Unfortunately the situation it's been quite different after we got out from the apartment, as we cleaned and left it in better conditions than we found it but they still charged us a £140 bill for additional cleaning (for a 1-bedroom apartment).
Plus, it took them more than 2 months to pay us back the deposit, which only came after several requests, bad reviews, and finally contacting the owner.

I've pasted my response to your partner, Jennifer's, review below, as the situation and mistruth are the same. Further, a cheque was issued to you the same day that you provided your address, so we have attempted to return funds to you.

As the property was left in a state that needed further cleaning, plus the removal of a mattress, we have no option but to pass this cost on to you. I'm afraid it isn't our responsibility or that of the landlord to clean the property after you've left, this is stated clearly within your tenancy agreement and inventory. The delay was actually caused by the toing and froing over the cleaning deduction; once you confirmed your forwarding address the reimbursement was issued the same day, so, i'm afraid we aren't the cause of any delay here. Further, you also threatened that you'd leave a negative review if you were charged for the cleaning, which is disappointing as we have been nothing but helpful and, again, are not in a position to pay costs that you are liable for.
The £140 cleaning cost is a fairly standard end of tenancy cleaning price, please do check this with cleaning companies in the area and you'll see that it's actually quite competitive. We gain nothing from any deductions, nor the additional time needed to revisit the property, our aim is to simply make the property available again as quickly as possible.
Your review is solely based on your deposit deduction, you haven't mentioned our excellent service during your tenancy, which is also quite unfair.
To avoid deductions from your deposit in future please organise for your property to be cleaned and do not leave any furniture behind, as neither the agent or landlord are liable to pay for this. I would recommend asking any future agent for the contact information of a cleaner, which would ensure the property is cleaned to the standard required, also avoiding the need to leave negative reviews against other agents that will actually have been trying to help you.

This is my personal experience with Stevenson Whyte:
- Posted a key fob for the parking for our flat through the door of a completely different apartment block and advised that we retrieve it otherwise we would have to pay privately for parking. This led to us going round to a completely random persons flat.
- They sent a cleaner to our address by accident, intended for a neighbouring flat, who then attempted to enter the property.
- Attempted to charge cleaning fees when moving out of the property, having previously been made fully aware of the state the property was in when we moved in, through the itinerary. Please see the delightful pictures attached to my review.
- Cleaning charges were suddenly dropped as soon as any dispute was raised (I would advise anyone leaving a tenancy to do this with Stevenson Whyte).
Also they like to call any claims you make “untrue”

Thanks for taking the time to leave a review, although the 1 star rating and comments are really quite unfair and mostly untrue, for the service that you've received. To respond to your points directly and provide context:
Car park fob - you had requested that the car fob be left in your post box, rather than collect it from our office. As we had a contractor visiting the building, and to ensure that you received the fob asap, we asked that they placed the fob in your letterbox. Unfortunately they did place it in the wrong letterbox. Our request to you was reasonable; we simply asked if you could speak to your neighbour to obtain the fob and apologised for the mix up. Mistakes happen but, unfortunately, your response to this polite request was unreasonable.
Cleaner sent to your property by mistake - This isn't true i'm afraid. A cleaner knocked at your door by mistake, despite having a work order for another property in the building. They, categorically, were not sent to your apartment and didn't hold keys.
Cleaning - your email dated 29/10/21 said "Also we will need photos of what exactly needs cleaning. My anticipation is that you would clean the property before a new tenant moved in anyway - especially after Covid." so by your own admission the property did require some cleaning. However, we put your comments to the landlord and they were happy to settle the cleaning invoice directly and you were not charged. This is the sign of a very good agent fighting your corner which, sadly, has been completely ignored and fallen on deaf ears, which is very disappointing.
What your comments actually show is that when problems arise we do our best to resolve them quickly. If mistakes are made, as we and our contractors are only human, then we apologise and again, do our best to resolve the situation.

The issue was in relation to the refund of the deposit. Despite having cleaned the property to a higher standard than when I first tenanted the property, I was informed that I would have £49 deducted for cleaning and £55 for re-sealing the bath, despite this having been poor for the majority of the time which I had been there.
I could not use this company again after this experience.

GoogleStevenson Whyte are beyond brilliant. Landlord speaking but service is likely as great for tenants too. I tired of whizz bang agents in Manchester, all marketing and no administration. As the years went by, tenant complaints about them came in too. Stevenson Whyte was a very intentioned choice on my part, a gentler experience for myself and tenants and one where administration doesn’t miss a beat. I would hate that to sound too relaxed though, boy do these guys step up to the mark when there are issues and do so in a calm, quiet, unflustered way, going way, way beyond the fabled “extra mile”. Good for them. May they remain small and intently customer-focused. And, of course, so worthy of trust, massively important for an overseas landlord.

As you've decided to leave the same review on another website i've copied and pasted the same response and note that i've not heard from you in relation to helping to catch the fly tippers at your development, or even raise a complaint via our complaints procedure to give us the opportunity to address any concerns:
I'm sorry to read your review but I just wanted to clarify the situation from our side, as you may be unaware of the difficulties faced at this building.
We were appointed to manage the development in September 2024, however, where we would usually receive a full handover from the previous managing agent we, to date (02/06/25), have received nothing at all. This has made managing the building incredibly difficult and we've had to piece everything together from scratch, though trying to avoid increasing service charges significantly, which would have a knock-on effect to rents. The previous agent went into administration and we, along with a couple of other managing agents who have taken over other sites from them, are currently in the process of taking them to court to handover monies and files held by them.
With regards to the bins I completely agree, how they are being 'used' is appalling. The bin store at the development is being abused by residents in two neighbouring buildings, as it is closer than their own. The number of bins designated is for approximately 64 apartments, not the 200+ that are misusing it. Bags of waste are dumped at the entrance, despite bins being empty. You will notice that the area has been cleared a number of times and additional signage installed, but the building simply cannot afford to keep paying for private collections and clearances, it's simply unsustainable as there isn't the funding for it (and it really shouldn't be needed either). Instead, we are working with the council to catch those fly tipping waste and pursue prosecution.
Pioneer House had been very poorly managed for 2 years prior to our involvement and, when we took over, it had a huge number of historic issues as well as a major cladding remedial scheme that had stalled. Please be assured that we are working hard in the background to resolve everything within the budget that we have from the building's service charges, but not everything can be resolved immediately. We ask that residents help to report those fly tipping waste to the council as it is against the law and, unless those responsible are dealt with severely, they'll continue to do so. I completely empathise with you and wish there was a simple or money no object solution, but there simply isn't.
With regards to communications, could you possibly clarify which call you're referring to, so I can check our logs and recordings, as I believe you spoke to one of my team last week?
Do get in touch if you'd like to discuss how we can turn this around further and, also, if you'd be willing to help us catch those responsible for creating the mess too.
