I was a tenant for around 18 months and at the end of the tenancy they tried to claim a large chunk of my deposit through cleaning costs. Unresponsive and unprofessional when issue was raised - I had to dispute with deposit protection who ruled in my favour.

GoogleBunch of thieves. They won't bother to go to the property if you need them to. They will also try to make the tenant to pay for whatever the house needs (such us main door lock, humidity problems, and so on). At the end of your contract your rent will rise. When leaving the property don't waste your time cleaning or leaving the property in a good condition, they will try to keep all your deposit for stupid reasons. Later if you open a case with the deposit protection, they will rule to benefit the agency (DPS in that case, pretty much saying things that the evidence prove to be lies). Avoid the agency and the deposit protection at all cost!

Following your recent review, I have taken the time to look into the relevant correspondence relating to your tenancy and subsequent deposit release.
I can see that you requested a member of the team to visit your property with regards to an issue you were experiencing with the lock however unfortunately it is not feasible for us to facilitate this type of visit. I can see that despite your landlords initial reluctance to send a contractor to investigate this claim due to the number of people who had previously successfully attended, my team were eventually able to negotiate and obtain a positive outcome for you.
With regards to your comments regarding the rent rising, it is quite normal for a landlord to request a rent increase at renewal stage in line with the current lettings market and valuations. Please be advised that his increased rent has no financial benefits or implications to We Let Properties.
As a managing agent, part of our role is to ensure that tenants adhere to their obligations at check-out stage and we provide helpful information and detailed documents to assist in preparation for a check out but unfortunately we do find that deposit deductions are sometimes necessary. The Deposit Protection Service are a government approved scheme in place to offer protection to tenants and their deposits and provide an independent, non-biased dispute resolution service. As you will note from your copy of the deposit adjudication report, the DPS reviewed all relevant evidence provided by both us and yourself and concluded that you had not left the property in an acceptable condition and therefore the remedial works were not unjust.
I appreciate that the level of deductions required on this occasion may have left you feeling aggrieved, but hope that the fact our conclusion was upheld by an independent party can reassure you that we are conducting the job we are in place to do in an accurate and professional manner.

I am happy to respond in writing to elaborate and further clarify the situation.
At We Let Properties, customer service and satisfaction for both landlords and tenants is our highest priority, which is why there are a number of reasons we ask for all applicants to be present at viewings;
*On behalf of the Landlord: Our landlords are a mixture of investment and accidental landlords, either way they entrust us to ensure that the best calibre of tenants is selected. They trust us to be their eyes and ears in the tenant selection process. You would be surprised to hear how many times when we place an offer forward to a landlord the first question is; “What were they like?”. They want to know that the people they are entrusting to live in their property are polite and well presented.
*To protect the tenant: Our properties are almost always offered on a basis of a fixed term 12 month tenancy, this means that from signing the tenancy, you are in a legally binding contract to this property and landlord for the duration of the tenancy. A tenancy agreement does not have a cooling off period like a credit agreement would have, therefore if a tenant who has not viewed, collects their keys to find that they do not like the property, the location, the size of the rooms, the communal areas of the building, the condition of the furnishings, the wear and tear of the décor etc there is no opportunity to renege on the agreement.
Whilst we can work around the above in extenuating circumstances with things like Zoom calls, and written understandings, unfortunately what we don’t have flexibility with is our legal obligations;
*The Right to Rent check:. As part of the referencing process, we must ensure that anybody residing at the property has the relevant right to rent a property in the UK. In accordance with the Right to Rent Act, landlords can be fined up to £10,000 or face up to 5 years in prison for violation of the R2R rules. For non-UK Citizens, the R2R is checked via a government issued share code. For British or Irish Citizens to prove their R2R, we do not use an IDSP as the Tenant Fees Act prohibits us to charge a tenant or ask them to pay for a service from a third-party provider therefore we operate a manual check in line with the gov.uk website;
in order to complete the R2R checks we need the tenant to be present therefore your flatmate, being out of the country until July would not be able to complete their check, in turn swiftly completing the referencing process and signing the tenancy documents.
Whilst in your situation you may argue that your flatmate could complete the R2R on return to the UK, this would mean that the we had the property off the market, dormant in the referencing process without a signed tenancy for a number of weeks. During this time, your circumstances may change and you may withdraw your offer, your flatmate might return and decide they do not wish to proceed with the property you have chosen, or they may not be able to provide the relevant right to rent documents. If you change your mind prior to the tenancy agreement being signed, you would only forfeit your holding deposit (in this case £311.53) but for a landlord they would have lost weeks of marketing and opportunity to secure good tenants which could push them into losing weeks of rental income and costs of utilities.
I understand that you were interested in the property we have in Potato Wharf, which is an extremely popular property that came onto the market late yesterday and already had 3 viewings scheduled for tomorrow by the time you called today. Whilst it would have been easy for Katie to agree and schedule a viewing for you, given the above it is unlikely the landlord would accept an offer from yourselves over the other applicants viewing who are in a more proceedable position.
I appreciate your offer of removing the 1 star review if we arrange a viewing for you, however I do not believe it would the right course for the landlord.

Each and everything has to be chased, reviewed, called, mailed to them, nothing gets done on time.
When I arrived flat, some of items were broken or teared, I later received the deductions from my deposit when I moved from flat when questioned with proper evidences then agreed to add it back to my deposit. Unless and otherwise asked these guys are here to eat your money such a shameful agency guys! All non working things they say it as "user error you tenant has to manage" if you need any help then they will charge you, huh!!! then what their job is! Why we paying them for.. utter waste agency.
If you want a good service on time (at least with bit delay ;) ) and do not want your agency to eat up your money, then DO NOT GO FOR WE LET PROPERTIES

Following your recent review please allow me to clarify our position on your two points made;
With regards to your deposit, the deduction of £62.00 was agreed by yourself via the Deposit Protection Service. You are correct that a deduction of £10.00 for a cracked freezer drawer was included in the initial report and then removed immediately on you forwarding your move in inventory amendments to show that the freezer drawer was cracked on check in. This is the exact reason we ask all our tenants to send inventory amendments via email, so they have electronic dated evidence to provide should there be any need for it at the end of the tenancy. Upon you forwarding this information, my colleague thanked you for sending it, apologised for her error and immediately amended the deductions as appropriate.

When tenants reports maintenance to our office we have a duty to fact find for you and the landlord to see if our experienced property management team can help you in the first instance and if not obtain as much information regarding the issue to report the issue correctly to the contractors. If we have deemed the issue to be “user error” this will be something that you are doing that is causing the issue and therefore a contractor will not attend the property as I am sure you can understand it’s not your landlords responsibility to teach you how to work a boiler or cover the cost of sending a heating engineer to the property if there is no fault. If a contractor does attend the property and the issue is “user Error” the call out charge will be charged back to you as per your tenancy agreement, in addition we do tell you this when you report an issue so that you are aware the landlord will not pay this call out you reported due “user error” In your case I can see my colleague sent you an email with the following information to help you resolve your issue;

GoogleAVOID THIS PLACE AT ALL COSTS!!!!!!!!!!
Disgusting service from we let. Flat when we moved in was covered in mold and so messy a professional cleaner had to be hired by we let to rectify this issue.
When it came to leaving the property it was left in a much better condition than when we left it. We let decided to wait months before confirming the amount of deposit they were giving us back. They decided to take 190 pounds for cleaning costs and mould despite us hiring our own professional cleaner to clean the property before leaving.
Fastfoward 6 months later we have finally received our full deposit. In our claim to the DPS we attached a plethora of evidence proving the property was indeed in a better condition after we left. We let didn't bother submitting any evidence, so they held our money for 6 months purely in the hope we wouldn't chase it up.
These guys will provide with an unsafe (mold) and filthy apartment and try to charge alll they can from you. Awful experience would give 0 stars if possible.
PLEASE AVOID FOR YOUR OWN SANITY!
Edit: We let's response of blaming a clerical error by DPS for payment of the deposit does not explain the following. The months of chasing them up to find out the amount of money they were trying to take. The filthy state if the flat when we moved in and the string of cases on these reviews of similar experiences. To charge £190 in cleaning charges after we hired a professional cleaner and left the flat in impeccable condition compared to how it was upon moving in is disgusting.
