Horrendous!

The response to my initial review (posted on 28th November, below) is as unsatisfactory as the service. Whatever the company claim now, I can evidence all of the concerns I listed. Further, almost three weeks after the moving date, problems persist. The fridge and freezer were not working and the tenant lost £130 of food. He is still without a working oven and has no access to the electric meter to obtain an initial reading. The latter is especially concerning because the hot water tank heats up constantly and then drains itself: imagine how much this is costing! Various items are broken (door handles, toilet seat) and there is black mould around the windows, very unhealthy. The tenant is facing Christmas with a microwave meal. How unacceptable is this! Happy Christmas, ReedsRains., , , , , -Dealing with this company has been a nightmare, for myself and the tenant for whom I acted as guarantor. Annabel Gilbey was the nominated negotiator but emails and phone calls to her went unanswered. On one occasion, the tenant drove several hundred miles for a viewing, leaving home at 5am but no-one turned up. A phone call would have been helpful. Sending a text when the negotiator knew he was travelling was not. We were sent repeated requests for information, money and urgent legal confirmations - none of which were necessary had the negotiatior or her colleagues acted professionally. The Branch Manager Justin Barton must bear the greatest responsibility for this. My concerns can be evidenced if this is necessary.

Having looked at this I can see that 24hrs notice was provided as we were unable to attend the viewing on the day originally booked for. We always endeavour to attend every appointment booked, however sometimes things happen that prevent this. Regards to the documents you mention, having looked I can confirm all documents requested are required so Annabel has acted correctly. I had the worst experience renting 1102 Jefferson Place. When I arrived, the flat was filthy, filled with personal belongings from the previous tenant (including condoms, batteries and incontinence pads), and had badly damaged furniture. I moved on a Saturday afternoon, and couldn’t contact anyone so deep cleaned myself - when I did get in touch, they told me I should have waited to move in. I had hired a moving van, taken time off work and arranged for help, so that wouldn’t have been possible. Eventually they gave me a £50 one off rent reduction for 3 days of cleaning. It took 6 weeks to get blinds fixed, the bath resealed and all the belongings removed. Included pictures of the state of the place. The communication was awful, nothing got fixed unless I emailed repeatedly, and all they would say is that “the landlord needs to approved anything”. Also GDPR issues, at one point I was accidentally forwarded an email chain between my property manager and landlord. Now it’s been 3 weeks since I moved out, and I still can’t get confirmation of my deposit return, same story as usual that my landlord won’t reply and they can’t do anything. I’m having to open a dispute to get any movement. Maybe other properties are better, but this one was appalling. Looks like it’s still available, best of luck to the next tenant.

shambles, salford quays barance were the worst…

salford quays barance were the worst letting agents we have been unfortunate enough to have dealings with, if you can avoid them I suggest that you do. the move in inventory was a work of fiction with not a single fault or damage mentioned and the flat was filthy with numerous items of damage and disrepair that they are now trying to claim from us after moving out and leaving the place in better condition that we moved in Jessica was so tardy at arranging repairs that we gave up. never again would we deal with these people

Lewis the agent was early to the viewing appointment and gave me time to wander throughout. He called when he said he would, and was very helpful throughout. As you can imagine the process can be quite nail biting but his quick responses and helpful manner made buying stress free. I would definitely recommend your service to anyone.

Don’t touch with a barge pole!!

Truly awful experience…so unprofessional. Total lack of communication. On completion day, went to drop keys in and office was all locked up! We had been in a few days before to make sure of arrangements and were told there would be someone in their office at all times on completion day. Eventually Luke arrived - he had been for lunch, but there was no-one to cover…unbelievable on a Friday, the most popular day of the week for moving house. Whoever is the manager in Chester needs to realise that we are paying good money for a service, when it shouldn’t be unreasonable to expect someone to actually be on the premises to receive keys from their customers. It gets worse…our buyer went later to collect the keys and the shop was locked up again! It’s 5:30pm now and they still haven’t been able to get the keys. No phone calls to either ourselves or our buyers before hand to explain what was going on - we had to do all the chasing to find out why we were being let down. Begs the question ‘what are we paying for?’ Please avoid this Estate Agent.

Great renting experience! My partner and I recently moved from Italy to Manchester (in a lovely apartment), and Reeds Rains team supported us through the whole process. We showed up to their agency one morning and had the greatest of luck being greeted by Sid! He immediately booked for us some viewing appointments with Jake (great agent too!) for the apartments we liked among the ones proposed on their website. Once we found a home we loved and the landlord approved of us, Sid was so kind explaining to us which documents to prepare, supporting us throughout the reference procedure and always giving out useful advice, all in an extremely friendly yet professional manner. We felt like we mattered, unlike it usually happens with other agencies. We just moved in our new temporary home and the team is already proving they will support us along the way as well. I don't normally leave a review, but I was so impressed with the service my partner and I got from Reed's Rains Manchester! We spoke to a gentleman called Sid, who was very helpful and knowledgeable about the area and what properties were on offer. Sid really took the time to talk us through our budget and understand us as a couple in terms of the type of property we were after. He also clearly explained the admin process and what documents we needed to start the application process. I've found other agents really pushy and dismissive (they seem to only be interested in getting the money off you!) but I found this was the opposite here. Sid's welcoming and friendly approach put us both at ease and the service we got was first class. Thank you Sid and all the team at Reed's you do a great job!

Absolutely diabolical service from…

Absolutely diabolical service from inept, defensive staff. There seems to be a high turnover of staff in the Hebden Bridge branch, with poor handovers and often the left hand not knowing what the right is doing. They contradict information given between solicitors, and vendors, cause undue stress and delays, go back on the comments they make when challenged, and have taken over 15 months to sell a house that has had a buyer waiting to complete since the first offer.I would strongly recommend that if you want to efficiently buy or sell a property that you look elsewhere. This service has been SO poor that I have advised a friend to not even consider buying the house they are currently interested in as it is only being advertised by Reeds Reins Hebden Bridge and I would not wish this service on anyone else. Edit in respone to Reeds Reins Reply:Whoops- just to evidence their incompetence they don't even seem to know the house completed and I moved in 10 days ago! Way to tell on yourself 😅Yes, my house sale fell through because of delays with your sale, thats precisely my point. I had a cash buying landlady waiting to go and when I was still waiting on basic paperwork and relying on mixed messages from yourselves 7 months in she understandbly bailed. I then cancelled my second sale to a cash buying company which I rushed through in order to save the chain having received alot of pressure to rush once you told me you seller was ready, only then to be told by a different staff member they were 'no where near ready', of course I'm not going to take £30k less than I need to if you had further delays. Having met the branch manager the day I completed, as he had to drop my keys here at the end of office hours as no one called to confirm they had them as I was informed they would, knowing I was moving from another city, I can see why there is such a high turn over of apathetic seemingly clueless office staff, if he is at the helm,my removal man couldn't have summed it up better when he described him as the C word. (Side note if you value safety just be aware he also handed me the keys without even asking my name let alone asking to see ID.)Terrible terrible service, steer well clear at all costs.Positive shout out to Emily who does the weekend vieweings, the only competent person there.

Highly recommend - professional and empathetic

I rented a property through Reeds Rains and dealt with Thom - who was brilliant! I was in a tricky spot having been given notice to leave a previous rental due to landlady returning and he understood the urgency of a move, but also took into account me still needing to be in the area for my children's schooling and work. He communicated with me well throughout, and found me my ideal place which we all now love!

Very good experience overall

Truly awful experience

Truly awful experience. I would not go with this company ever again, not because of the company but because of the landlords they choose.We went through reeds reins even though the landlord managed the property. We went without heating for 10 days with 3 kids. In fact the boiler broke every 3 months for years. There is a leak in the kitchen coming from the bathroom which was also never fixed. Let's not speak about he broken fence.The landlord often entered the property without permission, even if we were not there. When we left, they with held the deposit due to damage we have caused. But then they never did changed anything before for the next tenant l moved in... Where did our money go?Unfortunately my opinion of reeds reins is now they only work with landlords nobody else would choose. They are not responsible for the upkeep of the property but they are responsible for who they decide to work with.
