I have been a landlord customer of Reside Manchester for about 9 months. They manage 3 BTL properties for me. Throughout that period I have always found them to be very professional and reliable. They are easy to contact. Responses by e-mail come quickly and usually the phone is answered straightaway by just the person you want. I am a "picky" landlord that likes to know what is going on and I find that Laura and Kate do well to keep me informed. Fees are competitive. I can only add that I do not recognise some of the comments on this site.

Just moved into an apartment handled by Reside. Absolutely fantastic and I am absolutely loving it. Came pre-installed with a router, literally took me 5 minutes to setup the wifi instead of having to get BT out to install a line. Was also happy to learn that the apartment came with washing tables and dish washer tables. I also had a problem today with my door lock, they sent someone out straight away, didn't cost me a thing, and now its fixed. Been here a week and already so happy and content. Great company. 5*

Having rented for over a decade I've had my fair share of experience with Manchester based letting agents and I can honestly say that Reside have been a breath of fresh air. Everyone I have dealt with have been professional and friendly, prompt to respond and any issues have been resolved quickly. They use a really helpful and easy to use online web form for reporting issues, with emergency ones being responded to basically immediately. I couldn't have asked for more.

After being let down by 2 other letting agents, Reside are a fresh of breath air. All of their staff I have been in contact with are friendly, professional and very knowledgable. As a tenant, they treat you with a high level of respect and offer outstanding customer service. Prior to moving in to my property, they were always on hand for my 3000 queries (sorry Georgina). Since moving in, any issues I have had (none of which have been any fault of theirs) have all been dealt with quickly and the contractors they hire are reliable and trustworthy. It's nice to know you can let people in to your property while you're at work and not have to worry. On top of all this, I have had an issue today where I have accidentally paid rent twice. While it may seem like a small thing to praise, friends advised it would take 3-5 days to see this money again and I might have to pay an admin fee. It has been a few hours and the money has been paid back in to my account. Panic over. I will be recommending Reside to anyone looking to rent/buy or put their property on the market.

Reside sold our flat in Castlefield. A friend had recommended them, after selling her own in Ancoats. We were very impressed with Rhiannon's grasp of a complicated market (during Covid), and also her flexibility when we decided to have private tenants in for nearly three years without any hassle or suggestion of payment. Elise handled our sale recently and throughout the process maintained positive and productive communications between us and our buyer in a very warm and professional manner. Many people choose to be suspicious of agents and to ignore the important role a good one can play in seeing through a complicated operation.

After signing a years tenancy, we discovered that not only had Reside omitted knowing anything about water ingress, continuing to lie about any knowledge of it, but they also failed to resolve the abundance of issues throughout the tenancy. I was left having to speak with contractors directly, as the property manager could not even stay in the loop. It was an extremely distressing period and we’re glad to put it behind us. Issues included severe water ingress, leaking soil stack, broken windows (sunken and unable to open without struggle), broken ventilation (awful sewage smells) and the list goes on…
