GoogleWorst estate agent I have ever had.
Take months to sort out issues.
Refuse to do video tours even when there is somebody in the house on immune system suppressing medicationa who would die if they contracted covid.
Insist on booking house viewings even when you have 10 months left on the contract which are all in the middle of the day so you have to either take time of work or let strangers wander around your house unsupervised where they can help themselves to whatever they want to.
They charge £90 if a light bulb goes after you move out despite most light bulbs not working when we moved in.
Some of them are very rude either cutting you off the call or in the way they speak to you.
Will book appointments for house viewings and then fail to show up.
They charge application fees but rename the fee to get around the law forbidding application fees.
Despite having booked in house viewings a week or more in advance will wait until 24 hours and 60 seconds to inform you that there will be a house viewing.
I highly recommend avoiding this estate agent at all costs.
Edit: it seems I was mistaken about them doing house viewings 10 months before the end of the contract it was actually 9 months before we were due to move out.
I won't be coming forwards with my details until after we leave to ensure that our deposit is not compromised over it. I have screenshot and evidence backing up my claims so this will not be an issue then.NegativeResponsiveness, Quality, Professionalism

Dear Bit Spider, Thank you for your review. I'm very surprised about the comments you have made as this is clearly the way we DO NOT operate. I would welcome you to come forward with your correct name and the property you have rented from us, given that some of the words you have used, i would assume that English is not your 1st language.
In terms of viewings, the only viewings we do before the last month of the tenancy are student house viewings and even then we start to carry out viewings on the January of the year you are to vacate so this is 6-7 months at most and not 10 as you stated. You would have signed an agreement from the outset explaining and understanding our process. All other student accommodation providers do something similar. With covid, we have adapted our viewings process and have been extremely careful when booking viewings, all our our viewings are verified and asked if they have or showing any symptoms and if they have seen the advert videos etc, so i'm very surprised about your comments especially when you say that one of the residents has health issues. This has never been brought to our attention and if something like this was put to us in writing we would of acted appropriately. We also agree with existing tenants beforehand if their any days or times we need to avoid when booking a viewing so we can make notes on our systems and work together. With tenants isolating all the time we would never compromise anyone's health. I would therefore really like to speak with you as i totally disagree with the comments you have made. £90.00 for a bulb change? its clear that this is is false and misleading statement as you yourself confirm above that you have not left the property at the time of posting your review. Finally we do not charge for application fees, our pricing is in accordance with the Tenants Fees Act 2019, again, another misleading comment you have made.
I really do hope that you contact me. My number is 0161 227 9990, i look forward to hearing from you.

GoogleRented a property from c&r a few years ago and was cheated out of my full deposit - I was called afterwards and harassed for leaving a bad review, which has subsequently been deleted. Outrageously unprofessional.
Edit - look at the reply from the business below! Talk about dredging up old business! It wasn't 10 years ago either, was it Gurmet? It was less than 5 when I posted this, and was in response to you removing an old negative review - do you remember calling me to have a go at me about that? I'm far from your only 1 star reviewer, am I?
Calling a tenant who lives 100 metres away from your office to say they left their prescription there doesn't make you a saint - you're trying to make out you're a fantastic human being for not throwing it in the bin???
I paid to repaint a flat and clean it (despite having repainted some of it myself, and it not being clean and stinking of weed when I moved in). You still owe me 200 quid mate, if you've changed a lot over the last few years, I'd welcome the return of the remainder of our deposit.NegativeResponsiveness, Quality, Professionalism, Value

Seriously Paul after 10 years??? and with false misleading accusations, we both know you had your deposit back with certain deductions which you had agreed upon. I even called you back for you to collect your medicine when you left it in my office, I remember the day very well and the look on your face when you had to return, thank full you was. How things changed when you walked out the office. I did call you as I was very surprised, I call many of our reviewers, its not to harass but to learn and understand, with a view to learn and maybe evolve. We have changed a lot over 10 years, seems like others haven't. I was surprised then , even more so now. FYI we can't delete reviews they remain.

GoogleAwful customer service.
I was renting a flat from this agency. When it comes for payments or any other fee that tenants have to pay, they immediately write an email or call. But when tenants need some help, or returning deposit money, they say they are so busy. Rude, unprofessional agents, that doesn't reply to emails, I had to go to their office to talk to them. Besides, they took a money for their late respond for email. They couldn't find the payment for tenancy due their "website problems", but when I demanded to return my deposit, I got rude reply saying it's busy time... Don't use the service from this agency.
Sorry,if there are any grammar errors.

GoogleDo not rent with this company, there has been nothing but trouble and hardships, I'm going to go over a few of the completely appalling behaviours from this company and it's employees, but bare in mind that it isn't a complete list.
There's talk on here of C&R bullying negative reviewers into removing their reviews, this won't be happening here. Any phone calls or emails I receive regarding this review will be logged/recorded.
First and foremost I'd like to make it public knowledge that I and a couple others have lodged complaints with the ICO.
1. Live wires/alarm box hanging from the wall. The property had a "disconnected" alarm system in the front entry way, the wires hanging out of it were live. This could have killed someone.
2. We didn't have a working oven for 3 months after moving in, this could have easily caused a gas explosion due to the nature of the fault.
3. Unprofessional and condescending behaviour from staff after we disagreed with the deposit charges
4. Mould and damp caused one of our housemates to get sick
5. Faulty electric and gas meter
Please remember that this isn't all the issues we had with the property, but it's the main ones. We have been recommended to contact Greater Manchester fire and rescue due to the property being unsafe to live in.
If renting with C&R is your only option, I'd recommend you get in contact with Shelter or read up on renters law. We figured out that this company/employees will quickly become yes men when legal is mentioned.
All in all, another letting company that preys on the poor and student classifications in society in the hope they can do the bare minimum while still collecting your full rent amount at the end of the month.

Thank you L, I know which property you are referring to. I guess this is a clear case of you pay for what you get, didn't you think it was a bargain when you signed up! did anything change from when you viewed to when you had taken possession No, so why would you think you would be getting anything different to what you had viewed. You received an old, fully compliant property not up to the latest modern standards in furnishings or decor. The alarm has been disconnected for many years and no live wires are visible, weve left the box on the wall at the landlords request. The property is an old terraced house with solid brick construction with no damp, the mould you had was surface mould (which was easy to wipe down) due to the fact that the windows where never opened in the room in question. Incidentally, why were all the other rooms in question fine even the bathroom was fine? I don't know why you would want to report us to the ICO as our systems are all compliant with GDPR and you had signed an agreement to share your details with our representatives, I look forward to receiving the correspondence from the ICO. I do tend to contact reviewers from time to time however, not to bully and or intimidate as you cant do much over a phone (and if you met me you would know im not the bullying kind) but do so to understand and better ourselves. I also dont understand how you can have faulty gas and or electric meters, which i would like to point are the ownership of the Utility provider in question and not the property, did you complain to them, review them, some how i dont think so. Did you contact Greater Manchester Fire? as i again have heard nothing as the property is fully compliant. I'm more than happy to discuss what issues you may have. I look forward to hearing from you. After seeing the house we try to conclude the negotiation but after some back and forth he tells me that I have to give him a six month deposit plus the agency fees because I don't currently live in Manchester. After we argued on the phone more than once I only had to give him a 5 week deposit. Hi Luca, thank you for your review, however I do not understand the response as it is in your native language. I was hoping that it was 5 stars and a thank you for calling you back to tell you that your partner had left her jacket in our office! However having just spoken with you I understand that some how you feel we have mislead you in terms of the information you had provided regarding your employment status and the property in question. Its clear that English is not your 1st language and when you spoke with my colleague , you clearly stated that you & your partner had employment and was working, telling us your job roles and income earned. On this basis we put the offer forward to the landlord and they accepted. When I called you back to say that your offer had been accepted and that your partner had forgotten her jacket, you actually thanked me over the phone and said you will be in the office within the hour. You both came to the office and when I went though with the offer again and asked you about your employment, it became clear and apparent that your jobs are currently based in London and you are a self employed labourer and your partner is agency staff as a Nanny. This therefore meant that you had to give up your jobs to secure new jobs once you were based in Manchester and the time of our meeting you had nothing secured. You did not state this clearly enough when my colleague asked about your employment details. When I established the correct circumstances, I then offered alternative solutions such as if you had a UK guarantor which you replied no and then if you could pay in advance, which you replied was too expensive. You mentioned if we rented out rooms and i said no but we do have a studio at 525pcm and you still aaid it was too expensive if you were to pay in advance. I said that this was standard proceedure and every agency follows the same criteria. You said you will think about my proposals and get back to me. I'm therefore do not understand why you have felt we have mislead you when infact it was you that had provided incorrect information from the outset in relation to your employment status. I do hope you do find a place and now fully understand what is required of you and your partner when you are looking for alternative accommodation in Manchester. My doors are always open. GoogleApologies for the long review but if it helps even one single person staying away from this agency it will be worth the time I've spent writing it. We have been 2 years with C&R and during that time we have mostly been ignored while we highlighted some issues that needed sorting (broken fridge, water pressure and similar). It wasn't up until checkout that they showed their true face. We requested to be present during the checkout as we read in a few reviews that they are not always clear with the procedure. They asked us to pay £60 for a scheduled checkout, despite me telling them that I was ready to come at any point that was suitable for them with just 30 mins notice. They still demanded to be paid, arguing about the meaning of the word "scheduled" and not giving us any other choice. I've decided to ignore the fact that the woman who was replying to my enquiry was the rudest person I've ever had the chance to talk to or that when I showed up in their office they refused to acknowledge my presence for about 5 minutes (the owner kept on eating his crisps and avoiding eye contact) and just paid for it to avoid further trouble. I've gone trough my checkout with the only friendly employee of the agency and come out of the house with a signed piece of paper with a few things that we agreed needed fixing (and an estimate quote of "definitely less then £100"). A week later, despite everything was pretty much agreed, they decided that the house needed a treatment for the smell, as we had a dog in the property (which they were aware of). Despite that the fact wasn't even mentioned at the time of checkout and the house was left spotless and odorless I've waited for a quote, to decide how much was I willing to pay to avoid issues. I received a quote of £130 which included a chair that I've replaced and unpacked on the day. Once I made that clear they told me not to worry, they will take that off the final bill. 3 weeks later I've received an invoice of £180 which included not only my chair, but also a second couch that we never had. While the second couch has been taken off the bill (with a ridiculous excuse and no apology) the chair was left there. At that point they also decided to ask for £50 admin fee for having to call the company on my behalf, despite I've already paid for a scheduled checkout to avoid that instance. On top of that they charged me £60 for scheduled maintenance (fair) and £80 for a few plastic bits missing from a blind with no invoice (during the checkout he told me that parts shouldn't cost more then £20 and the blind itself wasn't worth half that money). In the end I've agreed to everything but refused to pay the admin fee, threatening to dispute everything and go to court. First they pretended to be kind enough to wave half of the cost and then, after my protests and threats they just released my deposit without further communication or answer to my email. On and on it took almost 2 months to get my deposit back, I've paid way more then I was supposed to and I had to fight to get back at least some of it. As someone already said, this agency is incredibly unprofessional, rude, with no customer service and with practices that are only created to rip off their customers. Steer away from them and if you really can't just walk in their office, a quick chat with the owner or their admin will make you realize that you are making a big mistake.
Pasquale · 24 October 2019
Agent replied · 22 October 2024
Dear Pasquale,
Thank you for your review, which we note all the issues you claim to have raised. We remember very clearly the whole application process and the fact that you had a pet dog and was open and honest by giving this information before hand and even graced us with you dog’s presence when you into our offices to sign the tenancy agreement. We have always been very accommodating with your requests and any repairs have been that you have raised had been addressed within an appropriate time line. We had rented the property beforehand and no one ever mentioned issues like water pressure and when tested was fine. Please note that the currents tenants also have not raised any issues with the water pressure.
Regarding the check out, as you may remember we did not want to give you a quote on the day as we couldn’t estimate all the work given that 3rd party contractors are involved. We reluctantly, and albeit mistakenly gave you a very rough estimate on costs, and in no way said it would ‘definitely’ be less than £100.00. My property manager assured you that this was an approximation and should only be taken as a guide.
On the day of the scheduled checkout the property had been freshly cleaned, some areas were still wet and smelt of cleaning solution (with a large solution spill on the carpet). On top of this most of the windows were open (which the property manager closed as he went around the property). Due to this, my property manager could smell on the day was only the cleaning solution. He was even reasonable enough to help clean minor areas that were missed right in front of you.
When one of my colleagues did a viewing on the property, he noted the very pungent smell of dog, and the property was not being let specifically due to this smell. Anything following a checkout can be added and charged to whoever is liable (something the DPS Guidelines include), if it is reasonable. It was 100% reasonable to get the property de-odourised.
The cost of this was £135.00, but we actually charged you less than this on the actual deduction. During this time, the landlord removed the chair and replaced it with a sofa, so the invoice was £180.00. You were not charged for the chair like you say because it wasn’t even in the property, and we reduced the invoice down to £131.50.
This was not the first time you were told about the £50.00 Admin Fee. You were told at the start of the tenancy, and on the original checkout report that was sent, you decided not to read my email or your tenancy agreement. However, out of good faith we decided to waive this fee completely.
The repairs on the blind actually cost more than you were charged, again, but this was reduced this down as to be more reasonable in line with DPS guidelines. My Property manager told you numerous times that a physical person has to go and do repairs, and fit items, these people get paid by the hour on top of the cost of the item, they do not work for free, we cannot be held accountable for these costs as we do not make them.
In the end, not including the unexpected smell and deodorising associated to that, the final cost was £138.28, not far off the estimation given. The deodorising was unavoidable, and made the property un-lettable. In fact, we even offered for you to come back to the property with me and investigate the smell yourself just in case you were doubting it.
I’ve spoken to my colleagues whom you dealt with in the office and you were not kept waiting five-minutes, this is a untrue statement and a huge exaggeration on your part. Were in a small office so you there is no way we would leave you standing for a 5 full minutes without any acknowledgement. The Property Administrator on the front desk dealt with you straight away. I find it disappointing that you have also commented on my manager eating his lunch at his desk, which has nothing to do with the matter at hand.
All in all, we were wholly reasonable with you throughout the process.

GoogleThey couldn't even manage to organise our viewing. We received no confirmation call, so we had to contact them. We arrived early to the apartment building and saw a company car nearby, but nobody got out or went in. We waited half an hour, during which we called the office twice as we were unsure what was happening. Then the car up and left - someone was in there the whole time!
We were aggressively asked on our next call if we had arrived on time and were making ourselves known, which we definitely did - and even if they were unsure who we were, it would have been polite if they called us to check, instead of sitting in a car for half an hour with us hanging around awkwardly nearby.
I can't understand what went wrong, assuming there was major miscommunication on their part. We received no apology... Dread to think how they deal with maintenance issues. Very disappointing as the flat seemed ideal, but we'll look elsewhere, thanks.

Sophie, im sorry you have not received a good service from C & R. If the appointment is on a busy road and an apartment block, for the safety of the staff, they would park as close to the development in a marked car so that prospective viewers could go to the car and therefore we would know that you were a prospective viewer rather than randomly approaching members of the public. In this instance it would of been advisable if you went to the car and introduced yourself. I do hope you have found what you were looking for.

GoogleMe and my friends rented 13 Boston Street for a year during my final year at University. The house itself was basic but most of my complaints are directed towards C&R properties and their incompetency as an agency and business. Right at the beginning of our tenancy there was much confusion over the sum of money needed to pay the deposit and first rent payment. We were repeatedly told different figures and different ways in which we should pay these amounts and were met with a simple and unforgiving “well you just got got to pay it mate” when I called up the Hulme office and inquired. Following on from this a major leak in my bedroom, which left it submerged under a centre meter of water, went ignored for 3 months as everyone at C&R passed around my complaint and the subsequent responsibility of fixing the issue onto the next person and then the next person so on and so forth. As the situation with the leak worsened Gurmet Chumber, who I believe to be the boss of the Hulme office on several occasions deflected blame from himself and the C&R maintenance team and pointed it towards the landlord and his maintenance team. As I had no contact with the landlord (all contact between tenant and landlord goes through C&R) I had no way of knowing whether what I was hearing from the C&R representatives was factual or not. Either way a clear lack of communication from C&R and a sheer lack of urgency from their entire team meant that instead of playing the role of a useful middle man and respective agency, C&R simply got in the way of everything. Eventually after 3 months of deliberation I myself managed to strike a deal with the actual landlord of 13 Boston Street after C&R repeatedly failed to be a useful middle man. In addition to this, everything to do with C&R took forever. Whether this was receiving a key thob for our parking garage which was given to us nearly one month after moving in, or the time it took to fix the issue previously mentioned. Every process with C&R was painstakingly slow. To summarise, I recommend to nobody to go through with C&R as an agency and avoid any properties they are listing. They are unprofessional, unbothered, unaccommodating, untrustworthy and a really poor representation for who I found to be a really genuine landlord of the property I stayed at.
