Completely useless!

Completely useless!! Extremely frustrated with the Chapel House, Newcastle branch ..Reed Rains have let our property allegedly to 2 adults & 1 child but there are (many) more people in the house than stated. I consider this a breach of contract. Reed Rains have thrown it back to ourselves claiming they’ve completed their side of the agreement, REALLY!! What they mean is we’ve got our money so we aren’t interested in the slightest about your property. I wouldn’t neither use nor recommend Reed Rains to anyone. The worst customer service I have ever experienced. Run don’t walk to another estate agents A little advice and assistance would of been greatly appreciated!

What an excellent service!

The York branch Rains Reeds have gone above and beyond for our move. The whole process was smooth, they kept us updated every step of the way and looked after us moving into our first new home. My partner and I moved from Kent into York, and due to other issues we were unable to collect the keys on time. The team, Sophie, Tom & Emma, made sure we got into our lovely new home, and especially a big thank you to Tom for all the help! These guys deserve so much more than just a thank you. Would highly recommend the service and these lovely individuals. Thank you so much.

We use Reeds Rains to manage our properties and they are dreadful. Had a major issue with one of the properties as it was allegedly inspected and was in a filthy state with flooring ripped up & no bath panels but was deemed in a good condition. There were at least 60 bin liners thrown in the garden and has cost us a fortune removing it all. We have been paying a management fee for non management . They are very good at over charging for small jobs doing and pass the buck if they’re is a problem. The problem is with head office in Southampton and no reflection on the local office & staff

The woman taking calls on the property management line on Thursday 21 July is one of the most patronising and laziest worker ever. Phoned up to try and rearrange a date for the routine check and was told to write an email instead. Had always done it in the past over the phone and now she wants u to waste time typing an email so she can deal with it in her own sweet time over email. Absolutely ludicrous and poor.

I moved to Manchester recently and was having a really difficult time trying to secure a place. I walked into Reedsrains and was met by Jodie at her desk. She was incredibly helpful, she booked me in for a viewing for a flat the next day, came promptly to the viewing and answered all my questions. When she noticed that my references were done straightaway she rang me and gave me the option of bringing my moving in date closer. She didn’t need to do this so I really appreciated her proactive approach. Thank you Jodie!

Shame I can't provide zero stars. AVOID if you are selling. I sold my previous property in Manchester through Reeds Rains. It was slow, drudging process and the sales progressor role is unfit for purpose. There was never any details provided in enquries remaining. The team had not even bothered to let us know that our buyers associated sale had been put back on the market (we were told she was deciding on what to do), even though they were selling her property for her as well. Zero transperancy (at least to us, never did we get the same treatment for politeness as our buyer). The whole process took 7 long months holding up the entire chain. Questions were raised that were already answered 6 months prior and the sales progressor kept telling us that the buyer contunually needed reassurance (even though all the queries had been answered and no follow ups were requested at the time of response). It came to light that the buyer had a change of solictior that we were not informed of, and the previous solicitor had lost or misplaced all the responses to the queries and hence we were answering everything again 6 months later. We provided an ultimatum to Reeds and the buyer that we would pull the offer the following day and that is the ONLY thing that progressed the sale, NOT the sales office at Reeds. the buyer hastily accepted the ultimatum. The process took so long that my property value had increased by a considerable amount since accepting the offer. disgraceful. Happy to have left Manchester for good. Won't be coming back and will not recommend the Manchester Reeds Rains office to anyone- don't fall for the sales progressor trap. It's useless and you're better off sticking with an agent who remains the same person througout the process and not being passed around to an internal chain.

First time I've used these guys and as a long standing landlord I'd like to write this review by way of a thankyou to the team at Reads Rains Manchester. I also hope this note offers some reassurance to any other Landlord looking for a "no hassle" professional, friendly service. My first meeting with Joe Taylor at my property left me informed of what the market was doing and what was going to be best for us to do to the property. Joe and the team then got to work keeping me informed throughout. I was very impressed with the workmanship of the remedial works done. Big shout out for Ellie Jackson as well. She got stuff done and was on it! Everyone responded to my various enquiries getting back to me promptly. An issue important to me is that I'm confident they'll look after the tenant they vetted to my standards - "I'd rather have a void and get the right tenant than rush into trouble". In the end they had someone already lined up and the property was rented on the same day it went on the market. I wish the tenant well. I have every confidence in Reads Rains capability to look after both Landlord and Tenant interests. Thanks again.

There weren’t many issues throughout our tenancy, but when they were they were sorted swiftly. Most importantly I have to say a massive thank you to Ryan! He really went to the max and helped me towards the end of tenancy with various issues (not with the house). He truly is credit to the team, and his help really aided me personally. So thank you Ryan and to the rest of the guys. I must say it’s been the best experience I’ve ever had with a letting agency.

Big thanks to Lucy at Reeds Rains for sorting out our drainage issue at the property! She quickly got a contractor out for the first fix, and when the problem came back shortly after, she dug into it and found it was food, rice, and fat buildup from tenant misuse. Lucy made sure it was fully fixed by the tenant’s contractor. Awesome communication and effort.

Most useless company award 2020/2023

One of the most useless companies I have ever had the displeasure of dealing with. Almost every single member of staff we have spoken to about various issues have been so dismissive and dim witted that their answer to us not having a functioning washing machine for 3 weeks, was “well can’t you use a dry cleaners?” In an area where the closest one is over 15 miles away and closes before we can finish work meaning we could only do washing between their slim to nine weekend hours.We got that little “hiccup” out the way and thought thank god we don’t have to deal with them again… until a mass leak in the building has ruined most of the bathrooms, ours included and wouldn’t you know it. Ours is the only one AFTER 2+ YEARS. To still not be done. There is damp. Mould. The floor is literally soft and rotting. There are silverfish now taking up residence in the soaked flooring and the bathroom smells like damp. (Oh and we know now thanks to the builders showing us the upstairs bathroom they done, that there is no water proofing what so ever in the bathroom so it will keep getting worse until we fall through the sodding floor. We have told red rains about this on what must be over 12 times so far and they have done 0 about it :) once again I could imagine their response would be along the lines of “well there’s a seaside 30 miles away, why don’t you just use that”. Again. Words cannot describe how useless they have been and at this point in time we are considering just taking legal action thanks to the 4 visits we have had all saying “oh that’s bad, I’ll inform my manager” 😂 like that will do anything. Useless.

I have a property in Manchester which is managed by Reeds Rains for a number of years. All staff are always friendly and they will do their best to help you. Most recently I have dealt with Jordan and Ryan when we had some issues regarding a leak, which they were able to resolve for us. I would recommend them from a landlords perspective.

Reeds rain.

Reeds rain.. cowboy company that cannot be trusted. Very quick to make things happen when it suits them yet takes incredible amount of time getting through and dealing with issues. One thing after another.. blame landlord or blame letting agency for being slow? Boiler been out several months, once it was ‘fixed’ after returning 3 times to resolve the issue it then turned into a fire hazard and the best they can do is constantly delay it and avoid the matter. Everyday since I have moved into this apartment has caused me nothing but problems, problems they should’ve dealt with prior to moving in.. forcing me to deal with it and go out my way costing me my time, job and peace. Would not recommend. Lucky I still have a roof over my head for 2 stars.
