GoogleSW response to my post below is even more disappointing, as they received a correspondence on 6 December layout out the exact reasons for my post below. SW were asked to provide evidence to the contrary to allow for the post to be "happily removed". There was not even an acknowledgment.
So, in the interest of balance, here are the statements, in writing, 3 other Directors have made re Stevenson Whyte (SW):
"but we are puzzled as to why the estimates are not consistent in their detail”.
“It does not build confidence that this has been missed if not, and it would raise bigger questions for us going forward.”
“not making sure that all estimates are consistent in the detail is a huge concern for us.”
“Simple details like these are essential to garner confidence from the board and all leaseholders that you are in control of all the details”.
“I hope the focus on detail improves going forward as I have to say I have been unimpressed to date with what has been going on.”
“I will also be asking why it hasn’t been picked up by (SW Employee) too as it is disappointing to say the least”.
“I am raising my concerns as I speak and copying (SW Director) in too so they understand how pressing this”.
“The ground work for the longer term plan hasn’t been done, I agree SW don’t appear to have done due diligence. As we oversee them, am I right in thinking we haven’t done ours either?”
“Now I was even more annoyed with myself that I had trusted SW and not asked to check the actual quotations before agreeing to send out the statement of estimates”
Very disappointed with the level of service provided since they have taken over as the managing agent of Slate Wharf. No monthly inspections nor any written reports. No replacement of life-safety lights, highlighted over 7 months ago. No attendances to multiple roof leaks. Went out for tenders without any proper scope. Lift not working for weeks. Overstepping their authority and ignoring requests by directors. Black mouldy pavers, window sills, coping on walls & piers and black stains down the gable brickwork walls. Broken pavers everywhere and sunken manhole covers causing potential hazard and safety issues not being addressed.

Hi Hamid,
As you are very much well aware, being yourself a director of Slate Wharf, Stevenson Whyte are not the reason for the stalled status of repairs. In the short time since we were appointed, the board of directors has been dysfunctional and unable to come to a majority decision to approve the vast majority of works. You, unfortunately, have been instrumental in preventing progress through personal vendettas against other board members and ourselves. I have also seen evidence of bullying, harassment, malicious communications and defamation of the other board members, including trying to lodge a formal complaint against one director's employer. We are supporting those board members in escalating the issues via the police and taking further legal advice on dealing with the situation. Stevenson Whyte manage 129 buildings across the northwest, working with approximately 500 directors and, although disagreements are common, i've never experienced this level of vitriol and deliberate disruption. I appreciate that you didn't support our appointment, you told me so in person when I first met you, however, we're in quite the impossible situation and being prevented from managing the development.
With regards to the maintenance issues raised in your comments, your property manager has been chasing approval for months. We have absolutely nothing to gain from not instructing work, in fact it's detrimental to us and actually increases our work load. If the board can provide a majority approval promptly we will act immediately, just as we do at all of the buildings under our management. Where approval is not forthcoming we are forced to wait. Minor works that we're able to approve without board consultation have been dealt with immediately.
Our role as agent is to act when instructed to do so, when we can't get those instructions and approvals we're unable to act. Again, we are not the problem here and look forward to working with, hopefully, a more constructive and functional board in the near future.

GoogleAwful. Property manager gaslights saying things that are provably broken are not broken. Like the front door lock… it’s clearly not working. Absolute jokers. The building is falling into disrepair since they took over. Front door doesn’t always lock, the lights in the communal area haven’t been working for coming up to 9 months now and the lifts are broken in both blocks. If you have a choice, avoid this company.

Hi Richard,
I'm sorry that you've felt the need to leave a negative review, please get in touch on the email address below so I can look into this further for you. In the meantime i'll address the points raised on a general basis, firstly, with regards to general repairs, it is our job to ask pertinent questions to ensure that a door lock problem isn't related to keys/fobs/codes as, otherwise, service charges increase from unnecessary call out costs. If you've been asked to supply a photo or further detail, this will be to assess the issue, identify who we're best sending out and also (if the building has multiple doors) that the correct door is checked.
Secondly, with regards to lifts, many of our buildings are 20+ years old and the lifts, unfortunately, do not improve with age. We can't control when they'll break down or quickly parts can be made available, but will certainly have instructed the retained contractor immediately upon receiving a report of the lift being faulty. We have absolutely nothing to gain from lifts not being repaired quickly, in fact it's the absolute opposite as it increases our workload. Please also bear in mind that we may be awaiting approval of the repair costs from our client i.e. the directors of your building.
With regards to lights, again I don't know which building you're referring to but suspect it's one in the Northern Quarter where our client, the directors, are disputing workmanship carried out by the previous agent and haven't yet agreed to replacements, other than the allowable minimum. Again, we have nothing at all to gain from not completing remedial work but are sometimes held back if our client hasn't approved what's needed. I do empathise with and share your frustrations, if it was up to us we'd address everything promptly.

GoogleFrom my personal experience, I have felt singled out and treated unfairly while living in a building managed by Stevenson Whyte. I have raised multiple concerns about unequal treatment from a member of the concierge team since 2022, but nothing was done. Rules have often seemed to be applied inconsistently, things other residents can do, I have been told I cannot.
In my view, the way my concerns have been handled has shown a lack of fairness, inclusivity, and professionalism. Communication has been poor, and the rules appear to change depending on who is involved.
Based on my experience, I would not rent in a building they manage again, and I strongly recommend others think carefully before doing so.

Thank you for taking the time to leave a review, apparently on every conceivable platform and also for our estate agency office, which has nothing to do with this situation at all.
Unfortunately, as you will be well aware, your review isn't truthful and hasn't detailed the fact that it's actually the concierge member of staff who has been treated quite appallingly by yourself. Their role is to serve the development and ensure its safety, not to act as your personal assistant. It is their refusal to perform personal tasks for you, including printing your own documents, that saw them being met with abuse. The concierge staff should not and do not provide a printing service for residents, it simply isn't their job. We have witness statements and CCTV evidence to show that the concierge staff was not the aggressor in the situation.
Further, as a tenant, you sublet the property on Airbnb, which you had no permission to do so and your landlord, the leaseholder, was facing legal action if it wasn't brought to an end, as it is not allowed within the building. I'm also aware of several other major issues relating to your tenancy and time in the building, for which I believe legal action will be pursued against you.
With regards to communications, I appreciate that you are/were a tenant at the development, however, since taking over management in mid-2023 we have issued over 100 building messages, covering various subjects including the cladding project that we helped kick start immediately on taking over (which had stalled for 2 years prior).
We take bullying and abuse of our staff very seriously indeed and operate a zero tolerance approach.

We took over the management of our block of 6 flats this year because our previous managing agent, Firstport, increased service charges by 30 % in a year with substantially deteriorated services. For example, our email and phone requests for repairs and enquiries were all ignored. After taking over, we appointed Stevenson Whyte as our new managing agent. The service of our new property manager, Riley Broderick is outstanding. He replies to my email requests and enquiries within half a day most of the time or immediately sometimes. His approach is efficient and professional, as well as friendly and understanding of our needs. Riley is very enthusiastic about making the state of our development to high standards with costs as reasonable as possible, and is transparent about what is happening behind. The accounting team seems to be efficient and professional too. I feel that we are so lucky to have found and appointed Stevenson Whyte as our new managing agent. Highly recommended.

Firstly, you've left your review on our estate agent business, which you have never had dealings with, it's our block management department that you have spoken to (on many occasions). My colleagues have responded to all of your emails, despite the tone of every single one and we have the email trails to prove it. We've also fielded many calls from you, equally as abusive. The issue here is that we cannot force another resident to give up their allocated parking space to you, which has been explained several times and met with abusive comments, which is completely unacceptable and my staff do not deserve it.
With regards to the leak into your property from the property above, whilst it isn't actually our responsibility to resolve this (as we look after the communal areas) my staff have provided attentive assistance to you and also communicated with the owners above but, again, were met with vitriol and now this negative review, which is really quite perplexing.
We've provided you with an excellent level of service, with proof on file, and you've left us a very dishonest review in an attempt to damage our business.

GoogleI am an international student and rented a flat in Piccadilly from Stevenson Whyte. Ms Jenni O'Malley was really helpful on the flat online viewing and lease settlement. Then, Mr William Ratcliffe was also really helpful in the check-in process, throughout the tenancy period, and the check-out process.
For additional information, please clean your flat thoroughly, especially from dusk, hair, grease, etc., when leaving the flat. Otherwise, you will be charged additional cleaning fees of 140 GBP, which will be taken from your deposit.
Other than that, thank you, Stevenson Whyte, for being helpful!

GoogleAwful, unprofessional and incompetent. Jennie did not arrive for my viewing despite me having received a confirmation email. I didn't even receive the common courtesy of a phone call to tell me she couldn't make it. After ringing the office to let them know I received a phone call from her to apologise and let me know that she would send me a video tour of the apartment. When I asked when I could expect to receive this video I was told she wasn't sure and she would have to check her diary. This after completely wasting my time and efforts. Quite disgusting to be honest. No sense of urgency or respect. Needless to say I am yet to receive the video. I guess her diary was rather full. Either that or they are a pathetic, tin pan operation that are not fit to sell you a cardboard box, much less a house. They actually obstruct the sale of properties not encourage them. Avoid them wherever possible. I'm sure they will reply to this review and question my legitimacy and claims like they have done with other negative reviews (another great way to treat customers)

Hi Alex,
I'm sorry you've felt the need to leave a negative review, despite you being fully aware of the circumstances from our side. You were called twice before the viewing, neither call was answered and you didn't call our office until after your appointment, on a different number to the one provided. You also stated that you didn't have your other phone with you i.e. the number that you provided to us. As i'm sure you can imagine, we do have people that don't attend viewings, for a multitude of reasons; where we can't raise a viewer on the phone before their appointment the viewing may be cancelled. As you ended your call with my colleague whilst she was trying to speak to you, it prevented us from confirming whether someone from our office would still be able to attend. We did indeed suffer a flat tyre and, unfortunately, our viewings car does not have a spare tyre. This didn't prevent other viewings going ahead that afternoon, though we certainly had to make sure the viewers would be attending. Again, as the call was ended, we weren't allowed the chance to make alternative arrangements to attend your appointment.
As soon as Jennie was able to attend the property again a video was recorded and sent over to you. If you could like to make an offer on the property do let me know.
I'm sorry that the viewing didn't go ahead as planned, all that we ask is that you answer our calls and provide an alternative phone number if you have multiple mobile phones, or just to call the office to advise that you'll only be available on a different number to the one provided at the time of booking.
Finally, indeed we do take the time to respond to reviews, whether they're positive or negative. We are a small business and, just as you have the right to leave a review, whether we agree with you or not, we have an equal right to reply. This allows us the chance to explain our side of the situation for any potential readers. I do hope you'll be more understanding with any other agents you'll deal with in your search for a property.
