Stay well clear of savills

Stay well clear of savills. I've been robbed £600 from a deposit after a 3 month dispute. £350 was held back saying I had rent arrears which wasnt true. This is FRAUD. as I could prove all of my payments that were correct, Every time I asked where these arrears have come from I didnt get an answer and no one could tell me where or when these arrears came from. They will give you a massive cleaning bill even though the property is clean and in good condition. I went to the payment protection scheme and they are just as useless. I am now taking legal action to get back the rent arrears which was wrongly taken from me. You dont expect to be done over by a big company but they are hiding behind the big name. I cant believe they get away with doing this to people.Dont be the next victim of fraud and give savills the pleasure of robbing your deposit.

As tenants dealing with them is a nightmare. They are extremely unresponsive and unprofessional. We even had to ask the landlady to change the person who we were dealing as she was bad mannered and bitter. At the end of the day property management is essentially out sourcing the duties you have as a landlord, if you choose an incompetent company you'll have unhappy tenants and unhappy tenants can end up making your life as difficult as the property management company is making theirs. So I would keep away from them, particularly the one in Clerkenwell.

Robin Howeson & Daniel Omell recommendations

Robin Howeson from Savill‘s auction team and Daniel Omell from the Hampstead office office took great care of my cousin and I whilst we were selling 2 properties as executors for my deceased father’s estate. Their personal service, desire to please, flexibility and understanding meant that they really pulled out the stops to make both sales possible and took great care of us as customers. My cousin and I recommend both of them for their great service and going beyond the extra mile.

First class property management

Charlotte in the Richmond office has always been very responsive to any issues arising at the property I am renting, updating me regularly on progress even when contractors have been in great demand. The hard winter has taken it’s toll on the exterior of the cottage resulting in damp patches and a window frame requiring repair. Both issues dealt with speedily and professionally. It is very reassuring to have a property manager you have confidence in.

Exceptional property manager Lauren ✨

I can’t praise the property manager Lauren Sullivan enough for the incredible job she’s doing. She is not just helpful; she is proactive, friendly and efficient. She handles tenants concerns with such speed and precision that it leave me as a tenant feeling genuinely cared for! What stands out the most is her remarkable ability to bridge the communication between us, the tenant and the landlord. Any concerns or requests are conveyed promptly, creating a smooth and responsive environment for everyone involved. She really goes beyond the standard expectations from the experience I had with other agencies before. She is A starThank you so much Lauren :)

Terry from Under1Rood has been letting and managing our property for several years now, and we must say, Terry and his Company are simply amazing, I have had several companies over the year taking care of my home and renting it out, but none have been as responsive and honest as Under1Roof, even my tenants are happy with the service they receive, and that doesn't happen very often with with letting agents.

Elspeth-savilles abusing vulnerable patient

Elspeth-Savilles Edinburgh called under false pretences allegedly wanting my husbands hospital number to confirm bank details which they should have done a month ago so very delayed payment, but lies-her ulterior motive was to beg for thousands of pounds in cash for a property that is not even ours-in trust for my husband who is vulnerable in a mental hsptl+doesn't know what's going on, so Elspeth thought she could get round it by lying that she could only talk to him,I told her lawyers dealing with it,also then nothing in writing for our evidence as they have been emailing for ridiculous charges not owed

They make money out of everything!

They made a large deduction from my deposit at the end of tenancy. I was a very considerate tenant and left the property in a good condition. I paid a cleaner who cleaned the property to reasonable standard. But they insisted that it needed thorough professional cleaning again and their cleaners charge extortionately! No consideration in lowering the deductions. Surely their so called independent check out agents have a commission in it. This agency charges a lot on move-in and then deducts from your deposit when you move out! Utter shame and a big dissappointment!

The rudest agency/agent I have ever had…

The rudest agency/agent I have ever had to deal with. I was looking for a property to buy for myself, and mind you these are higher tiered properties so I would have thought that the staff would at least be professional. I went to one viewing which went alright and a second viewing was scheduled. I let the agent know I couldn’t make it due to a work meeting, I told them well in advance (the night before even) which I deem is sufficient time to have a cancellation. The agent tried to reschedule the second viewing again a month later so we agreed on meeting on a Saturday again, I was on my way there but got caught in traffic due to a road closure, I told the agent I would try my best to make it but then after 20 minutes waiting at the closure I knew I couldn’t so I let him know accordingly. I was very apologetic and courteous but what I received back was one of the most rudest responses I have ever received from an agent or from anyone in a professional context, he told me that my conduct was poor (his words verbatim) due to this being my second cancellation and then proceeded to berate me that I had disrupted his schedule on his day off. I did apologize to him but in all honesty, 1) as an agent you should be able to anticipate that things come up, 2) I was not in control of the road closure, so there was nothing I could do about it, 3) it’s extremely unprofessional, in poor taste, discourteous and quite frankly insulting to tell a client that they have poor conduct when there is nothing they can do about their situation, 4) how was I supposed to know that it was his day off? If it’s not a day you’re working, then don’t schedule the viewing on that day, as far as I’m concerned if you schedule it on a Saturday, I will assume that you work on Saturdays. Safe to say I am going to another agency, if the service is like this for higher tiered properties I can only imagine what it’s like for lower tiers. I’m just glad I didn’t sign anything or have any money involved.

This agency are notorious in this area…

This agency I understand are notorious in this area for being extremely rude. So confident I see from the recent request my partner has made they put their personal opinions on paper. I would urge anyone that has any dealings with this company 'buying or selling' to raise a subject access request to find out what they really think of you. Check...they have they put your bid price across or did the decide not to because they don't like you 'classify you in their words "non proceedable"..ask for evidence'? How are they using your data/who are they giving it to? Carry out a secret shopper find put what they are telling potential buyers about your property 'it smells maybe'. Have they priced your property low because they don't want to sell it?!.. What profile have they set for you? We feel from experience that this will dictate how you are treated by all staff in one particular branch. We used new build sales team and found it challenging to buy a property which we found strange now we know why, if the buyer is being told we are relocating 'Battersea dogs home'. Hurtful and unforgivable remarks.

Was badly let down by Under1Roof. He was the estate agent for the sale of our property. However once we found a "buyer" things went wrong. Terry continually gave me conflicting information which did not align with my solicitor or the estate agent in my upper chain. He kept telling me everything was fine with my buyer as i committed further  money to my purchase. When i asked for evidence of any progress or anything he had told me he sent me a very unprofessional (out of order) email. He messed us around for 2 months. In the end i was informed by an estate agent in the upper chain that  the sale of my property had fallen through as my buyers had issues raising the funds. I gave Terry a week to provide evidence of any progress which he failed to provide. I subsequently terminated my contract with under1roof. When i moved to a new estate agent they got substantially more potential buyers through the door and had found a buyer within a month.

Nihar · 11 October 2018

Agent replied · 22 October 2024

Hello Nihar, Sorry you feel this way to give one star but seeing this sale was an issue from start to finish I remember it very well, firstly I was informed by the lower chain that the buyer had sold the property and also had more buyers ready to buy the property if it fell through. We went along with this as it was confirmed by the agent. After a week or so had passed we realised there was an issue and found out the sale had indeed fallen through and we started the marketing of your property again under your instructions but if the buyers property was sold again we would move forward with them. The buyers agents were giving me information that I was passing on to you but the information we were getting from the agent was not the entire truth which is why when it came to light we started the marketing again. Unfortunately the buyers were also not told the truth by there agents which evolved in to the issue where the buyers property had not had a complete chain. When you decided to move to a different agent and was in your notice period with us the actual chain at the bottom came good and you had the confirmation from the mortgage broker and the new agent that it was ready to move forward and the valuation could be instructed on your property the same day? I also advised you that both the agent and mortgage broker would call you direct and confirm this to you but you decided you did not want to proceed and would wait for your new agent to bring different buyers through. When I was dealing with your sale I also gave you lots of my time when you were looking at properties to buy and spent time with you giving advise on what would be a good price to offer? The email you are referring to was when I was away on holiday and the upper chain estate agents were constantly chasing for mortgage broker details of the below chain and I had told them I would send it when it got back from holiday. The email was responded to in the same tone as I the one I had received from your self. I would very much like to speak to you direct so we can rectify this bad feeling as this was a year ago this sale happened and would like to clear up bad feelings that you may have. I will give you a call in the morning so we can go over the issues.

we live on the 4th floor and our doorbell hasnt worked for over 8months. We still waiting for this to be fixed. The door bell was meant to be fixed in the month we where moving in. Responses are not on time. Waiting over 8months to get a doorbell fixed is not a good look. I have records all the times I called about this. there where times no1 one would call me back even after chasing multiple times. Im only now getting some useful news after making a review. I will change this to 2stars but for the price Im paying the service is below standard. Ive had better service and I know my rights.

Hello Sam, As you are aware we had to wait for the landlord to give us the go ahead to repair the faulty receiver which we only gained 2 weeks ago. We have since sourced the receiver and now need a telecommunications engineer to wire this in for you. You have been kept up to date and only spoke to you yesterday explaining that a normal electrician is not able to wire this in. Our maintenance man is also finding the correct technician for you and also informed you of this. Once we have a date we will be in contact to get this resolved for you.

Horrible experience

Horrible experience. I have rented 5 different places in London so can compare them to other credible letting agents. The client review process is complete shambles. You have to wait for weeks and chase them up a dozen times. I had to resubmit the form several times. Then, they wont GIVE YOU A COPY OF YOUR CONTRACT and expect you to pay thousands in rent. They could simply walk away with your money and think this is acceptable. This holds you hostage. The landlord can walk away from the deal at any point leaving you with no good options at all. They claim they CANT give the contact which of course they can. It has been signed by the tenant and the owner -- they have no real role to play in holding it from you. This has been a worse experience I have had period.

Dreadful

Dreadful, If this is what you call leading Uk agent, well it doesnt say much for the rest of them. Totally careless and basically lazy, I attended an open house today at 3pm for Lot 95D 91 Elswick Road Lewisham, London, listed in their auction. No one came, and after 30 minutes I called the agency to be told it was cancelled. With 20 groups of people standing outside, I told the group it wasnt on today. One lady, a teacher , said she had taken the afternoon off work and drove 2 hours to get there. Its quite disgusting as the property is still listed as open for the time slot , and what would it of taken them to atleast cancel this on their web page. Clearly they dont want to put themselves out by atleast not having an agent on site to inform the clients arriving the decency of it being cancelled. Very unprofessional, and from seeing the reviews on here, the company should wake up to themselves, as when the market tightens and supply reduces, they might get a nasty shock when repeat customers like myself, wont certainly support such unprofessional behaviour.

Nicholas · 16 March 2018

Agent replied · 22 November 2024

We’re sorry to hear you were unable to view the property and we have given your feedback to the auctions team. We understand this particular lot had some specific last-minute circumstances which prevented the scheduled viewing from taking place. We recommend in our buying guide that interested parties confirm with our Auctions team in advance to ensure a viewing at the published date and time is going ahead, as on occasion this can be subject to change.
