GoogleI enquired about a room for rent in Manchester and Tino was very helpful in booking me for a viewing and supporting my application process. She had a lot of useful information on renting for students and made my experience better than I expected.

TrustpilotAvoided renting from them
I am utterly disappointed and disheartened by the complete lack of compassion and predatory practices of
C&R Properties. I was a model tenant for a full year: I paid my rent early every single month, never bothered them with trivial issues, and even handled minor maintenance myself. My treatment in return was shockingly cold and corporate.
When I found out I was unexpectedly pregnant, I was trapped in a one-bedroom house with 10 months left on a tenancy agreement that they did not even include a break clause in. As a newcomer to the country, I wasn't fully aware of this, and when I explained my difficult situation, I was hoping for some understanding or help. Instead, they exploited the inflexible contract they created.
Their only solution was to demand a £500 fee just to *list* the property, and then I would be liable for all rent, bills, and expenses until a new tenant was found. They didn't lift a finger to help or offer any guidance. They were content to let a pregnant woman stress about potentially paying double rent for months, all while preparing for a new baby, thanks to an agreement they designed to be this rigid.
C&R Properties only care about the landlord's income stream and create contracts that trap tenants. They do not see tenants as people, especially vulnerable ones in difficult circumstances. I would strongly advise anyone, especially families or those from their letting agent , to avoid them at all costs. A truly terrible and exploitative experience.

GoogleI recently had the pleasure of working with C&R Real Estate Agency in Hulme, and I'm happy with the service I received. The team at C&R were professional and responsive. They are local area experts and have good knowledge and experiences that are rare compared to other agencies. Gurmet, the manager of the Hulme branch, is particularly experienced and knows better of the market, location, and process of sale and purchase, than anyone else even compared to solicitors! I highly recommend C&R to anyone in search of a property in Hulme area.

GoogleLeft us with no boiler for the coldest part of the year, would do house viewings without informing us, would let themselves in without even knocking first, we reported the mould in our flat several times, not only did it not get fixed, they charged US for it out of our deposit. I tried chasing them up to discuss this and they ignored all of our emails.

GoogleWorst agency to ever get a home with. Very unhelpful people. Wrote an email and took them 2 weeks to write a reply. The reply I got was one line which didn’t address any of my issues. My flat mate has been throwing some of my things away and messing with my things. I’m not allowed to find a replacement although these are all valid reasons to terminate my contract. They don’t care about issues you face with flatmates and are just after your money. For your sake I’d say stay way clear of this company

Dear Adjo, Thank you for your comments although I don't really understand how we can be the worst agency when all we had done was put forward your request to your landlord who denied your request. Why are we then at fault. You fail to note that your 2 flat mates were friends you know from beforehand and have taken a tenancy as a joint tenancy. It's clear that two of you have had a fall out and are asking us and the landlord to resolve a situation that both of you have created. You asked to be removed from the joint tenancy and asked for a replacement tenant. This was rejected on 2 grounds 1, why put someone else in your position, what gaurantee would you give that any replacement tenant would be treated any differently to you, and 2, we had also already allowed 1 tenant swap during the tenancy which the landlord had agreed to, please note that this was not the 1st time the 3 of you had made such a request. Yes it took a while for the landlord to get back to us, when they did we contacted you. Yes our response was a sentence as we felt our response answered your request. You are all adults that have entered into a legally binding agreement of your own free will and you should understand that if something does not go your way you should resolve this amicably with the remaining tenants. Asking a 3rd party to intervene to suit your needs is not the way to go about it I'm afraid. We as an agency have only followed instructions from both you and the landlord, leaving a negative review just because you did not recieve the outcome you desired is unfair to put blame on C&R. Should you wish to discuss the matter in further detail, please do not hesitate to contact me. Gurmet Chumber.

GoogleAs a landlord for over 15 years, I had managed my own properties given proximity to my home address. When I moved away I was concerned about handing over the management of my properties to an agent particularly with respect to ongoing maintenance. I have been pleasantly surprised. Nora in the C&R Maintenance Team is a credit to the organisation. She is fab at coordinating and arranging urgent repairs and in my view goes over and above to ensure that work is carried out efficiently and with quality. The job she has done and continues to do make me feel safe that my properties are in good hands.

TrustpilotWorst letting agency I've ever dealt…
Worst letting agency I've ever dealt with.
Viewing was rushed, I barely had time to properly view the place. Once I'd lived there for a bit, I realised why I was rushed around.
The freezer wouldn't close properly so it froze over every week. The oven wouldn't work, the door handle for the back door came off in my hand the moment i touched it.
The property very clearly hadn't been cleaned before we moved in and there was exposed wiring on one wall.
They claimed to have properly tested the wiring in the property but very clearly hadn't as the fuse box was from the 1970s and had to be replaced while we were there.
There was a huge problem with mould, that we tried to get resolved but they kept blaming us for it, despite us following all their instructions.
Upon moving out, they took a massive chunk of our deposit, despite the property being cleaner than it was when we moved in. We disputed this and they dragged their feet the entire way, staff were dismissive or downright rude whenever we tried to resolve any issues. Please do not rent from this agency.
The only good thing I can say about them is that I'm glad I never have to deal with them again.

GoogleThe worst renting experience I have ever had the misfortune of experiencing.
Overall the staff are completely unhelpful, the maintenance team unresponsive, and good luck getting your deposit back!
We had numerous problems right from the beginning. We were lied to about the heating being electric (we were told it was gas) therefore this affected our bills as we originally told our supplier it was gas heating. There was a gap under the front door big enough to completely put your hand under, when we reported this they shrugged and told us to put down a pillow, which matched the badly fit patio doors with large gaps at the top which occasionally let in rain water, that puddled and damaged the floor, the flat itself was FREEZING cold. I mean even with high energy bills I could wake up and physically see my breath in the air. NOT acceptable. After we had already agreed to a second annual term we received a bill from our electric company for a further £2000!! During our tenancy the electric box downstairs actually blew up and was condemned by an emergency electrician we had to arrange and again CandR did absolutely nothing but shrug when we pointed this out to them.
The office team appear to lose track of everything, we received threats of eviction for ‘unpaid rent’ on two separate occasions, which we had to ring and chase up only to be told “Oh sorry yeah that’s our end you did pay on time.” We often paid early!! The office team do not communicate with each other so everything has to be explained again and again to different people, getting passed around and realising they do this to avoid the issues.
We felt completed trapped and helpless. I have numerous emails detailing problems throughout the two years, including the problem with mice which they never attended or even pretended to care about.
When we eventually got out we spent two entire days cleaning the flat, yet almost two months after we left (we had zero correspondence until I had emailed repeatedly and rang the office 4 times regarding our deposit) we receive a large itemised bill for damages and cleaning procedures which apparently had to be carried out?! Some of this included dirt in the corridor - possibly due to the huge hole in the front door?! Which you can feel literally blows in a draft?1 Furious. However as we didn’t move far we understand the flat was moved straight into as we left and therefore we know this cleaning and damages were never actually addressed, yet apparently this ‘doesn’t matter’ when questioned.
It is of our firm belief the employee in charge of deposits is likely given a ‘target’ amount of which to pull from tenants deposit at the end. An absolute disgrace! We were perfect tenants, always paying rent on time and even jet washing the balcony on occasion to improve its condition!
Learnt a stiff lesson here: Document EVERYTHING! You have to be harsh and rude when getting problems solved and photograph everything when you move in, we were blamed for leaking taps and windows even though we reported these!!
There are much better letting agents in Manchester. We are now with a company who give us a dedicated property manager with a good online issue reporting system. Much better to use, and they reply within the day!
Avoid like the plague!! Have told everyone I know to avoid CandR.NegativeResponsiveness, Quality, Professionalism, Value

GoogleTaya at C&R, Hulme, did a wonderful job of getting my grandson and I into our rental within a week from first viewing to signing the contract. We were under a massive time constraint, and she was personally involved at every step, making sure everything was moving as fast as it possibly could. Very many thanks to her.

GoogleMove in
Didn’t give me keys to get into car park so we were locked outside on move in day. There was an extra bed in the apartment that wasn’t there on viewing day, after specifically saying we would use the second room for something else (not a bedroom). Advised me to put the extra bed in storage
The inventory contained mistakes, broken items,
There was crayon all over the walls which I didn’t notice it on the viewing
Loose fixtures and fittings. Poor quality furnishings (curtains etc, everything had to be replaced) but this would be the landlord. The couch was of poor quality, very uncomfortable.
Neither of the mattresses were suitable, both gave me and partner very bad back resulting in months of discomfort until we were given a new one.
Maintenance
Hob, everytime we switched it on it would trip the electric so we reported the problem. Maintenance came round, all they said was ‘yes we need a new one’, that was it, never heard from them again. To the managers credit he did come round to help us with the ceiling lights when we were struggling to change (without damaging the ceiling), we were constantly changing these after.
Deposit
They added a £25 fee for arranging a cleaner at the end of tenancy, even emailing me an extract from a tenancy agreement explaining it. The thing is this was NOT in MY tenancy agreement (now I believe these potential charges are advised before signing). Finally got my full deposit back after moving out, it took 3 months.
