We rented a property with them over the course of a year and had nothing but issues with the poor quality of service. On moving day, they waited until we had arrived before they provided us with "additional" paperwork - the contract. They didn't provide a copy before we moved in, although we requested one. Throughout the tenancy, there were various issues with the property that it took weeks to resolve, including having no hot water for over three weeks in winter and a growth of mould under the floor coverings. The water issue was only resolved when we threatened to report them to the Council. When we moved out, they tried to pressure us to leave early and pay them a day extra. Indeed, they mistakenly sent someone around a day early because they were so internally disorganised. There appears to be some good staff there, but the majority were rude, feckless and incompetent. Avoid them if you can - we are.

I'm disappointed with the service. The staff seems nice and they have plenty of nice properties to rent. Unfortunately booking a viewing is a nightmare. I had to call roughly 3 times a day to get hold of an agent as they never returned my calls. When me and my partner decided on a property we wanted to rent we called the agency and for another 2 days we've been told we'll get a call back and never did, very frustrating. We rented with different company as the service was way more professional.

I was with Purple Bricks for a year and nothing but silence ,.called up Alan Francis and the house was sold within 2 week's. I should have gone back to them in the first place as I'd had excellent service from them a couple of times back in 2002. I have to give a big up tho to Josh Kennedy who found me the loveliest house to rent once I'd completed the sale and I'm really happy there. A great company. 10 out of ten from me.

I've used Alan Francis for selling a property and found them incredibly responsive, keeping me regularly informed and chasing the legal requirements along. I've used them regularly for letting as well, I wouldn't use any other agency having had poor experience elsewhere. Terrible terrible company to rent from. We started renting from them 2.5 years ago. We initially viewed a property very quickly which we didn't really take the time to view properly which was our mistake but despite this the property was in a horrible state. Once we signed our agreement we realised it was filthy throughout. Walls very mouldy. Fridge disgusting, mouldy carpets and curtains. Throughout our stay there had so many issues. Leaks, horrible neighbours, electrical faults, no hot water or heating half the time and all of these issues were routinely ignored or dealt with very slowly. On leaving we were met by the most horrible woman there to do our final inspection. She was very rude, had appalling attitude and actually ended up shouting and swearing at us before throwing us out. They then have stolen our £1000 deposit claiming because we put brand new expensive flooring in without permission they need the whole deposit to put carpet back. Well when we moved in the carpet was mouldy so are they putting that back?? The landlord also have us verbal permission to do floor which they deny. They also lied saying property was clean when we moved in when was very filthy and now claim that the property is more dirty than before. They lied and said there was no bed there on arrival and stole money to remove it. Horrible woman was called Stef. To be avoided at any cost. Alan Francis are con artists and we are taking legal advice now. Avoid

Before I signed up for a lease I was promised so much help with sorting out? I signed the lease and paid deposit Now I can't get anyone to call me back I have no heating the kitchen work tops wet and blown kitchen cupboards moldy fridge rusty? Since I wrote this review a wonderful person called Lauren contacted me from Alan Francis. She has dealt with almost every problem with the flat Lauren you are a star you are amazing and you definitely deserve a pay rise thank you dose not seam enough ⭐⭐⭐⭐⭐⭐

Alan Francis have managed our rental properties for at least the last fifteen years and their service and professionalism has been outstanding throughout that period. Having experienced both the rental side, on an ongoing basis, and sales side when we sold a property, we can honestly recommend Alan Francis as being the best by far, they will always go the extra mile, keeping everyone in the loop. We have built up a very warm affection for all the staff and whenever problems have surfaced they have been dealt with efficiently and speedily. Renting or selling, there is not a better agent.

Not sure if an honest mistake or Alan Francis are trying to scam tenants out of their deposits. We left our tenancy after being in the house for 18 months and was told on inspection that we would be receiving our full deposit back. Received our letter in the post confirming this and nothing had been deducted from the deposit. It wasn’t until I was going through old paperwork that I noticed the deposit we had initially paid was different by £54. A small amount, but I rang to question the difference. We were told this was a renewal fee that previously hadn’t been paid. We had paid all our a renewal fees, one being cash paid in the office. A mistake on their end as why wasn’t the accounts team told we had paid the fee? They then rectified this and paid us the £54. Surely this was a dispute between Alan Francis and ourselves? This should’ve never been deducted from a deposit which is protected by the Tenancy Deposit Scheme. To not mention anything in the deposit refund letter that a renewal fee was outstanding, I find very sneaky. And does make me question how many times they have taken a 'renewal fee' out of their tenants deposits.

Nice agency but communication is a real problem. Have had calls from them saying that people wanted to look around the house as the landlord was selling. Turns out it was the wrong property and they actually meant another property on the same road. Once I can forgive but this happened on three separate occasion. Sometimes they can take a while to get back to you and we have had missed calls that were genuine mistakes. When we moved in, it took 14 days to get a working shower, although the property had been 'renovated' before we moved in and it took calls EVERY day for the problem to be rectified. These are just a few of the examples. Seems like the staff just need to be a bit more coordinated in the office. Nice bunch but a bit scatty.

After three years at living at one of their rental properties and countless call outs for plumbing problems we are still waiting for it to be fixed. The office staff do not seem to talk with each other and you always get someone new within the office who don't have a clue what is going on with their properties they are meant to be maintaining. I would never recommend anyone to going with this agency as it is more trouble than it is worth.

I have just used Alan Francis to purchase my first buy-to-let property. I found them to be among the best. When I started, I registered with several agents but once I met Adam he really seemed to know what I was looking for. He did not have anything straight away but kept me updated with everything that was coming on to the market. He called me straight after taking a particular property on and got me a viewing the very next day. It was just what I was looking for, Adam came to the viewing prepared with the sort of rents I could expect. Once the sale had exchanged I met with the lettings manager, Daniel and he walked me through every stage of renting my property. Again I was made to feel very comfortable. The sale completed and Daniel had 3 people viewing the property the next day, I am now a very happy landlord enjoying the rent coming in, next year I will be looking for another investment so I will definitely be contacting Alan Francis to find my second investment.
