We want to say a special thanks to the team at Alan Francis - and Josh in particular. We bought a property through Alan Francis. We had a great viewing with Joe, and then subsequent communications were with Josh. At every stage, the team were proactive, highly responsive to any questions we had, and would easily turn frustrations into useful answers and kept us positive. We had a few blips when our exchange date approached and Josh ended up doing a lot of back and forth with solicitors to get things sorted. Even when we accidentally ordered a parcel to the new house, Josh was on the line to help get it sorted. From a buyer's perspective, we would highly recommend Alan Francis, and if we ever decide to sell we will be getting in touch. I am an overseas landlord that has been using Alan Francis for well over five years. I have to say that whenever I've needed their help and support, they have been there for me. Most recently my tennants (found by Alan Francis) decided to leave, I contacted the team and within a very sorry space of time they had found me new tenants, and moved them in with minimum disruption and fuss. Harvey and Jack were my support this time round, and did a great job, but really the whole team lead by Daniel have been fantastic over the years and I can't thank then all enough! We had a very bad experience with this company as buyers. We really loved the property and made an offer which was accepted by the seller. We had a solicitor and surveyor already dealing with the purchase when the seller withdrew and went with another offer. We experienced nothing but delays with this company, despite them pressuring us to proceed with our side of the transaction fast. The story ended sadly for us, with us not finding our home with Alan Francis. We strongly suspect that the agency played a major role in the gazumping because of the way they were delaying communication exactly when they needed. To give you an example - it took two days to receive a response to our initial offer. Likewise, they called us on a Saturday morning (our offer was already accepted) and told us there is another offer. It disrupted our weekend, and yet they remained silent until Monday at which point we heard that they were still accepting offers, and that the seller hadn’t even instructed a solicitor. The whole process of dealing with this agency I can describe only as dishonourable and disgusting on their side. On the positive side, we’re very happy that we don’t have to deal with them any longer. Please read this thoroughly before making the decision to buy a property with this agency, and don’t make the same mistake we did! We would genuinely have been happy to offer more if we felt we could trust the other parties in the transaction, so even sellers beware!

Started off really great Harvey was really helpful, found a property that was perfect and started the letting process, 14days in after contacting Alan Francis on a few occasions after i knew i had passed a rent check to check to see if i got the property i was told i had, so i started my moving process, just to be called to be told that my contact for the property will be terminated as the current tenants have withdrew there notice and have now extended there lease, frustrated to say the least as i now have 2 weeks to find a property before i become homeless, to be told by Alan Francis that there is nothing they can do other then help me find another property

The recent letting, undertaken by Harvey, has been trouble free and efficient. The guys at Alan Francis are great. We have had a ridiculous time with landlords pulling out of a property we thought would be our home and such but thanks to the team we are moving into a property we really love and actually prefer! Big thank you to Vincent who has been there start to finish with our viewings and constant emails back and forth when it was all going wrong (sorry about that!) Biggest thanks to Ben, he made sure we found somewhere we loved and kept us informed! It's never a good feeling when the manager calls but I can always trust he & the team will do their best for us. Jack is fantastic, getting us in exactly when we needed and sorting contracts for us. He was there on my first move into the property I am moving out of and was such a help with my questions back then as well. And as an extra, suppose Harvey gets a little thanks as well. He hasn't helped us with our new property but has led the viewings for a new person from where we are moving out from. He was professional and very funny when the viewings were taking place, wish all agents had the humour and personality he and the team have! It keeps you going. Very disappointed with this agency. In order for the agents to do their job properly, you must go and talk to someone in person, if you ever call the agent who rented you the house his never available and I don't know how, but the message you left for him doesn't reach him. If there is an urgent problem, they pass you from one agent to another, you tell the story to everyone and it still doesn't get resolved. You leave them feeling like you're the worst person on earth because that's how they make you feel. The only person in this agency who helped me and helps me every time, she is respectful, listens to you carefully and patiently is Jade McCormack, this person has all my respect.

To be transparent, Alan Francis are a good agent, I have had an incredibly difficult and frustrating transaction with my buyers solicitors being quite possibly the worst company I’ve ever encountered. I would recommend when selling your property, avoid the conveyancing company Convey Law at all costs. It is my understanding that Alan Francis did not recommend them, but if you ever cross a buyer using them, I would question if you want to go through with that buyer. The start of the process was seamless, the fees involved were the best I had found, great pictures were taken including drone shots, and listings were created on the same day, viewings begun the following day and I was sold the day after that. Very efficient. It was further down the process that things started to drop, I was 4-5 months into a no chain transaction with my buyers’ solicitors causing lots of issues and not responding. I had asked my agent to help chase them multiple times as I am not able to do so, but this did not happen as much as I would have hoped. It took multiple emails and phone calls before chasing begun and even then was not as efficient as I would have expected given it’s in their interest for this transaction to complete as soon as possible. At one stage, when agreeing a completion date, I explained that it was difficult given my partners shifts as a worker of the NHS to which we were asked, “Can’t she just call in sick?” which I feel is very unprofessional. That said, they answer emails promptly, and they do always pickup the phone when you need them. I would recommend them to others given the fees and ease of beginning the process.

Update on my most recent issue: After submitting this review we had a visit from the agency and they apologised and arranged the fireplace replacement. We appreciate that AF is taking this problem seriously now and we have a solution in sight. Update about a year later: British Gas did their annual gas safety checks and found our fireplace not fit for use and instructed us to replace it immediately. This was in late November 2022, just before the heating season started. Although the landlord very quickly approved the replacement and ordered the new fireplace, it took 4 months for Alan Francis to send an engineer to replace it just to find out that one bit is not compatible (even though the landlord ordered the exact same model) so the engineer refused to replace it. AF promised to arrange the return of the fireplace, order the right one and arrange the engineer to replace it. This was 6 months (!!) ago. Despite several escalations nothing happened, the new fireplace is still sitting in our garage taking up space, gathering dust and AF keeps ignoring the problem. It's not like you have a lot of choice when you are a tenant, you are simply exposed to these kind of agents. Incredibly frustrating, we see no choice but to turn to the Property Ombudsman if this issue is not addressed asap. 2021: We've been renting through AF for 5+ years now, they used to be really good but than (before covid) it changed suddenly and the responsiveness dropped from ok to non-existent. They are eager to sound very professional and pleasant on the phone but they clearly don't listen to your issues and so often just trying to get rid of the call (and the problem). We called them with the same problem 4 times, every time they claimed they can't see the problem logged in their system so we had to repeat the issue every time even though we sent (and resent) emails too. When we highlighted this in a polite manner, the guy on the phone become arrogant and started mocking my wife. Compared to other agents we had experience with, AF is not terrible but equally really far from being good. Reading back all the positive review, it might be an isolated incident or they just don't like us. AF if you are reading this, focus on communication and setting the right expectation, do under promise and overdeliver, it will boost confidence. Right now every commitment we had from you were not respected and every promise you made were broken. This is bad practice and puts you in a bad market position. In my opinion anyway. Update: I received a called with a sincere apology about our most recent experience which is always a plus. I'm open to keep changing my review based on our future relationship.
