GoogleThe agent didn't show for our viewing with no explanation, didn't pick up when we tried to call. When we called the office they said no viewing was booked. I came from out of town to attend and ended up seeing nothing.
Besides, rude over the phone on multiple occasions. Please use another letting agent.

Thank you for your review, we have had a few teething issues with our booking system whereby for some reason details are not saved, which has resulted in some viewing confirmations being booked however not recorded on the diary. I guess this would of been the time you had booked and if so i do apologize for this error. Although i don't really understand why you would come into a big busy city with just 1 viewing booked as i know properties are let every day and as soon as the holding fee is placed properties are placed under offer with all viewings cancelled. So im therefore surprised you would of made the journey for the 1 property that we would of advertised. Im also a little baffled that if you booked one viewing with us why would you phone us on multiple occasions for me and my team to be rude on those occasions. We would of offered you an alternative time and date straight away and would of apologised for any inconvenience caused. I do hope you find what you are looking for.

TrustpilotTwo months to get deposit back
When we moved in, the flat was dirty, the washing machine and dishwasher were broken and we ended up sleeping on the sofa because both bedrooms were infested with bed bugs.
When we moved out they tried to charge us £99 for a 'light clean' as they claimed the property wasn't cleaned to the same standard as when we moved in.
Two of us took a day off work to clean the flat thoroughly and when we argued against the charge, they decided to give us our deposit back because starting the process with DPS was going to cost them £120.
It took us two months to get our deposit back in the end. I imagine they do this assuming that people need the majority of their deposit back as soon as possible.

After the absolutely shocking experience I had with this agent, I really wouldn’t put it past them. Dishonest, incompetent and seriously lacking in professionalism to any degree.
You’ll regret ever having anything to do with them.

Dear Stephen.
According to our records, the only Stephen Carter we have had as a tenant was back in 2011. I'm therefore a little surprised as to why it has taken you so long to write such a review. Although i am aware of the property and the landlord, all repairs had to go through the landlord as they would only appoint there own contractors, which i understand may of caused some delays. As such, we now no longer provide a management service for that particular landlord. Since 2011, the company has changed, systems have changed, we have grown and as such offer more in house services which back in 2011, we would of been reliant on 3rd parties.
Also on another note, all reviews are genuine regardless of rating.

GoogleSeveral weeks ago I moved into a property to find the bedroom mouldy - despite being re-assured that the guttering problem would be fixed back in February. I have had to move out of the property and am now paying double rent thanks to their negligence and incompetency. Any correspondence with them is such hard work. Save yourself the stress and raised blood pressure by avoiding them if you can.

Libby, you lived in an apartment block of which we reported all problems to the management company of the building. In this case the work was a overflowing gutter. The management company assured us that the work had been carried out. We are therefore not in control of the buildings maintenance program. We were always in communication with you and the landlord to resolve all issues and i don't really think there was anything more that we could of done in putting pressure on the building management company to get the work carried out. As soon as the external work was done we started on the internal work.

I can't recommend these guys enough. Been their tenant for two years and every single maintenance issue (and it's an old house: there are many) was sorted within 24 hours.
Their new online portal is terrible but I just ring and they never had any issues with that.
Edit: I just had to renew in a quite complex situation and these guys were effective mediators, allowing us and the landlord to reach an agreement that did not disadvantage either of us. I still can't recommend them enough, they are amazing.

FacebookCowboy, unprofessional and no moral estate agents who uprooted our lives and evicted us in lockdown because we enquired about a rent freeze.
We lived in the property for 4 years & planned to be there 4 more. When calling C&R to enquire if a rent freeze for a year would be possible. Instead of just saying ‘no thats not possible’ they proceeded to shout at me on the phone, ask me ‘where did you get that idea from’ and threatened to raise our neighbours rent in response. (We were close with our neighbours)
They then served us an eviction notice to vacate the property. Why? We had always paid on time and never caused any issues, we looked after the property like it was out own.
The eviction was sent on a Sunday, the day the law changed from minimum 6 month to 3 months eviction notice. So this was a planned eviction to give us as little time.
Ontop of that, they tried to sting us with classic cowboy estate agent deposit fees, like £100 for bin bags to empty the outdoor black bin, which was actually for the bin men to do.
The deposit protection scheme luckily disagreed with C&R and granted our full deposit back minus a small pre agreed cost.
To round this up, ill never forget the way they treated us for absolutely no reason. The manager has a significant chip on his shoulder that I hope he gets help for.

Dear Joshua, Thank you for your review although you haven't mentioned the whole conversation that was said and fabricated what you wanted. What was said that we will happily show you around, however i will tell you now that we have 20+ viewings booked in, mostly professionals and or students with guarantors. Therefore if you were to put an offer in on the property as well as others you most likely would not be picked as your offer would not be strong as say somebody working and or a student with a guarantee. You then said well if i did go i would be wasting my time and i said that's your choice, im just being totally honest and said you would probably get more luck in a non university area where the demand is not as high, we then pleasantly ended the conversation. Their is nothing wrong with what we had said. Furthermore, you imply that we are going to make the decision when we don't, its down to the landlord, why are we then rotten and ruthless when the landlord makes the final decision. I would also like to point out at this stage we do have tenants on some form of benefit, we therefore do not discriminate. I'm sure you have probably had worse responses from other agents, I therefore don't understand why you would vent your frustration through us and give us a negative 1 star review when we aren't even the final decision makers. should you wish to discuss the matter in further detail, please do not hesitate to contact me. These people were unprofessional and totally awful to deal with. I wouldn't recommend them at all. They mess with your mental health and cause a lot of unnecessary stress. They deserve no stars. Can't believe the unfair and aggressive way they treat the tenants. STAY AWAY at all costs. Would write more but do not want to relive the trauma they caused.

OK, so I have had experiences with a number of agents involved in property and come across some truly awful ones. C&R- ARE ONE OF THEM. Shockingly awful.
BUT CHEAP! SO, if you are a landlord and want someone cheap to collect rent on your investment, then go for it, if you want your investment to slowly deteriorate through a poor pool of tenants and a business without the capability to look after your investment/tenants, then use C&R.
CHEAP GETS YOU CHEAP- It might seem attractive to save £50 a month on fees, but, long term this will screw you over

GoogleShocking estate agents, avoid if you are a student. The staff are rude, and unprofessional. We rented with them which was pretty bad but i gave them another chance by arranging a viewing for another property, when i booked the time off work and arrived at the property, the occupant claimed that the estate agents never called him and was wearing his pajamas. Huge waste of my day and time, this happened around July roughly. Do not give them a deposit either as they will make up problems to avoid repayment!!!
