Really bad made building old and the service is bad they really don't care about residents this picture was showing to them one year ago and nothing was fixed sending emails doesn't matter because even i went to the office and i was treated really bad i wanted to raise a complaint but they convinced me not to ,and as i don't want people to lose ther jobs i went with it. Really bad windows sealing , i even think that the energy consumption review is fake , we got a specialist in the apartment and they advised to change all the windows but ofcourse C&R cooperate they don't care .... send as many emails as you want or talk to the rude staff they are hiring no one cares, please avoid C&R.

Oussama · 23 October 2022

Agent replied · 22 October 2024

Dear Ousamma, thank you for your review although this is the 2nd review, why? The building you live in less then 20 years old in the same block of our office, therefore quite modern with double glazing and central heating. The energy consumption you mention is an EPC and is from a 3rd party contractor which is noted on the National government database and therefore not fake. You have come into our office several times and other then some minor issues with the window seals you've had no issue. You mention you have a specialist in to look at the windows, why haven't we had a report, i guess its in the post! if their was genuine issue with the windows we would of happily reported this to the landlord who makes the decisions on repairs and not us. Incidentally the landlords family lived in the property for several years before you did. I also don't understand that if you have so many issues with the property, why have you extended your tenancy with a rental increase. Please feel free to contact me should you wish to discuss any of these matters in further detail. Gurmet Chumber.

Sent an enquiry to C&R management about a room that was posted just yesterday in Manchester. The agent Sophie replied my email straight away. She was polite but got a bit mixed up and thought the room wasn't available. She isn't in the Manchester branch so I can overlook that simple mistake because I have never received an instant reply from any other real estate agency. After I send another email with the link to the property, she got me hooked up with an agent, Kacper, from the local branch. I am not a native speaker so I had a bit of a problem understanding him but he was patient with me as well. Setup an appointment for viewing just 2 days later. No need to wait for another week.

A YEAR OF HELL. Gurmet is a nasty piece of work who puts off repairs for as long as possible (i had to contact environmental health before he would even pencil in a date for repairs), he tries to with-hold as much of your deposit from you as possible for things that were already wrong with the property or were due to landlord neglect. He also lies about how qualified he is, an example of this is when he told me to my face that he was RICS qualified...after checking their register and contacting them they had never heard of him. It turns out he doesn't actually have any accredited qualifications and doesn't know what he's doing. AVOID C&R AT ALL COSTS.

Made us make an appointment to pick up keys at the start of a lease. On the moving day, called us to say they'd messed up the lease, and needed us to resign a new copy. Delayed our move-in to like 5pm, but I'm still paying a full days rent... When moving out, one of the letting agents was fine with viewings. The other one never told us when viewings were cancelled, always left the front door unlocked when leaving. One time even left the front door ajar. Really appreciate that one

Lived under them for a year and during that time. Was told to fix my boiler which is breaching contract and was called an idiot over voicemail. Was charged £218 for cleaning due to and oven with grease a singular piece of tape on the carpet leaves by the front door and an eyelash on the sink, these were the evidence for the cleaning, it’s now been two months since living there and have not seen a penny of my deposit.

Sadly didn’t have a good experience renting with C & R properties. Whilst Darren and the maintenance team were always lovely, the lack of communication and transparency from the agency was frustrating. A lot of blame was placed on us as renters, even when a cabinet (held up by what looked like toothpicks) fell off the wall, splitting the toilet seat and nearly hitting my housemate. We were also without hot water for nearly 2 weeks last autumn after our boiler leaked and flooded our bottom floor. A faulty dehumidifier was provided which left carpet smelling damp, and our house very cold. We were told to use our own towels to clean up the water, our shoes and belongings were damaged and they gave us minimal compensation but only after a lengthy debate with our property manager. Emails and enquiries went days before response, and some without any at all. We had to wait over a month to hear anything back after we handed in our keys. Luckily the deposit protection service gave us some money back from their deductions for the delay.

Absolutely awful experience from beginning to end. The house was electrically unsafe, and after moving us out for 2 months to re-wire, the problems were not fixed as they hired the cheapest contractors who did not carry work out properly. House was filthy when we moved in after the contractors, and we cleaned the house top to bottom before moving out and are still being charged extortionate amounts for cleaning. Repairs were requested to be made in February which have still not been made (we moved out September). Poor, poor company who don't know how to manage properties and I suspect are ripping off tenants and landlords the same. STAY AWAY FROM THESE RIP OFF MERCHANTS.

Before I say anything about this agent, I just want to note that I am writing specifically about the Hulme office. I guess their main issue is that they are horribly understaffed. In the first instance, they have one person managing ALL of the properties. That is, one person to do maintenance and repairs etc, and to sort contractors to the properties. Unfortunately for all of us, C&R is no different to any other estate agent in that they will charge you a fee for absolutely anything that they can. From admin fees for the tenancy forms to deposit fees, to even refund transaction processing fees. You name it, they'll probably charge you for it. In my case, they charged me £25 (plus a £1 transaction fee for paying by card) to release my landlord's details to a referencing agency! And not only that, when the referencing agency called C&R, they simply told LetsXL that the person who handles referencing was out of the office for several days. Bear in mind that C&R are fully well aware that I am moving out of the property in just about 2 weeks, I find it really rather insulting to charge me £26 for my landlord's details, only to not give it to the referencing agency. Again, just a generally understaffed office. Another point about being understaffed is that with one person managing the repairs etc. with all the properties, sometimes things never get done. In my property's instance, our front lawn is very horribly overgrown. Our lawnmower provided with the property is broken, and we therefore cannot mow the lawn, and with all due respect, we're not going to buy a lawnmower just to mow a lawn that should have been done by either the previous tenants (who I assume also had the issue of a broken lawnmower) or have been sorted by the contractors. On both visits in the year by the contractors, neither contractors were able to do this for us as their "van wasn't big enough for a lawnmower". In all honesty, C&R aren't the worst estate agents out there, so really all I can say is; you could do better, you could do worse.

Great customer service could not fault them, David came out to value my property and from start to finish I felt at ease, David was both professional and down to earth, his valuation was a little higher than some of the bigger agents but I felt confident in David and he assured me he and his team would work harder than anyone else to sell my property, which they did and in fact sold it for more than the original valuation. I feel that without the great efforts of David and C & R Properties Manchester I would have not achieved maximum value for my property. A great team with great work ethic I would highly recommend to anyone looking to sell there property. A job well done.

Great experience couldn't fault the guys at all David the Sales and Lettings manager made selling my property a breeze right from day one I was kept up to date with everything. When we had offer placed David did his best to negotiate with the buyer to get me the best price possible we accepted and things started to progress, there became an issue with the lease hold and David was fantastic speaking to both my solicitors and the lease holder about the details of the issue and avoided a potential fallen sale. As I said couldn't fault the service 10 out of 10 from me. Would highly recommend them to anyone.

From the moment we checked in to the moment we checked out, C&R had made sure we were well and truly looked after. The whole team are personable, friendly and very consistent across the board. Arguably, the best agent we've ever used... Sabita made us feel more than welcome when we first signed up. Between her and Robyn, we had first rate customer service and genuine advice. They managed the property fantastically, meaning that we didn't have to worry if any issue arose. Chelsea was super helpful in checkout and even after tenancy - she informed me of some important post I'd received and was able to organise a way for me to conveniently receive it. Just wonderful. All I would say is that perhaps prices for broken key fobs etc. should be reviewed... I would entirely recommend C&R to anyone looking to rent or buy! They're fabulous. Thanks for everything.

Please avoid

They took a big chunk out of our deposit because 'the property wasn't returned to them in the same professional standard' while we did quite literally professionally clean every corner of the flat. Some bits were absolutely filthy and disgusting when we moved in and we didn't make a deal out of it, but my point is just that we returned it way cleaner than it was given to us yet still they didn't give us all the deposit back. Please avoid at all cost, they won't give you all the deposit back unless you show them a receipt of getting the flat professionally cleaned (mind you it was anything but professionally clean when we moved in).

Nightmarish experience

Nightmarish experience - incompetent, dishonest people. Faulty appliances, made fraudulent claim on our deposit (after withholding deposit 3+ months without explanation), frequent viewings, refused access to power meter, refused to pay previous tenant's power bill - would recommend staying away. Boiler, microwave, oven, dishwasher were not working when we moved in - took several months to resolve. Tried to schedule about 15 viewings during the last week. Refuse to respond to Deposit Protection Scheme for 3+ months after the end of the tenancy to return my deposit. Then tried to make a claim on some random stuff - rejected by DPS since they had no evidence. Still - my deposit of 1000+ £s was held up for 3+ months. Refused access to power meter - building management would not give it to me, only to the letting agency (C&R). Letting agency refused to ask the building management on my behalf. Refused to pay the power bill for the month before we moved in, which the power company charged us for. Paid upfront before tenancy but then extended for a week -- no communication from them for a whole month on how to pay the extra rent until I reminded them -- had to beg them to take my money! That should tell you how seriously they take their work.

I would give this company 0 stars if I could. They are an abysmal company from the very basics of collecting our keys to when our boiler went out and we needed to contact them on an emergency number (which doesn't exist.) the entire staff body is rude, ignorant and unhelpful. I am extremely surprised that renters give them good ratings as they are giving themselves and their properties a bad name and myself and anyone else I know will never rent from them or any of the landlords who rent through them again as we like to think that they would value anyone who is paying them!!! Everything is a difficult task which is met by agro despite the fact we are always polite and friendly with them, if I spoke to any of my clients at work the way they speak to us I would be sacked on the spot. They cut corners at every turn, have no idea what they're doing and deliberately mislead us when initially signing the contracts. The only thing that has come from this is I now know why NOT to look for when renting :) please do yourself a favour and don't rent through them!

I have worked with Gurmet Chumber and C&R properties since about 2000 and continuously since then, both buying, selling and renting my properties as a landlady. I highly recommend Gurmet and C&R. I have always found them to be professional and reliable with excellent local knowledge and an astounding memory for details of my business, previous rents, prices and circumstances that even I cannot remember without looking up. I have always appreciated the fact that if I have run into any particular difficulties, I can ring Gurmet and rely on his responsive advice without strings attached. I have always found him very calm, sensible and even-handed. Even though I am a landlady and my issues have been in relation to that role, I have never felt that he takes sides. Rather, he aims to support tenancies and make them work. He is balanced and objective in his views, advice and actions. I will continue to work with Gurmet and with C&R properties and highly recommend them.

I've been a tenant of C & R for just over a year and i can honestly say they have been great. As a overseas student from India i had problems with my application as i have never lived in the country. i also wanted to get my young daughter over for her education. The credit reference failed as i needed a guarantor. I pleaded with C & R to help to which Sabita went out of her way and spoke to the landlord and got them on side and even spared time for me to write some letters to help my daughters visa application. Thank you.

ABSOLUTE SCAMMERS DONT LET WITH THIS AGENCY

I have used this company to rent a house last year and for a different house this year. They have charged a ridiculous amount of money for things that were already issues with the house when we already arrived off of our deposit, and in our house this time round they have emailed saying we have an overdue charge of 2.2k when we have all sent the money for this months rent. Shocking service and will never fix a thing when you ask them to, completely useless. Never deal with these people!

Hands down the worst letting experience I’ve encountered, maintenance department are basically none existent, we didn’t have hot water for months. Fridge broke and no one seemed to care. Property managers are impossible to get a hold of. Deposit return process is very long, be prepared to wait 1-2 months whilst they try claim everything they can off the deposit. Would avoid if possible.

Jack · 23 October 2023

Agent replied · 22 October 2024

Dear Jack, I'm sorry that you have not had a great experience with our maintenance service. Have you logged your repair on our maintenance portal? if so can you let me know which property it is that you reside at and i will be happy to look at the issue. I don't understand how you could not have hot water for months. I'd be very interested to find out how the issues where reported as we encourage all our tenants to use the portal as the repair request is then logged against your property and cannot be removed unless actioned. I note that you have added the same review at our city office, which is in effect a separate company and you cannot be renting from both offices at the same time. A little unfair don't you think? why write a negative review with a company that you have never deal with. I would request that you remove the review to the office that has no relevance to the matter and contact me so that we can resolve the issue that led you to typing this review. i look forward to hearing from you. Gurmet Chumber.

Not a good company to rent through, especially for students. House wasn’t in the best state when we moved in. They refused to fix mould even when i’d bought a dehumidifier, followed all advice to get rid of it and told them it was making me ill. They tried to blame me when it was clearly not my fault, and said they’d send a leaflet (which i never got). The person who answered the phone regarding the mould didn’t seem interested in helping at all, even after i ended up going to a&e because i was so ill. House manager Abdul did try to help us at the end of the year but unfortunately the agency itself let us down massively throughout the year. DO NOT USE

I have rented with C and R Properties City Branch for the past year and would definitely recommend everyone to rent with this fantastic branch! The overall support and communication from the staff has been incredible! I moved up to Manchester and renting on my own for the first time not knowing anyone and the help from the team - in particularly - Chelsea has been amazing! I can’t thank C and R Properties enough!
