitor and survey fees when you are forced to pull out of a sale due to a less than honest owner covering up the bad condition of a property which is only revealed by an expensive survey.Agents should be forced to check the condition of a property and inform buyers if there are major problems,unfortunately it seems you can’t rely on some agents to do this (certainly not Mann & Co) and legislation is needed.

Awful experience with Mann

Awful experience with Mann. Unfortunately I was the buyer so was unable to escape using this agent. They are bullies and made the whole experience incredibly stressful for me. Tried to manipulate me into using their solicitor, spoke to me like dirt on phone calls, told me they were 'bored' of the situation I was in when the seller and I had a disagreement about something that was broken in the property and I wasn't being allowed entry to make sure it was fixed before completing, and delayed the process by taking weeks to book in viewings as they would forget to call me with available days. I will never use Mann and would be put off buying a property who are using them

Highly recommend Mann Estate Agents for…

Highly recommend Mann Estate Agents for selling your house, especially the Beckenham Branch, they were brilliant. After a valuation where they actually listened to us and took our needs into consideration, they organised 10 viewings for the 1st Saturday, and another 8 on the following Tuesday, and only brought qualified buyers. That was it, only 2 viewing days and we got 2 offers. Highly recommend them. They also helped keep the sale moving forward right up to exchanging and completion, making sure we knew if anything was slipping and needed to be chased. Will definitely only go through them again.

Poor Agents - Stay Well Clear

Yes, the house was sold, but you’d expect better service when things go wrong… THAT is the sign of a good agent who cares about their customers. Delays in completing the sale were caused by Mann Countrywide not doing their job properly which ultimately cost me money in the form of an extra month’s mortgage payment and one extra month of associated costs (council tax etc etc). Issues with improper ID checks and proof of funds checks on the buyer of my house were poorly carried out and their fee should have been reduced as a result. And if you file a complaint, you get passed to their own internal disputes team who are paid employees of the Mann Countrywide group, hardly going to be impartial are they??? All Mann Countrywide had to do was provide proof that my complaint had no foundation, but they refused to provide a shred of evidence and chose to hide behind GDPR regulations - how convenient!!! Instead, they threatened me with legal action to recover the full fee for selling the house despite their costly (to me) errors. All Mann Countrywide are interested in is their fee, nothing more, nothing less. I do not recommend them. PS - Check the high number of one star reviews about Mann Countrywide. There's no smoke without fire, as they say.

Where do I even start…

if I could give 0 stars I really would because my experience with Mann Lettings was ABYSMAL from the very beginning. The first time we asked to view the property, we arranged a viewing but when we arrived at the property to view it nobody from the letting agency was there. When we called up, we discovered that the letting agency had confused our booking with another client who had cancelled their booking. We therefore had to view the property with the tenant and no letting agent. Please bear in mind that all the tenants personal belongings were still in the property when we viewed it. We decided that we actually did like the property and we would like to move into this house, so we followed all the normal procedure signed all the contracts paid the holding deposit only to then be told that we wouldn’t be able to move into the property on the given date because the tenants who were in the property were delayed moving out. Fair enough I guess, as this is not their fault. However the way that this was handled was very poor. Communication was POOR, We kept getting moving dates and then those dates being retracted without telling us why this was happening. They weren’t very helpful or caring of our situation at all. Overall we ended up waiting almost 2 months for this property. So after two months of waiting we wanted to view the property empty before we moved into the house as we had generally forgotten exactly what the house looked like. The letting agency basically told us that this was not possible as they would receive the keys at night on the day before we moved in. On the moving day when we arrived at the property there was so many issues: the faucet in the kitchen was leaking, there was a crack in the wall, there was mould along the skirting board, and the manager of the flat (who was the landlords father) was very patronising, condescending and out right rude. We were trying to resolve the issues at hand without arguing or being a nuisance but the manager did not want to hear it and wouldn’t even consider compromise. Eventually the actual landlord arrived, who was a little more understanding and easier to communicate with, but at this point we were really at our wits end. We also discovered from the landlord that they had offered the letting agent a week in between the last tenant moving out and us moving in, in order to give time for us to view the property empty and sort out any issues that needed to be sorted before we moved in. The letting agent told the landlord that we would not want this week because we “wanted to move in asap” which was untrue. The letting agent failed to communicate that the landlord was willing to give a week before we move in, and this was frustrating as this is something that we would have been interested in. About an hour and a half after collecting the keys to the property we decided to terminate our contract due to negligence, slack, poor communication, and general bad service. I DO NOT recommend to use this letting agent, but if you do, good luck :(

I don't recommend them

Some things were fine, but many things were awful. For example, they suddenly changed my listing to 'cash buyers only' without consulting me. It didn't even make sense to do that as non-cash buyers with a 20% deposit at least could buy it (it was a Council house in a low ownership block). When I asked why they did that, they said that they did warn me in advance that they were going to, but I didn't have any phone messages and when I asked them to resend me the email allegedly sent they didn't/couldn't. As a result of seeing the changed listing, the person whose property I was going to buy told me that he could no longer wait for me to sell my property and pulled out of the agreement. (It was a private sale.) I was also unhappy about the very unpleasant way that Tom Pedrotti spoke to me on the phone one time, and that they completely ignored some of my emails. Also, they didn't always tell me when viewings were cancelled, so that I spent time cleaning and/or went out of my house at the relevant time for nothing. On one occasion, I went out for half an hour, and when I returned I could tell that the scheduled viewing hadn't taken place. I asked Sydney why she didn't call me and she said that the viewer only cancelled at the last minute, as if that was a reason. My house was left on the market after I accepted an offer. I was told six weeks later that the sale had fallen through. They were supposed to be taking the details of anyone who inquired during that time so that they could contact them if it did fall through, but after the six weeks they didn't have a single name. A woman came to my garden during the six weeks and said that she had phoned up to try to arrange a viewing, and someone said they would get back to her but didn't. I think this was Sydney as she said the person she spoke to was female. So perhaps other people contacted them and the didn't take their details either. Sydney also left my door not properly locked following a viewing. When I later made a complaint about the above issues, I forwarded Tom the emails that he didn't respond to and asked why he didn't, and he replied with an email saying just 'Regards, Tom Pedrotti'?? However the parent company did look at my complaint in a conscientious way.

Do not rent your property out through these clowns!!

Just move anyone in. Arrogant and have no knowledge at all about Lettings. Reported issues regards to the tenants twice with Etienne is the Ashford branch and he’s exact words were I know the property so they shouldn’t be doing it and leave it with him will be resolved. Nothing done and got worse. Wrote an email to the manager nothing back . Sent a complaint and got a reply but the reply was clearly cut and paste as it was asking me questions that if they read the email wouldn’t need to be asked. Absolute jokers. Do not use they do not care about the property or the people who live next to who they move in.

Highly recommended as a friendly, approachable and professional agency

Mann Waterlooville have recently sold my BTL property during Covid. After a bumpy start where the valuation was over optimistic (I said at the time I thought it was too high) the property sold after I reduced the price twice in 2 weeks. I developed a really good rapport with Di Furmedge, who wasn't my initial contact. Once the offer was accepted Di kept the ball in the air through the rest of the process, relentlessly pursuing both sets of solicitors and the buyer to ensure all the paperwork came together and kept communication open throughout. Katie too kept in touch and they were both extremely flexible, professional and thorough. Nothing was too much trouble. I opted to use Mann Countrywide panel of solicitors, and was initially a bit concerned as this was an Online portal - this proved to be an extremely good move. Everything was uploaded and viewable in the documents area, there was a great timeline to follow progress and a nice messaging centre for any questions or queries, manned by real people, not robots! The entire process from instruction to completion took a week under 4 months. An excellent outcome more especially during these really awkward trying times. Viewings were never refused nor a problem. Highly recommended as a friendly, approachable and professional agency.

Shame you can't give no stars

Shame you can't give no stars. Our tenancy through them was a nightmare from start to finish. The staff are inexperienced and naive, & lost us a tenancy due to inflexibility. The tenant they did gain left after 4 months with zero notice, it took 6 months to get the deposit back, as rent owing, us chasing at every step. At which point they had the cheek to deduct £78 for a tax service we have no need of and which is for the financial year after we left them. There was also damage done but not enough deposit to cover it. Having read a comment by a previous landlord, we agree, I'm not sure that Manns tenant checks are worth anything at all.

Ripped off £400

Having left the property much cleaner than it was when we moved in Mann Countrywide sent us a bill to professionally clean the house at a charge of £400. The fact the house was not professionally cleaned when we moved in and was in fact filthy and all confirmed by the leaving property report, was not mentioned. We will be following this up. There is nothing good written about this agency on this reputable site. Good luck! The ridiculous quote to clean was from "After Five Cleaning", Forest Hill.
