GoogleSo far so good! We have just had an offer accepted on a house. We were told today (Sunday) then being able to chat to Beth about mortgages on a Sunday night means I'll have a good night sleep tonight! Not a churning stomach waiting until I can contact people again on a Monday!

GoogleAfter 9 long months dealing with NH4U I can summarise our experience as follows:
Arwel - an approachable and knowledgable new business lead who secured our instruction and in fairness to him, I believe genuinely tried to give us a good experience from the outset.
Photographer - the best part of our experience. She was punctual, courteous and most of all good at her job, the photographs were amazing.
The rest of the experience of dealing with NH4U has been unfortunately, somewhere between poor and disastrous.
The viewings that NH4U arranged either weren’t arranged with ourselves and so we weren’t in to grant access, Phil turned up late at least twice leaving a poor impression immediately, and one buyer didn’t show up when Arwel took control to reassure us. Unsurprisingly these did not lead to any offers. Eventually, not through our request but to our relief, we ended up taking the rest of the viewings and funnily enough secured three firm offers for our property from each viewing we conducted.
Ashley - friendly and polite on the phone but with no substance with which to back it up. Promise chases and responses but in 9 months of dealing with him I would say he called back without prompt maybe three times? Just not good enough in our opinion. And the final straw was after 10 weeks of chasing a sale as part of a chain, him telling my partner he would have “never recommended we sell to this person” despite him actually recommending that we do indeed sell to this person and cancel 6 other viewings that were lined up for us. I can deal with poor service but that just came across as rude and arrogant in the midst of such a highly emotional and stressful time.
We have taken our property off the market with NH4U and despite asking for Richard Pierce’s email address so I could raise my concerns directly with him, received no response more than 24 hours later.
Reviews speak for themselves and I see a lot of positive reviews which means maybe we were just unlucky? But I would definitely not use this company again and would not recommend them to anybody else, despite the good early work of Arwel and the photographer.

We’d like to just say how sad we are at the experience you seem to have had with NewHome4U, we genuinely started this business to help people, and as you rightly pointed out, reviews speak for themselves, hence we have 261 five star glowing reviews and just 5 bad ones but that does not excuse us if you have not been treated correctly.
So now if we can just point out how we see this. Understandably, if we are late for viewings, it is unacceptable. However, when a prospective buyer turns up 25 minutes early and we are coming from other viewings, it is not always our fault. Phil, who has always done our viewings, is a 70 year old man who has been in this business a long time and takes pride in his job and being as punctual as possible, sometimes he can get held up but always tries to phone to say he’s running late.
I find it so hard to agree with you about Ashley, if you read most of the five star glowing reviews for NewHome4U, Ashley is mainly the first to be praised and I also know how much he goes above and beyond to help everyone buy or sell their home. As you say, the reviews speak for themselves.
So, looking at your home, we agreed a sale on the 6th February but the buyers withdrew their offer on the 30th April. We remarketed the property straight away and another sale was agreed on the 1st May. I need to point out that 10 weeks for a sale to complete in these times is very unlikely as solicitors, land registry and everyone involved in the process of house buying / selling is incredibly busy and thus it is taking the process much longer to complete.
**Please Note Solicitors prioritised their workload to ensure completions regarding land transaction tax deadline of the 30th June were done first and so this was outside of our control. Ashley had tried numerus times to contact the buyer’s solicitor and also the estate agent dealing with that sale on numerous occasions with no replies to emails or voicemails left.
I understand that you were buying a New Build and were being pressured by the builders to complete as quickly as possible and we did everything in our powers to assist, but we are not the only link in the chain and rely upon many other links to make the chain complete.
I find it sad that with so many great reviews, which completely outweigh the bad ones (261 five stars to 5 one star), that you must have realised that we do not deserve such a bad review, but it is your right to say and write as you feel.
As for Rich Pierce not getting an email from you, his best friends’ father, who he’d known for 45 years, died suddenly of a heart attack that day, which is why he would never have responded to you, but Arwel would have been more than happy to listen to your concerns had you made him aware, and he would have done everything in his powers to make things right. Arwel was one of our first customers and so he knows exactly what it is like to deal with estate agents, and he also tries very hard to make everything better. You were happy with Arwel so why didn’t you speak to him to raise your concerns, I know he’s tried numerous times to call you.
NewHome4U try so hard to make a difference in this business, it’s an industry hated by a lot of people, but we genuinely have a great following and try much harder than most to be that much better……we can only apologise if you felt let down and disappointed with us, but I know that we tried to assist in every way that we could to sell your home.

GoogleInitially everything was great with New Homes 4 U, Arwel came across very relaxed and approachable and we decided to go with them. The lady who did the photographs was very helpful and professional and the house was listed.
The guys did a couple of viewings for us, which usually involved us standing at the door with two children under two years old waiting to hand the keys over whilst the viewer awkwardly sat in the car outside until somebody turned up to take them around.
We soon realised that we needed to plan to have last minute calls asking us to do the viewings, again not ideal with COVID situation and having two children in the house. The main disappointment however was the lack of feedback after each viewing, which we spent hours preparing for only to see it disappear into the void on several occasions.
When we did get an offer, from a viewing we took ourselves, the guys were quick to congratulate us and move on to the next stage. We did get a rare initial update on progress further down the chain but over time it really became me acting as the middle man with both sets of solicitors, contacting our buyer directly and actually updating NH4U with where everybody else was up to.
It felt like NH4U were extremely reactive rather than proactive, only when nudged would they jump into action for a few hours and other than the photos and the listings I wouldn’t have been at a disadvantage using something like Strike or Purple Bricks and taking on the workload myself.
Perhaps the most unprofessional aspect is the fact we handed keys over directly to our buyer 10 days ago now after completion, and our solicitor transferred the payment for the agreed services to NH4U (which I have to say, hurt a little) and we haven’t had as much as a thanks or check in to see it all went OK.

Yes I totally agree with you that when we are doing viewings that we shouldn't turn up late - however, if I can just point 2 things out though - we are one of the only companies that accompany viewings and secondly, people most of the time do turn up early and even if we ask them to wait, they still like to knock on doors - which is why you would have had people turning up at your door. without us being there.
I do belive that the purchaser ended up using 4 different solicitors which obvioulsy held things up and the final ones being used we didn't know, they weren't interested in updating us and Gareth Kelly, your solicitor, who we know very well who you used, was updating you before us, which as you are his client, is completely understandable.
Can I just point out that your buyer lived in the same road as you and so Ashley had said to them to collect the keys from you rather than BOTH of you having to come all the way to Mold to drop and pick the keys up, as you both live in the same street - surely that made good sense (it certainly did to Amy who bought yours).
Now, Ashley knew Amy and had asked her to wish you all the best as he hadn't wanted to call you as you were all busy moving.

GoogleExcellent service from Newhome4u...always willing to go that extra mile to help, from the initial valuation with Arwel, which was £10,000 higher than other local estate agents, but proved to be spot on and enabled us to get the bungalow we always wanted; tons of beautiful professional photos by Lynn, their lovely photographer; Phil's amazing description of our house (still laugh about the Joan Collins bath!), along with his friendly patience with viewers of the property, some of whom didn't turn up after him waiting ages; the brilliant Ashley, always there at the end of the phone to help and cheer me up whenever things got me down, and last but not least, Rich, who was a great help in sorting out problems which arose during a very stressful moving day! Rich, Beth and the team at NewHome4U give amazing customer service, they are available to contact at anytime, this makes them unique and other agents need to take note of Rich's innovative approach to property sales, purchases and in particular being there when customers need the agent! Rich found a buyer quickly for our property and we were delighted with the offer we received which he had negotiated for us. His professional attitude made the sale of our property smooth and simple. Unfortunately there were a number of major issues with the house we were buying e.g. the vendor disagreeing with the survey report and insisting they were taking expensive items from the property which were included in their agent's property description and therefore a part of the sale, this was very worrying for us but Rich was able to advise on how to tackle the issues we faced and he, Beth, Maggie and Rob got us through a very tough purchase and into our new home. I had shopped around and had spoken to other estate agents, but after stepping into the office of Homes 4 U in Mold my entire view of estate agents changed.
Everything involved with selling our property was explained to us in detail costs etc. No hidden charges.
Every other estate agents just do not seem to care, but these guys are something else, genuinely involved, caring, honest, every step of the way and have everything all under one roof. So much more competitive with their charges of selling your home than any other estate agents.
They care about the Customer needs and expectations within their price range.
They offer their expert opinion of what can be achieved, within marketing, and timescales of selling your property which were true to their word.
We sold our house within 2 days of advertising which was an amazing result and the price was achieved to our satisfaction.
I would like to say a big thank you to Rich, Beth, Rob and all of his team. To sell our house so quickly was absolutely amazing.
We were kept informed immediately of any viewings and once Sold we were put in touch with their recommended solicitors at a very competitive price.
A great team and always willing to help and no waiting for a phone call back. True to their word.

GoogleWow! What an amazing company. I first spoke with Beth who was lovely, professional and very helpful after being gazumped days before completion on our dream home through using a different estate agents in Mold. My world was turned upside down and I had lost all faith in estate agents and the whole purchasing process. On an off change we had driven past a property with a 'New home 4 u' board up and decided to call up and get some details. Within the hour we were viewing the property, it was beautiful and gave us some hope that all was not lost. The next day we popped into the New home 4 u office in Mold and met Beth, Rich and Rob. Rich was so genuine and helpful, and the way the company seemed to do business being fair to all involved gave me some faith back. After a good chat, (and plenty of laughs along the way), we felt in such good hands that we put an offer in on the property there and then. Within 2 hours a purchase price had been agreed, what a difference 24 hours and a good company in charge can make.
Rich, Beth and Rob have made us smile again, we would without a doubt use them again and are only to happy to recommend them and the way they do business. Not only has our faith been restored but I now believe that with using New home 4 u, you can actually enjoy the buying and selling process. I hope we have found new firm friends too!
