GoogleWe have dealt with Julie Twist since last year and continue to deal with them as our agency. We’ve had many maintenance issues which we had to wait over a week for just for someone to come have a look, such as the shower that’s constantly making a very loud and continuous noise. The shower went cold and we were told we have to wait. It took over a week, which meant we couldn’t have a shower for a whole week!
Also another issue was when we had moved in we found out that the bathroom door doesn’t close and we have little young children. We emailed them previous times to ask someone to come fix the old window with no lock due to the dangerous situation because of our young children. They took months to come put in a new one.
Now we have an ongoing problem of the same issue for the shower, where water has gone cold and the noise of the shower is non stop. It’s so loud that you can hear it all the way down in the kitchen. It’s causing distress to our baby’s sleep and day naps as the bathroom with the noise is right next to our bedroom where the baby sleeps

TrustpilotSTAY AWAY FROM THIS AGENCY
I rented a studio flat through this agency, my contract was for one year so after one year with Julie Twist Property rubbish service I can say to everyone STAY AWAY FROM THIS AGENCY , my experience was with the main office in Manchester, the main issue is the bad service, rude people and unprofessional people, the problem started from the first minute until I left the property .Usually when you receive a flat someone from agency come meet you on the flat to give you the keys but NO not with Julie Twist they call me and also in rude voice said go to the office and pic the keys .In the office in Deansgate you feel like a cemetery everyone look sad , stressed and much of negative energy in the same time.I got the keys from a lady came down from upstairs she was angry maybe because she was forced to leave her meal to do her job and give me the keys.I asked her : do I have a parking space in the property car park ? she said I DONT KNOW. I wanted to ask her about the key for the mail box and the code for the mail room door but I changed my mind and let her go back to her job which could be anything but not serving the customer of her company.I took the keys l opened the door of the flat, it wasn’t clean, there are some nails and screws on the walls, the sofa is rubbish dirty and smelly, the wardrobe and coffee table are rubbish and wobbly.Few days later I contact the office asking for the mail box key and door code number , the answer was : WE DONT HAVE THE KEY ok what about the code ? WE DONT KNOW THE CODE.I asked my neighbours some of them refused to give me the code but one nice lady did that at the end.I lived one year with NO key for the mail box for one year I was inserting my palm in small gap in the box to pick my letters. For one year I didn’t know where to park my car and didn’t know if I have a right for space in the car park or not.The year of torture had end and I bought a new house, I informed them that I want to leave they send someone to check the property after that they told me that I have to pay for fixing the walls because of the nails and screws that I didn’t put and it was in the flat from the first minute when I received the flat. They also asked me to pay for repairing the wobbly coffee table which I never use and I never touched because I bought my own one.It was very bad, horrible and rubbish service the one I got from Julie Twist.I hope this review will be like a warning to other people to avoid being in the same bad experience.

i AhmedFirstly, we would like to apologise should you feel that you have not received the level of service that we wish to provide. We would like to answer the points that you have raised on this review individually1. When moving into a property, all of our tenants meet a member of the team to run through the move in with at the office. When you collect keys, you are provided a detailed inventory with pictures and are advised to review this and return to the office within 3 working days with any comments of your own that you would like to make2. Regarding the sofa’s, the landlord advised that he was happy to remove the sofa’s as you were wanting to order your own, however we held off from doing this as if we had done you would not have had anything to sit on upon moving in. You then emailed on 22.11.18 to advise that you wanted to keep the sofa’s and the bed frame, however would like a new mattress so all the landlord would need to remove was the TV and the mattress. At no point did you express that you were unhappy with the condition of the sofa’s and you had every opportunity to have these removed but chose not to.3. You did advise on moving in that you did not have the code for the post room or a key for the mailbox. We advised that we would speak with the management company for the code for the post-room as we did not have the code noted on our system, your move in documents also provided the contact number for the caretaker who looks after the development who also could have provided you with the code for access to the post-room4. A post-box key should have been provided to you when you moved in, unfortunately it appears that the mailbox key was with the previous agent but this was provided to you within a couple of days not the year you stated. Their is also a caretaker on site who you could have asked and you were also provided the management company details to which to you could of called. I do understand this should of been provided to you on the move in and i apologise this did not happen. 5. The car park space number was noted on the move in pack ( which i assume you never read) that was emailed to you along with the tenancy agreement, there are also notices up within the communal areas of which parking space belongs to which apartment which you could have referred to.6. You agreed to a 12 month tenancy and vacated the property early without informing us of this so we could advise of the process for wanting to leave before the end of the 12 months. The only time that we were made aware that you had vacated was when you were contacted prior to the tenancy ending to see what your intentions were, this is when you advised that you had already left.7. We have not asked you to pay for “fixing the walls” our deposits department are currently assessing your file and have advised of some of the findings. Until the full file has been reviewed we cannot advise of any deductions if any from your deposit. You were advised that we would be assessing the property from the inventory taken at the start of the tenancy against the checkout report and once the assessment has been completed we will then be in touch to discuss further8. You also noted that the apartment was not cleaned prior to you moving in, however on reviewing all of our records we cannot see that you contacted us to advise that you were not happy had you done so we would have arranged for another cleaner to attend to clean the areas again that you were not happy withWe appreciate all feedback and again we are sorry that certain parts of your tenancy were not up to standard. We advise all our tenants to read any information given to them.Regards Stacie Wright

GoogleBe careful!! They will not refund the fees if your accommodation file is refused. You will have to pay a residence certificate if you are foreigners, mandatory apparently. For some rentals you will be asked six months rent in advance or 12. You will need references
Read the conditions and ask for the right information before making any visits.
ENJOY! Your installation in UK 😉😊
Obviously, they don't explain everything to you at the first meeting and will let you discover it all by email or in the rental contracts. The British property market is a huge hoax. What’s more, you have to know how to accept positive or negative criticism.
Read the other comments to see the reality.

Dear Mak SYM - I am sorry you felt the need to write a 1 star review.
All our fees are stated on our website and on the reservation form applicants sign which clearly stated its a non- refundable fee.
Any applicants that rent in the UK even if you are a UK citizen has to have an immigration check carried out on them and this a legal requirement.
Any applicants are required to provide references and an option to pay upfront is available if you can't prove affordability via your references.

TrustpilotAvoid at all costs
An absolutely diabolical company; avoid them at all costs! The name Julie Twist sends shivers down my spine and I’m so glad they’re out of my life for good. For three years, it was riddled with poor customer service, lies, lack of support, poor workmanship, ridiculous fees and mind-numbingly incompetent staff. From day dot, I was misadvised and lied to by the sales executive, on move-in day it was unsanitary, basic requirements such as heaters and lights didn’t work, communicating with the staff was like drawing blood from a stone, and to top it off upon my leaving, after spending 3 days making it cleaner than when I moved in, they had the gall to charge me for further cleaning needed. Quelle surprise!Via an ombudsman, I will be pursuing to get my full deposit back, which they unrightfully deducted; despite photo evidence and accounts provided to them. For everyone else out there, considering to use Julie Twist, I would certainly use them if you like being ignored on emails, have hidden costs and extortionate renewal fees thrust upon you, dealing with inadequate and inconsiderate staff members, and to be treated like you’re worthless and insignificant, great! Go for it. No? Please look elsewhere for your own sakes and avoid Julie Twist like the plague. They’re a virus that can’t be cured.

Dear Mr Kirwin,I have to defend my company on this review. My company has excellent customer service and excellent staff which I am very proud of.On the day of your move in Yvonne moved you in to the property where you voiced your concern about the clean, so Yvonne cleaned the property for you there and then. When you vacated the property we advised you the property was not clean showing you photo evidence and reduced the rate from £60 to £36 as a goodwill gesture due to issue with the clean at the start of your tenancy, You were also deducted £8 to replace a shower curtain which you admitted to cutting the end off as it was mouldy,All our fees are stated on the website, the reservation form at the start of the application which you signed and in the tenancy contract which you signed, so I fail to see where my company hide fees.Regards Julie Twist

GoogleProfessional and polite staff members however on top of your standard application fee (which in itself is on the expensive side at £270), you need to pay for your own immigration check through an external company (£19.20) and they have the audacity to charge a £144 "move in fee" which I have never experienced with any other company. Upon asking what this was for, I was told it was for "doing the inventory etc" which is absurd. I'd look at other estate agents if at all possible.

Googlewell firstly im glad i didnt eventually rent with Julie twist..after reading most of these reviews..their website stated fee of £270 and when i went to view i was told i would pay an additional £144 which wasnt stated on their site..
well following viewing i phoned the office i think its either deansgate or salford office and said i wanted the flat as ive lived closeby before and its close to my workplace. i was informed they would have to contact the lanlord and waited days; had to contact them myself again..the following day was told landlord has now decided to sell the property haha.. just as the name implies, all was simply twisted. i didnt even get a phonecall they had to text to let me know..went to check it on rightmove only to see 'let agreed'. i went to view with someone else and obviously there was an element of preference or discrimination..i cant force them to let to me but they could have just come out straight.

Hi Addy,
I’m sorry the application process hasn’t gone as smoothly as we’d have expected.
Our standard code of practise is to confirm all details of any letting application with the landlord before taking any money from you, as the agency fee is non-refundable we need to ensure the landlord is happy to proceed with any let that is put forward to him/her.
When the current tenants had given notice, we contacted the landlord to arrange to re-market. Between the time of the property going on to the market and you making your offer, he has decided he now wishes to sell the property after obtaining a sales valuation from our sales team, and before the tax rules change in Ireland (where the landlord is from).
Please don’t feel this is discrimination as that definitely isn’t the case, the landlord was thinking about whether to let or sell the property and has just had a change of mind because of his current circumstances.
Sian did try to call you twice that day at 4.54pm and 5.58pm (just before she sent the text message) however unfortunately the line beeped three times as though the line was busy, both times, without allowing Sian to leave a voicemail so she decided to text the message as she wanted you to know as soon as possible.
All ours fees are stated on our website, https://julietwist.co.uk/property_to_rent/tenants-information-fees/
I’m sorry this hasn’t turned out the way you wished

GoogleHighly unprofessional, Julie Twist herself failed to respond to a complaint, Sian pressured me in an inappropriate and possibly illegal manner, and Phil didn't update on offer(s) made, but probably not put in. I was first to view one property and put in an offer immediately, including 6 months rent up front, but there was no follow up at all. Waste of time.
UPDATE: I received a message (recorded and retained) from Sian, saying that she was outraged by my review, rather than expressing concern at her unprofessional behaviour. I suddenly received an email from Julie Twist saying that she hadn't been able to find my number and had "been away", although she was suddenly "not away" once she saw this review. The response below is simply a lie: I did not offer to pay three months in advance each time nor did I decline to be referenced at all. I offered to pay six months up front and then month by month per the standard contract, with referencing. Julie Twist is simply trying to cover up the problem. Disgusting dishonesty. I'm still getting emails to Peter Whittaker; clearly Sian can't even get the basic information right.

Dear Rupert,
I am sorry to hear that you have been unhappy with the service you have received from us. I queried your review with the team involved.
I believe Sian has spoken to you with relation to your comments made and assured you we were following company policies and industry standards. I understand you had originally been looking for a 6 month contract but to pay three months in advance each time and we cannot accept part payment, we require full funds for the full contract length if you are not being referenced.
Julie had tried to contact you but was unable to get hold of you.
Please don't hesitate to get in touch with the office should you require further assistance, we'll be happy to help.

GooglePoor all round service.
1) they never answer the phone, and never call you back.
2) they don't seem to do anything other than ask for money off you.
3) our boiler was out of action for 3 months, constantly sending them emails.
4) we were never given a fob for our flat when we moved in as the fob wasn't in use. However, when the fob was required they charged us £50 per fob deposite. To access our own property. Surely this is just as essential as a key.
5) they charge a standard rate of cleaning to the flat at the end of the tenancy. So no matter how clean u leave it, you will be charged the same.
Avoid at all costs

GoogleI usually want to start with a positive. Unfortunately the only positive I can think of is that after moving my property to Julie Twist to manage, after 6 long months of having to deal with their incompetence, I have moved my property back to my previous letting agent. Both my tenant and I affectionately referred to Julie Twist as 'round the twist'.
Shortly after my tenant moved in, the washing machine failed. As part of my fully managed agreement with Julie Twist, I asked them to quote to replace the machine as it was fairly old. Julie Twist advised that they would get a quote for a replacement over to me in around 3 days time. I thought this was an excessive amount of time, so I went online and found a machine that was delivered and installed the next day before Julie Twist had even bothered to do anything!
Not once in the 6 months period did Julie Twist collect the rent on time blaming the tenant for not paying them when they should. Instead of them being proactive and chasing to find out what was going on with the tenant, it was left to me each time to chase Julie Twist, who would only chase for payment from the tenant at this point. Interestingly, I have the same tenant with my new agent and not once have I had an issue with receiving the rent on time.
Additionally, Julie Twist let the tenant down on a couple of occasions by booking property inspections and then either not turning up when they said they would or when they did turn up, they were in the property for less than 5 minutes and apparently did not inspect anything (according to my tenant).
Over the 6 months period I used Julie Twist as the property agent, I made countless phone calls and sent numerous emails, they rarely returned calls or emails in a timely fashion, sometimes I would have to wait for over 3 days and I would end up calling them back! They offered no apology on any occasion for any of the complaints that I made during this period and they charged more for this appalling service than any other property agent that I have worked with in Central Manchester in the past 10+ years.
If you have a choice, my advise is to walk past Julie Twist and use another agent.
If I were able to give no stars for this review, I would have given none.
Avoid at all costs (tenants and landlords)
EDIT - Thanks for the response JT, you say you'll use my feedback to improve the service, but why did it take to this point for me to leave a negative review and for you to only apologise now and say you will try and be better in the future? Should you not have tried to improve when I first complained 6 months + ago when I was a customer of yours, instead you just repeated the cause for complaint every month which lead to me leaving this review. It like the boy who cried wolf.

I sincerely apologise for today, I am totally baffled as to what has happened.
We have Erin Short registered on our system, with this e-mail address and a telephone ending 335.
We spoke to a gentleman who confirmed he was Erin this morning to re-schedule the viewing to Tuesday next week at 12pm as the tenant is working nights and denied access this week.
I have since called the number ending 335 which in fact turns out his name is not Erin as he said it was earlier but that he did have a viewing booked for 11am at Roof Gardens today that we re-arranged for next week, despite us only having your viewing booked for today at 11am.
I’m at a total loss with what has happened, there seems to be some genuine confusion here. Please can I have your telephone number as clearly the one we have against your profile is incorrect!
I am so sorry to have wasted your time, this is not how we do business and do hope we can get you booked in again as it really is worth viewing,
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
