GoogleA very unprofessional lettings Agency that kept a large chunk of my deposit without providing transparency on why. Instead I was shamed about "leaving a dirty apartment" which I had cleaned for 2 days straight. Apparently lint in the washing machine rubber insulation counts as dirty... To be fair, they highlighted other areas that were not to their standards but feels like they were looking for any reason to keep my deposit while not being communicative when I pointed out several issues with the apartment.

Further to your comments I have reviewed the check out report and as you have mentioned I can see that there were many other areas which required attention resulting in a full end of tenancy clean.
A comprehensive check out guide was sent to you six weeks prior to your tenancy end date which is designed to assist those tenants who prefer to clean themselves rather than seek assistance from professionals, which specifically mentions many of the areas that are visibly unclean on the check out report.
My colleague did inform you that if you still wished to dispute the cleaning charges following review and comparison of the check in inventory and check out report, you could do so via the independent DPS dispute service. I can see however that following review of the evidence you chose not to dispute the charges and agreed to the cleaning deduction as per the contractors invoice of £174.00 and the remaining balance of £691.38 was returned to you.
We appreciate that it is unpleasant having any amount deducted from your deposit, however it would be unfair for us to hand a property over to the next tenant in an unclean condition because the exiting tenant had not adhered to the outlined standards, therefore when this is the case we are left with no option but to instruct a professional cleaning company.
I hope this provides some clarity and wish you all the best in your new home.

GoogleMy girlfriend and I rented a property with WLP for 12 months. When we first approached the company to view and rent a property they seemed well rehearsed and practiced from the start which came across as professional at first glance however, after viewing a property, deciding to move in to one with WLP and once the contract was signed things started to become very clear how things were administrated and maintained at WLP. Within seven days of moving in to the property we had noticed that the property hadn't been professionally cleaned and there was clear evidence of this. There was maintenance issues that were noticed and not completed before we moved in to the property, when enquiring about these issues we had to wait months for them to be completed. Eg there was a window handle that was broke and it took them nine months to fix the room was very cold because of this window. The list would go on forever. The cleanliness of the property was appalling to say the least esp when the property "was professionally cleaned" we spent three days scrubbing the window cills, extractor (broke), shelves (some broke), replacing all the bulbs (clearly not tested), stains on walls & a discusting cooker hob (complete with grease). I would advise if you go with WLP give them six months advance notice on maintenance issues before the issues arise, inspect every single inch of the place before moving in and make sure you see receipts and quotes.

I’ve only just Googled them to find contact details to refer them to a friend and realise they have such low ratings which I totally can’t understand nor agree with. We’ve been with WeLet since 2013 and they’ve been managing our properties very professionally since. Never had any issues/headaches as they take all the stress and responsibility out of owning a letting property. All previous tenants were long term, minimum of 2years + so I can only assume they’re happy with the management too!

Thank you very much for taking the time to write a 5 star review, I understand your question or doubt to why we have a low rating, however the reviews are from existing tenants who have had some form of deduction from their deposit as they have not left the property in the same condition as the in going photographic and written inventory, even though we write to the tenants 4 weeks prior to checkout and inform them of our expectations in line with government deposit guidelines, along with a property checkout tick list to ensure they don’t miss anything at all, we are still faced with challenging issues at the end of the tenancy due to tenants not having care or consideration at the check-out and leave the landlord with issues to deal with. As the agent we have to ensure all landlords investment properties are taken care off, so we always get caught in the cross fire and it’s easier for tenants to leave a negative review, rather than taking responsibility for their actions and negligence.
After managing multiple thousands of tenancies in the past 13 years we are happy to report all responsible tenants and all landlords are very happy like yourself :)

They withheld a £900 Pound deposit showing that they paid £500 Pound to change two light bulbs and repaint two walls.

To clarify, yourself and your co-tenants commenced a 12 month tenancy on a property on 28th November 2019, two months later on 29th January 2020 the lead tenant advised that he wished to terminate the tenancy as he was leaving the country. He was advised at this point that to terminate the tenancy after such a short period, would require you as the tenants breaking the contract to cover the landlords re-let fee to place new tenants. After further discussions, a conclusion was reached in which another tenant was added to the AST in his place at which point a change of tenancy fee was paid.
With regards to the deposit deductions, I confirm that an amount of £919.88 has been deducted in contribution to the remedial works required due to the unsatisfactory condition in which the property was returned despite us providing you with thorough check out preparation guidance. A full checkout report has been sent to you alongside invoices for the works to which contributions were required which included;
*pro-rata rent for keys returned 4 days late
*repaint 11 walls, 3 of which were large open plan living area, due to excessive damage
*removal of rubbish and items left
*re-hang coat hooks
*replacement of radiator in downstairs WC by a qualified plumber due to corrosion caused by uric acid
*re-arrangement of furniture left in unsuitable positions
*replace 10 x blown lightbulbs
*deep clean throughout
*oven clean
*mattress shampoo x 3
*sofa shampoo x 2
Following your agreement to deductions of £317.88, the remaining balance will now be reviewed by an independent adjudicator employed by the Deposit Protection Service who will review the relevant check in and our reports and provide a decision in due course.

Google- Lost my job in March 2020 - they refused to allow reduced rent or deferral and had to fight hard for an early release from the contract
- Submitted falsified findings in their 'check out' report stating every item was 'dirty' (when I left it clean)
- Tried to withhold my whole deposit for accidental damage caused by an incorrectly fitted shower screen that smashed into the bathtub and caused injury
- Luckily DPS found in my favour and returned my FULL deposit (justice after 8 weeks of moving out!)
- If you are willing to take a risk with these cowboys, make sure you take before and after photos of EVERYTHING and retain all emails/documentation etc
- The worst letting agent I have ever dealt with - AVOID LIKE THE PLAGUE!NegativeProfessionalism

GoogleI should have read the reviews before choosing this letting agents as a lot unfortunatly seem to say the same thing. When me and my partner moved out the property we cleaned, hoovered and made sure it was left in a good condition. When receiving the move out report I was shocked and confused as to how they had charged us £162 for cleaning. About 95% of the report stated 'good condition' and the rest had 'finish clean' or 'dirty' still I couldn't get my head around how it came to this much money taken from our deposit for a small studio flat. I opened up a dispute with DPS and agreed there were tiny areas that needed a wipe down and would agree for them to take a small cost in which I think was fair and the correct amount for a quick clean round with a sponge and scourer. I was happy that I had taken my own pictures on my move out date to use as evidence. The DPS had also reviewed the report and ruled in our favour agreeing it didn't need a professional clean and that the cleaning issues at checkout were 'nominal'. Just bare in mind to take pictures of absolutely everything on the move out date incase this happens to you.

Following your recent review, I can confirm I have investigated your checkout report and I just wanted to respond and clarify our position. As the letting agent we must always use the ingoing inventory to conduct the checkout to ensure we are safe guard the landlords property and their belongings, I can confirm the checkout was done correctly in line with company procedure and I want to clarify the following;
We are delighted there is a custodial service who adjudicate over our deposits as this is a very difficult aspect of property management and letting, as we never want to make deductions from tenants, hence the proactive checkout check list we emailed you to ensure you have guidance of what will be required on the checkout day and mitigate any potential issues. I can see from reading the report there was issues left at the property and the Deposit Protection Service did adjudicate over this case and was split on the evidence and their decision and they subsequently awarded the landlord £60.00 towards cleaning and the remaining balance to you.
I’m truly saddened you feel this way as this is never our intention to disgruntle tenants in any way.
