GooglePurchased a property through this agency. As a remote landlord I rely on the due diligence of the selling agent. In my decade of purchasing property, I have never been handed over a home in such a state. Every room in the property is full of rubbish left by the vendor, to emphasise the scale; my letting agent estimated we will require at least one large skip. Utterly unprofessional and complete lack of oversight.

Hi Osman, I am sorry to hear the owner left the property in such a state, its not the way it should be done, and nobody buying a property should have to deal with previous owners belongings. As an agent, it is not our responsibility to check or clear a property prior to completion, and for us to be held accountable for it and get a review based around the owners left items is extremely frustrating. Whilst it shouldnt be needed, it is always recommended to check a property prior to completion. I would recommend you take this up with your solicitors as a breach of contract. If there is anything else we can do in the meantime please dont hesitate to get in touch

FacebookUnfortunately I can not recommend hills as an estate agent or financial agent. Early 2020, I had an offer accepted for a property they were the agent of, during the conveyancing process there was an issue due to the lease, the vendor didn’t want to resolve and hills had a block of 8 properties that buyers couldn’t complete on. They were extremely pushy into using their own financial services of which were poor, the broker I was assigned kept going on leave without informing me he was or having anyone to answer my queries while he was away so much so that they nearly delayed my second property by weeks, I paid a mortgage application fee for the failing property of £350 of which wasn’t refundable and broker fee of £399 of which I saw none returned when I see the failing property to be the viability of hills themselves. Also solicitor fees I had to cover due to hills failure to vet the vendor well. Wouldn’t recommend, I’ve heard a few horror stories about hills, it seems they have the monopoly around Salford but for no good reason.

Jack, where did this come from? 18 months after you pulled out of a purchase, overly harsh I would say.. Whilst you are entitled to your opinion It appears your re-collection alters from ours, these are the facts:1, You pulled out of the house, the other 7 all completed. Yes the vendor was slow at providing information, but these homes were brand new in the middle of a pandemic, so the certificates needed completing, this was always going to take some time to complete. You were lucky the owner didn’t ask for a non-refundable deposit, in most cases new build home developers ask for between £500 and £5000 per property.2, I can see from the system you were buying a new build with a 5% deposit. I must say it was a miracle that Tom managed to get you a mortgage with everything that was going on with covid and lenders at the time. Tom wasn’t going on leave, he was on furlough and you were aware of this. You spoke to Abigail, Charlotte and myself many times regards the purchase throughout the lockdown and we did everything possible to help you.3, The £350 was your lenders fee, for the mortgage and survey, you pulled out of the house so I don’t know how you can expect to get this back from the lender.. The payment to Tom and Hills Financial was for the help sourcing the correct mortgage. Even though you pulled out of the purchase, this included the work on the first and second properties with no extra charge.. 4, The solicitors fees would have been for the searches, again, you pulled out, you can’t expect the solicitors to pay for your searches.5, The vetting of the vendor. These were new build homes in the middle of a pandemic, the paperwork was going to take longer and building certificates would of needed to be signed off. The other 7 moved in fine. Thankfully the owner managed to sell the property for more than you paid when it was re-sold, re-coping some of his loses with having to start over again. All in all, I don’t agree with your review. If we were at fault we would be the first to hold our hands up and accept responsibility. To review us 18 months after the event, on a brand new home in the middle of a global pandemic with everything that was going on is overly critical, but that’s up to you, at the end of the day we are a local, independent business who works hard to try and help people achieve their home moving goals. I hope your new home works out for you and you can find some way to move on, no bad feelings, all the best for the future from everyone at Hills

GoogleVery poor service received by Hills and very unprofessional landlords they work with.
To start i enquired about a rental property and was asked to fill out a pre-qualifying form that would be sent to the landlord to see if i could have a viewing. I didn’t have a problem with this and sent back immediately. I received an automated reply saying they are busy and may take up to 72 hours to respond - fair enough
Three days later i have had no response, i call up and speak to another agent who told me my form was on the side and hadn’t been sent, very frustrating! They assured me it would be sent off.
Call two days after this as no response and I’m told they cant get in touch with the landlord, again frustrating after they told me they are very easy to get hold of and very proactive.
Finally get a viewing date through two weeks after first enquiring, turn up on the Thursday and view the property, agent showed us around, didn’t know any answers to questions and just kept saying they’d check with the landlord. However not major questions so again frustrating but not the end of the world. We express our interest at the viewing and are told to email straight away saying we want it and are told the landlord does not want it to drag out over the weekend, this was perfect for us.
Friday comes and no response, i call and am told the landlord is having a think, i then get an email at 17:15 on the Friday saying they want the weekend to think about us and another party interested.
Call the following Tuesday as nothing from Hills, and I’m told the landlord now needs to meet us in person, again frustrating, they clearly know this would be required, it would help to be up front and honest.
Meet the landlord on the Thursday and it goes alright, he is very interested in whether we can afford the property which was rather insulting as we currently pay more rent than the property we were looking at, the landlord also assumed my partner wouldn’t be contributing to the rent and that me (the man) would be paying it all, this is a very outdated mindset to have.
So i get a call the next day off the landlord informing me that the rent is now more than advertised and a cash incentive has been offered by the other interested party as he couldn’t decide between the two. This is extremely unprofessional to play two interested parties off against each other out of greed to boost your own profits as you don't want to make a decision between the two. I said i would have to have a think and get back to him after i finished work. He told me this isn’t good for him, I explained my job doesn’t allow me to have my phone in me whilst working, he said that i was being argumentative and i was getting any potential tenancy off to a bad start, he also said it wasn’t his problem i was in work.
This was the nail in the coffin for this deal and we walked away. After this no follow up from Hills regarding the property or offer to find another property.
Overall i would avoid HIlls and the landlords they are clearly happy working with if they do not respond, drag their heels, be misleading, and are complacent in landlords raising prices at will and playing people offer against each other for financial gain.

I negotiated a reduced price for finding tenants thou what I wasnt told at this point is this would result in a very poor after sales service. The final tenant moved in a month ago and I am still waiting for the meter readings for four apartments plus some unsigned documentation, now waiting for a copy of thier complaints procedure. My advice....AVOID if you want a complete professional service.

The meter readings are however part of the let only service and i have asked Tony to investigate the delays with the team, i can see notes that we have been unable to gain access due to the unsociable hours your tenant works as a prison officer. FacebookI bought my house through hills 4 years ago and decided to go to hills for selling the property. The whole team are approachable, friendly and professional. My first buyer pulled out at the point of exchange (through unforeseen circumstances) which was an incredibly stressful time but hills went above and beyond to support me, and I ended up getting a significant amount more than the original offer! I know I must have been a pain chasing the sale up so much but the team were so understanding and supportive and provided me with ongoing updates. The team at hills go above and beyond to make a stressful process as stress free as they possibly can and nothing is too much bother for them. Highly recommend, you can’t put a price on outstanding customer service!
