Throughout our tenancy we have been very disappointed with C&R Properties in the various ways that they've conducted themselves. The majority of the furniture was damaged and unusable, thankfully we were permitted to throw this junk. However some of the essentials weren't in a fit state (the cooker was broken, 2 radiators didn't work alongside general boiler issues, the shower had issues and there was also a leaking pipe in the bathroom). The actual issues aren't the problem here, we know that things break etc. etc. and maybe the previous tenants never reported them, doesn’t matter. The frustration was the neglect shown towards our numerous requests to have these sorted. 1 month for the boiler and radiators to be fixed, having emailed numerous times without a response whatsoever - loved sitting comfortably in the modest Manchester winter without a working boiler. The cooker and leak haven't been seen to whatsoever, please sort this out for the poor tenants taking over from us, and again this is despite numerous emails. We understand the onus is on the actual landlord to approve any payments for repairs etc, however it's not much to expect some form of response/communication nor to find it extremely frustrating to have these requests constantly ignored. So the general point is zero response to our requests for repairs on items that were outlined as essential within the contract. To add to this, when it came to collecting payment for anything it’s a completely different story, we received a snotty text message 3 months in a row to say our rent was late although it was actually paid early and not due for another 3 or 4 days. This was during the period we were still awaiting any kind of response (even a telegram would have sufficed) with an update on when we might expect the repairs. When moving out we were charged £25/person for all references to any request from a prospective landlord and insisted they wouldn't give one without payment. This wasn't anywhere in the tenancy agreement, but time was of the essence on securing our new place so we paid it and resolved that issue another time, still not the point but further demonstrates they never act accordingly when it's in the tenant's interest, only when it's to their own benefit. Almost forgot their strange calculations. Due to when our payday fell and whatnot we wanted to move payment date back 5 days. In order to do this we paid the equivalent to 5 days' rent on top, which was instructed would be deducted from final month's payment. Final payment comes around, we're told a full month is payable to them. They then submitted it should be less after correcting them a few times. Once admitting we didn’t owe the full amount we were given a suspect calculation and basically a second attempt at overcharging us was made, hoping we wouldn't notice (simple maths). Only resolution was to spell this out on email to which we received no response, what a surprise. 24 hours notice on viewings please, not a biggy but still, come on.. Finally, the deposit, a recurring theme of unacceptable lack of communication: Upon handing the keys back we were advised we'd receive the inspection report in 2 or 3 days, which we thought was fine. 4 weeks later, after countless messages left at the desk and numerous emails sent (to which some were responded with the likes of "first thing tomorrow", "check this afternoon and it'll be there for you to claim"), and finally we sent an email requesting the manager's contact details and finally they decided to give us access to our deposit, hoorah. Really, is it hard to click upload, or send, or whatever that button might be? Even if it is that hard, 4 weeks later than promised is appalling. Was the last straw in what was overall a painful tenancy. Was it a case for a TV programme that would be called "tenancy from hell"? No, but we can't help but have a very sour taste in our mouth over the way they conducted business. Needless to say, I won't be recommending C & R Properties anytime soon.

I have rented off this company twice and would not hesitate to use them again nothing is too much. Any maintenance issues I had were dealt with on the day or if they couldn't be resolved I was kept up to date with when the matter would be resolved I found Gurmet and his staff to be extremely polite and helpful and when I handed in my notice the checkout procedure went very well and there were no hidden fees I would recommend C&R to anyone who is thinking of renting.

Avoid like the plague. They will try to rob every single penny from you. When asked for a cost breakdown (receipts) I was told "we don't do those mate". Was charged £8 for a bulb, a cleaning bill for dust on the skirting boards which was found 10 days after I moved out. He then pretended to be doing us a favour because my then housemate was dumb enough to take a desk from the house. A favour that we essentially had to pay for. Zero customer service, generally pathetic letting agency. They will never repair anything properly. I won't even mention the stupendous prices on rent.

I had rented properties in London for 4 years before moving to Manchester for my postgrad. If you guys think this company is 'Awful' and 'To be avoided' you must school leavers, with no/little previous history of renting a property.... this company is decent compared to other company's I've dealt with in previous years. I agree its kind of annoying with customer service because there's different staff members you're dealing with and the issue can become more complicated then it actually is. (If your facing this problem, just ask for the manager and only talk to them). I agree they were a bit slow in the summer responding to emails but that's normal for most letting agencies. I've been reading these reviews and I can't help noticing a re-occurring pattern. On going issues with alarms, maintenance issues and I'm hoping as a law student I can help clarify some of these problems and help you understand some of the issues your facing. When you rent a property it can be a 'LET ONLY' or a 'MANAGED' property,so you need to read your contract and not just sign on the dotted line. When a property is simply 'let' the agency has no control. The contract is between you and the Landlord. All the agency does is advertise the property, so if there are problems with washing machines etc C&R won't be able to do anything. If your unlucky to have an awful landlord like I did, then your anger is misplaced. Its the landlord who's the issue not the letting agency. When the property is 'Managed' they can fix problems, HOWEVER, they have to run everything by the landlord first (as the landlord has signed a separate contract with the agency beforehand). Any maintenance work carried out such as a broken boiler or a washing machine will be fixed by the management agency and invoiced to the landlord. The landlord has the power to refuse any repairs (often to save money because they hate spending money) therefore most of these issues highlights here e.g a broken door following a break-in, broken washing machine, damp issues won't be fixed. Its even more complicated when the property is an apartment, especially if damp issues occur because the problem becomes a 'blame battle' between the landlord and the maintenance company for the building block. Landlords won't want to pay for damp issues when it was their before they bought the apartment and the maintenance company will try to avoid the bill. If this is you, you're unlucky but you must understand the issue lies with the the landlord and company who is responsible for the whole building, this type of issue is beyond the control of any letting agency. Overall, its a decent agency, customer service could be improved though. I would recommend coming in with your parents though, so they can ask the relevant questions which most students won't ask.

In the 12 months that I lived in one of their properties I had more stress than I did in my 12 years of renting! They do not care about the tenants and never get repairs done in a timely manner or even at all! The staff sound like they are overworked and underpaid and don't get me started on the manager Gurmet! You get charged £120 per person for references and credit checks before moving in and then when you move out you have to pay them £25 for them to give us a reference. If you value your health and wellbeing then please do not rent a property through this agency.

Without doubt the worst company I have ever had the displeasure of coming into contact with. Never again would I use them, even if the property was free. From the moment we moved in, there were countless problems with the flat, Gurmet wasn’t even able to find all the keys, therefore we only had access to our balcony 2 and a half weeks after moving in. Gurmet also told me it’s their company policy to make sure only one light bulb works in each room. Unfortunately our toilet broke one Friday evening which was flooding the bathroom, C and R have no emergency number so I couldn’t find the communal water meter and on finally contacting them, Gurmet told me it wasn’t a property management company’s responsibility to know where this was or how to gain access to it in emergencies. The worst part of our experience was when C and R wanted to show people round our flat. They just show up when they want without any notice and expect to look round. Even after informing them I wanted 24 hours’ notice on more than 3 occasions they continued to ignore this. When they did show up and I wasn’t present they would leave all the lights on in the flat and not even put the alarm back on so if I had been burgled during this time my insurance would have been invalid. When I pressed them on these issues they decided it was good customer service to just ignore my emails or tell me they would “ring me back” which they never ever. But don’t worry if your rent is slightly overdue they suddenly spring to life and know how to contact you. Upon leaving the flat C and R tried to charge me over £114 for cleaning costs when it was left in very good condition. The things they tried to charge me for were already on the check in document and it has taken me over 3 months after leaving the flat in dispute with the DPS to finally get most of this sum back. They might treat their landlords right, but their tenants nothing short of abysmal. Avoid!

I have used C&R properties as a landlord for a number of years now. As I live in London, it's very important to me that the agent that I appoint to manage my properties acts in a dilligent and timely manner and treats with my tenants and properties with complete integrity. I am really pleased to be able recommend C&R on the basis that they have consistently met these requirements and left me with next to no void periods and quality tenants who have respected my properties. As a result I have not had to deal with any unexpected headaches from afar over the years. Good job guys, keep it up!

I don't even know where to start . the worst company i have ever dealt with. we feel we have been ripped off, and dont feel we get you the service we pay for. I have been in over 20 times to ask for them to remove all the furniture in our garden that was dumped there prior to moving in, they still havn't done it. and they wont give us curtains in our living room so everyone can see us in the street, currently using a dust sheet left form the builder as a privacy sheet. Look at all the other reviews on the internet to sum up your own personal opinion about this company. i'm sure they all have something in common. *UPDATE C&R then emailed me telling me they wouldn't give me a their reference for another property at the end of the contract unless i removed this review about them. absolute blackmail. Awful people, honestly not worth going anywhere near these guys.

Extremely rude, unwelcoming and unhelpful staff. Was expected to drive to viewings in my own car as they only brought out a 4 seater car which my friends went in. Wasn’t able to see either places as the lady rushed my friends around the properties and didn’t even wait for me. Wouldn’t recommend but unfortunately there aren’t many letting agencies around. Maybe if you weren’t 20 years old you may receive more respect and treated more seriously.

Very happy with C&R Properties, they rented me an old flat in Salford and I was living there for 4 years. So I can say that I did had issues with the flat as you can imagine and they always responded fairly quick and fixed the problems. The staff was always friendly and helpful, specially Kish, the plumber, that had to fix numerous things on the flat.PositiveResponsiveness

Would defintely would recommend the service and the team to friends and family. Looking forward to do business again.

Sinful letting agency, they love taking students deposits from them for absolutely no reason other than to line their own pockets. STAY CLEAR FROM THIS COWBOY COMPANY.NegativeResponsiveness, Quality, Professionalism, Value

Rodger · 23 October 2021

Agent replied · 22 October 2024

Rodger Dodger. With a name like that who would you trust? Just to advise we don't hold deposits, they are held with the deposit protection service DPS, a government run scheme. We as a company have to claim any money back with evidence and good cause and you can either accept or decline. I'm guessing with the evidence provided to you, you thought were right and your wrong but not wanting to loose and wanting to have the last laugh or upper hand you decided to see fit to leave false accusations. This company has been going for 20 years and is regulated so we are not a cowboy company. I do hope you change your mind on your review after reading my response. Happy to chat about this maybe educate you with regard to ours and most agents deposit return procedure. Feel free to give me a call Rodger or is it Dodger? Look forward to hearing from you. I have rented properties via C&R on multiple occasions, and have found them to provide a pleasant and professional experience. I would recommend them to any person who was in the market for a rental property. I also asked the landlords of their experience in dealing with C&R and all provided me with a positive reference. This is why i still continue to use C&R. Thanks C&R and keep up the good work.
