Genuinely the most awful estate agent company!!!!!!!, avoid them if you can - they do not get anything done ever and you can never get a hold of them, they are constantly out of office. The staff aren’t helpful, requests take months and months of following up. Awful experience

I rented a flat for over 6 years through the Hulme office. The office staff were approachable and helpful over email, phone and in person, and any maintenance issues were addressed quickly and professionally by their team. I also bought my first home through C&R Properties in Hulme. Both Gurmet and Brett were helpful in keeping the purchase progressing and made sure everything went as smoothly as possible. Many thanks!

I was shown around several properties by Matt who was very friendly and knowledgable about the properties. If I had questions he didn't know the answer to, he would get back to me promptly by email or phone. He was also a massive help in getting my purchase to completion and helped explain any issues that I was unaware of as a first time buyer.

I can't say all my interactions with C&R was amazing but I want to give our maintenance manager a shout out. She has single handedly uplifted my impression of the entire company through our witty banter and her support in everything/anything related to our flat. She has been really helpful, arguing for the best outcomes for everything related to our flat. It has been quite an enjoyable journey with Rachael helping us deal with traumatic home -appliance malfunctions as efficiently as possible. Dealing with property agents are never easy/ fun but Rachael is the only maintainence manager I have experienced that succeeded in building a good rapport with us. (:

Awful, unprofessional, rude and incompetent - AVOID at all costs

I would give zero stars if possible, and would recommend you avoid renting with C&R at all costs. Our terrible experience began before we had even moved in, when we emailed asking for confirmation that the property would be professionally cleaned before we moved in, given the previous tenant’s inability to maintain the home. One of the staff at C&R accidentally forwarded my message to me rather than to his colleagues, making a sarcastic remark about how they should find new tenants because we were already asking too much. The staff lack professionalism, and we barely received an apology for this. Upon moving into our property, we found that very minimal cleaning had been conducted and extensive rubbish was left throughout the house and garden. Furniture was broken and covered in thick black mould, which we had to battle to get removed. Throughout our tenancy we found it continually challenging to get any maintenance done, even with critical issues like our only toilet not working. When we moved out we left the house in a much better condition than we had found it in, and yet C&R disputed the return of our full deposit due to laughable “evidence” such as specs of dust on a coffee table… finally after 4 months of dispute through DPS, we received our full deposit. I would strongly recommend you avoid C&R, they are incompetent, rude, unprofessional and a nightmare to deal with. They care only about money and have no regard for their tenants.

We had a smooth and quick move in, into our house! House was in good condition and wouldn’t have been possible without our agent Matt who was so helpful with the move in process!

Seemed OK at best throughout our tenancy, but when it came to the return of the deposit, they tried to completely and unfairly fleece us. They sent us an invoice for a £155 cleaning bill; we had spent an entire day cleaning the house, it was absolutely spotless. They expect maintenance of the garden, and yet provide no gardening tools whatsoever, which they are legally obliged to do. They also doubled the "admin fee" required for them calling the cleaners to £50, when it quite clearly states £25 in the contract. On several occasions they neglected to provide us with the legally required 24 hours notice for turning up at the house. We requested that they fix several things in the house (useless dryer, severely broken gate at the back, light fittings), which they then also tried to charge us for at the end of the tenancy. Avoid them like the plague, especially if you are students. They will do their best to rip you off at the end of your tenancy. As a side point, it should be made clear that this is one of the only times I've ever written a one star review, I'm not one for complaining without good cause. I would say that exploitation of people (most of whom would not know that they're being exploited) is a very good cause. EDIT** your response is poorly written and full of blatant untruths. We absolutely did clean the house for an entire day, using cleanings products that we purchased ourselves. Your desparate response only makes it clearer that you did your absolute best to fleece us and are now trying to cover your tracks. It was not a pleasure dealing with your company in any sense. A shame, because Dale was always pleasant to deal with personally.

Hi Tom, Thank you for your review. You say that we seemed O.K at best so rating us 1 star for our check out procedure, I feel a little unjust. At the start of the tenancy we give properties to a certain level and all we do is ask for the property back in the same condition less fair wear & tear. Your property needed cleaning as well as the garden weeds trimming back and this is expected to be carried out when handing back the property. As you did not do this, we instructed the relevant contractors to carry out the work and invoices have been provided and charged for. Surely you can’t expect the landlord or C & R to pay for these costs. You mention that we did not provide any tools, which is true and on the same token we did not provide you with cleaning products for you to clean the house which you had claimed to have carried out. You could of hired a Gardner for the day or even ask to borrow the tools from us. At the same time of your tenancy start date our check out administration fees had increased to reflect the additional work involved on the process. My colleague should off checked this before sending out the check out report and we have apologised and corrected our error. We’ve always given 24 hours notice all I can assume on the odd occasion when text messages get sent, networks may of been slow due to reception problems meaning that text messages had been slightly delayed. We adhere to the terms of the tenancy through out the whole term and all we ask that our tenants do the same.

I have NEVER had such a traumatic experience. Avoid at all costs unless you want months of sleepless nights. Professional liars and gaslighters who take advantage of students. They intimidate and bully their way out of responsibility. This is only a fraction of the unprofessionalism exhibited by C&R Hulme: When moving into the property, it was unfit for living. Despite insisting it had been "professionally cleaned", it was filthy (see photos). The back door could not be locked and could be pushed open - obvious safety hazard. There was a metal screw in the live plug socket - obvious safety hazard. None of these issues were fixed during our tenancy. We did not have a car park access fob for months. Communication was consistently poor and emails were often ignored. Questions were met with a rude and blunt attitude. C&R errors in the inventory were blamed on tenants. Gurmet the manager is aggressive. He has no interest in finding solutions, only ways to intimidate and blame tenants. When discussing C&R's failure to provide a car park fob, Gurmet's reply was to shout across the office "IT'S NOT A FOB. IT'S A BULLET." When notifting him about the screw in the plug socket. "WELL IS IT A SCREW OR A NAIL?!" - he should channel this aggression into fixing issues instead of obsessing over defining irrelevant details. Eventually, I accepted living in unfit conditions because every contact with C&R was a battle. Viewings were conducted regularly without 24 hour notice. This is illegal. At checkout, Abdul gave us no response for over 30 days. This violates C&R's own contract term. He took our deposit for cleaning, despite the filthy move-in conditions and Yas the property manager insisting cleaning fees would be removed. He plucked arbitrary numbers from thin air, then removed random amounts under the guise of "goodwill". He was unfamiliar with their own terms and conditions and could not provide an itemised bill. He took so long to process things that DPS started charging C&R interest. The positive reviews must be fake or from friends/relatives, because there was not a single good interaction with C&R. Gurmet's personal and rude replies on Google reveal the ethos of the company.

Called up for a property. They booked us in for a viewing. We showed up for a viewing but no one arrived. Rang up and they said they cancelled many days before. Said they sent me an email. Upon reflection the receptionist had noted my email down wrong despite on the day I said it twice to ensure it was right. Receptionist was not very friendly and seemed to want me off the phone quickly. They did not give a quick call the day before the viewing to cancel our viewing despite having my number on file and we wasted our time travelling hours to the property for no reason. A complete shambles and would not recommend their service based on what we received.

It was nice to meet Tino today, However we do feel there was little desire or interest from Tino to promote the property to get it 'Let By'. There was no "selling us" the property, no story or any indication that she'd done any research on the property. It's an old army barracks, so it would have been interesting to hear about the history of the property. There was no communication about any local amenities, transport links, easy access to any major roads and city centre. No communication on management of the property, whether the communal areas are kept clean and looked after. No communication on council tax, bills, or confirmation of the PCM price. The communication from Tino was passive, laid back and only reactive (i.e. upon being asked questions). Was sad to see mattresses left outside the front entrance, which already indicates poor management of the property site. I personally felt it was unprofessional of Tino to start talking about the tenant as they had barely shut the door behind them, I felt uncomfortable as I could tell there was little soundproof between walls, and I certainly did not wish to partake in ridiculing the tenants choice of snake as a pet. We were guests in their home, and this didn't feel very professional. Tino came across as a nice person, if she can receive this review with the goodwill intended and take the feedback as constructive, we feel she has the potential to become a great letting agent if she adopts proactiveness, shows her research on the properties and knowledge of how they are managed - if the letting agent is engaging it makes for a great experience as a potential tenant and the likelihood of putting down a deposit and taking the property is much more likely.

Very disappointing experience. Communication has been inconsistent, and I received conflicting information regarding rent and the return of our tenancy deposit. When I called for clarification, a staff member was rude and refused to confirm important information in writing. The situation has caused unnecessary stress and confusion.

Nightmarish experience - incompetent, dishonest people. Faulty appliances, made fraudulent claim on our deposit (after withholding deposit 3+ months without explanation), frequent viewings, refused access to power meter, refused to pay previous tenant's power bill - would recommend staying away. Boiler, microwave, oven, dishwasher were not working when we moved in - took several months to resolve. Tried to schedule about 15 viewings during the last week. Refuse to respond to Deposit Protection Scheme for 3+ months after the end of the tenancy to return my deposit. Then tried to make a claim on some random stuff - rejected by DPS since they had no evidence. Still - my deposit of 1000+ £s was held up for 3+ months. Refused access to power meter - building management would not give it to me, only to the letting agency (C&R). Letting agency refused to ask the building management on my behalf. Refused to pay the power bill for the month before we moved in, which the power company charged us for. Paid upfront before tenancy but then extended for a week -- no communication from them for a whole month on how to pay the extra rent until I reminded them -- had to beg them to take my money! That should tell you how seriously they take their work.

The worst experience with any house agent ever. We did our viewing last week on Saturday and we ask for the offer form straight away. We already said we want to confirm on this house and they said they will send the offer form after. We waited until today (Friday) and we only got the offer form after endless of calls made to them. Not to mention they got the email wrong twice and even after got the email right, they only send the form after we call them to send it. And only to realise the property is not available anymore because of their incompetence. Both staffs that contacted us got different information as well as one said it is still available and another said it is not. We had to call 4 times today back to back to confirm on that and they just said “Oh apologies for that. Thank for your time.” And ended the call??? Their attitude when they are at the wrong… not to mention they are not really passionate to show us the house during the house viewing.I really wish no one would ever have to face this and if you are searching for an agent, NEVER use this one. I say this to save your from headache. You are welcome.

Good letting agents are few and far between, and C&R certainly aren't one of them. We rented from them for three years and every time we had to have contact with them was incredibly painful and frustrating. Right from day 1 of the tenancy there were issues- we were left without access to the parking included in our rent for weeks, and were told to ask neighbours for access instead. When I expressed concern at having to ask this of new neighbours on my first night at the property as a single female, I was openly laughed at. Throughout the tenancy we had several repair issues and had to deal with their in-house maintenance team, who openly told us about how they are told to carry out the quickest and cheapest fixes possible whilst still charging the landlord for a full call out fee. If you get Darren from maintenance, you're lucky- the rest could not care less, with a poor quality of work and an even poorer attitude. They leave the property in a complete mess each time they visit- when I asked one member of the maintenance team to politely wipe their muddy boots as they came in because they left a trail of mud up the stairs last time, they laughed at me and told me that making a mess was their trademark. Unsurprisingly, I did not find this funny. You can tell the properties that have been under their 'care' for several years because of the amount of growing maintenance issues that are unsuccessfully patched over. I don't see how landlords can be happy with them either, when (for example) C&R takes months of repeated attempts to fix a leaking bathroom causing the kitchen ceiling to dip. If you do have the unfortunate experience of having to rent with them, please read your contract and check Citizens Advice for your renters rights. C&R either have no understanding at all of their own contracts or legal responsibilities, or they just don't care. Our contact include provision for a rolling monthly rental period after the initial 12 months, with the rent reviewed annually up to an index linked cap. C&R instead expected us to sign a new 12 month term contract each time, and each time they tried to increase the rent more than they were allowed to under the original contract. If you do have to contact them about your tenancy, make sure you keep a written record of any phone conversations because we found they frequently tried to change their excuse for the latest issue. Good luck!

I am utterly disappointed and disheartened by the complete lack of compassion and predatory practices of C&R Properties. I was a model tenant for a full year: I paid my rent early every single month, never bothered them with trivial issues, and even handled minor maintenance myself. My treatment in return was shockingly cold and corporate. When I found out I was unexpectedly pregnant, I was trapped in a one-bedroom house with 10 months left on a tenancy agreement that they did not even include a break clause in. As a newcomer to the country, I wasn't fully aware of this, and when I explained my difficult situation, I was hoping for some understanding or help. Instead, they exploited the inflexible contract they created. Their only solution was to demand a £500 fee just to *list* the property, and then I would be liable for all rent, bills, and expenses until a new tenant was found. They didn't lift a finger to help or offer any guidance. They were content to let a pregnant woman stress about potentially paying double rent for months, all while preparing for a new baby, thanks to an agreement they designed to be this rigid. C&R Properties only care about the landlord's income stream and create contracts that trap tenants. They do not see tenants as people, especially vulnerable ones in difficult circumstances. I would strongly advise anyone, especially families or those from their letting agent , to avoid them at all costs. A truly terrible and exploitative experience.

They are very much dishonest and unprofessional. Our income cover the requirements , and they still ask for a guarantor. Their vetting agent, good lord, is another fraud. They want to get access to a bank account and an HMRC account of our guarantor. whereas our income covers all of the tenancy requirements. As we are not willing to provide sensitive data of guarantor and asked to return our booking money as they can't take our guarantor, they don't want to refund that £300. I felt like scamed by them , this letting agency be doing scam with people, and I am sure they are doing this scam with many more people. I would recommend all to avoid this letting agency. This scam deposit amount is their main income source. Their employees are very much unprofessional and uneducated l. They also don't know how to treat and behave with customers, may be they hire some rude schools droper as their employees. They cut the phone line before completing the conversations. Single star is overrated for this letting agency.

Rented with C&R Properties for 3 years, your very standard average estate agent where all they care about is your money and slow to sort out repairs. To secure our 2 bedroom flat for £900 a month in 2021, we needed the £1K deposit plus 3 months rent upfront PLUS a guarantor and employer references. We negotiated to 2 months rent upfront. No wonder we struggle with homelessness when the rental market is this screwed. All just for an average flat in an old council block. For moving day, they didn't even have our keys ready at the office. Some maintenance guy had them but was thankfully still in the county to drive into the office. This situation set the tone of what was to come. In 2021, our 2 bed flat was £900 a month. A year later, they tried to up it by another £200 a month. Negotiated to £150 instead. A year later, they tried to up it by another £200 a month and were refusing to give us a rolling contract at this point despite us regularly paying rent on time for 2 years. I think the landlord had different thoughts and the next thing we knew, we were thankfully granted a rolling contract and our rent only increased by £50 instead of £200 a month. We left our flat in better condition than how we recieved it. Got most of our deposit back besides from £35 which apparently went towards some crumbs on our bedside table.... They also accused us of rent arrears which was false. Always quick and so overly confident to accuse you of things when actually they're in the wrong. If you're not sharp about the processes and what you've signed up to, it would be easy to lose money that you wouldn't be entitled to give. Always negotiate, never accept what they're asking.

After I left this review, Mr Gurmet emailed immediately, questioning me why would I do this. I have never seen such a quick respond when I was renting with them - well done! I can see that Mr Gurmet is very dedicated to his job and cares a lot about their reputation. Keep on questioning your customers, throwing the blame at them and always feel confident, I believe that you are on the right direction!

Very professional, super efficient and their knowledge and advice has been invaluable to us as new landlords. The whole C&R team are polite, friendly and nothing is too much trouble. Avoid C & R Properties at All Costs

Avoid C & R Properties at All Costs Our experience with C & R Properties was appalling, and I strongly advise anyone searching for a home to avoid them. Here’s why: When we moved in, the property was far from acceptable. The garden was completely overgrown and full of litter left by the previous tenants, it took almost a month to be cleared. Inside, things were just as bad: the bathroom was moldy, the sink was loose and nearly falling off, and we had to replace the shower curtain ourselves. The property didn’t even come with a bin, and the provided kettle was unsafe due to heavy mould and build-up inside and out. The toaster broke within weeks, and when we raised these issues, we were simply told we could buy our own replacements if we wanted them. Despite repeatedly reporting these problems, little action was taken. Shockingly, we were later charged for the loose sink when our tenancy ended, even though it was a pre-existing issue we had raised multiple times. Mould problems were dismissed entirely, with instructions to “deal with them ourselves.” As winter arrived, things got worse. In November, the radiators stopped working, leaving the house freezing, we could literally see our breath indoors. We reported this issue several times, only to be told it wasn’t urgent. It wasn’t fixed until February/March, after the coldest months had passed, and even then it took several visits. When it came to getting our deposit back, the process was equally frustrating. It took over a month, and we were unfairly charged for pre-existing problems as well as a £90 “cleaning fee” for items like unused, packaged toilet rolls, hangers, and even cobwebs. After requesting evidence and disputing the charges, we were made to wait three weeks for a reply, only to be told that pursuing the matter legally would take more than six weeks. Overall, the service was unprofessional, unresponsive, and at times felt exploitative. We were left to cover costs for issues that should have been resolved before we moved in. I would strongly recommend avoiding this company to save yourself the stress and frustration we endured.
