Absolutely disgusting service. Seriously stay away from them. I contacted them on the 27/09 and they literally replied back to my email today 20/10. Its nearly a month.not professional, constant mis communication, ive asked my landlord details so i dont have to deal with them but have been denied this. How do they expect people to deal with them directly if they are so unresponsive and provide non to little help. 1 star is too much for these guys. Oh also they have a high turn over in staff so no one has a clue what they are doing.. Ive been trying to sort out an ongoing dispute with Belvoir Manchester City Centre branch. A flat Belvoir are managing had a leaking toilet that resulted in ££££'s damage caused to my flat. Despite my numerous emails and phone calls Kash Asif from Belvoir has not responded. Everytime I speak to him he fobs me off. I would stay well clear of this agent as they are not professional in what they do. Absolutely ridiculous agency, shoddy as anything. Multiple things they said they would fix or change (such as carpet in the en-suite, who the hell in their right mind would put carpet in a bathroom?!) prior to us moving in and yet 8 months later has still not been resolved. They have avoided all my emails and the maintenance man they have sent on numerous occasions has been completely useless - he told us it was pointless to even raise issues with the flat because Belvoir would not do anything. Stay away from these clowns. They are so rude and unprofessional. Each staff member pretends to be the manager when you ask to speak with one, meaning nothing can ever be escalated. I will be reporting to the Ombudsman!

Accommodation with water that does not work correctly, sometimes there is water sometimes not, the same for hot water often it cuts off the real estate agent who took care of me is not very responsive he asked me several times the same documents to believe that he lost them and icing on the cake the agent asked me for my phone to give himself a good opinion on Google which I modified immediately. After only 2 months since I moved in, we'll see at check out.NegativeResponsiveness, Quality

Terrible company - stay well clear unless it's absolutely your last resort. Contacting them is an absolute nightmare. Several times we tried to contact regarding an extractor fan which wasn't working when we moved in (the inventory report falsely claimed it was) in a bathroom with no windows. Took about a month to get somebody out to take a look, and never heard from them again. So that was ignored despite the mould buildup it created (which we were subsequently charged for at the end)! CHECK YOUR INVENTORY REPORT WHEN YOU MOVE IN - they will falsely claim things are working / clean when they are not. When we moved in the carpets had stains all over them (they claimed it was professionally cleaned but some stains they couldn't get out) "Not a big deal" I thought, until the end of the tenancy when they tried to charge for it!! On top of this the house was cleaned to a high standard, yet they added random inexplicable 'cleaning fees' totaling about £300. When we asked what they were for we never got an explanation. Took over half of our deposit in fees for nothing so WATCH OUT! Also took about 3 months just to get the deposit back because they make it so difficult for you and you can never get in touch. All in all - avoid like the plague. Worst agents in Manchester

Belvior properties have proved to be the most incompetent business I have had the displeasure of dealing with. Most unfortunately they happen to be the business in charge of my living conditions. I was forced, despite 5 plus phone calls per week, to live without heating in my flat for 5+ months. Finally, after with-holding rent, they allowed me to live in a flat with heating. For only £400 a month! At least I saved on the electricity bill ey. But I must say, it has been a character building experience. While living in student lets I was stupid enough to think that having access to a hot shower every morning was normal. but now, thank god, I have learnt over the last 11 months that in reality paying good money for a city let only means location. Forget heating, hot water, a working extractor fan in either the kitchen or thewindowless bathroom. I've learnt that the vinyl is in fact supposed be hanging off the cupboards, it's a trend right now. But mostly, I've learnt neither belvior nor the useless contactors they decide to use are to blame and this level of service must just be how it is.......... While I can't lie and tell you the employees are not polite, they are. But I really urge anyone reading this to avoid this letting agent and go elsewhere, there are hundreds of incredible properties in Manchester. Similar to the one I'm moving into, they had me at hot shower. Ps they only got one star because you have to click at least one to post

Send strangers to your house with unannounced viewings. Painted over mould and weren't told until we moved in. The flat is also for sale and that information was also withheld until we had signed the tenancy agreement. As final year students, we've had them trying to organising multiple viewings a week, causing constant disruption and invasion of privacy, quite often booking viewings and not even showing up or communicating that they've been cancelled! Refused to carry out repairs that were promised during the viewing, eventually did after weeks of hassle. Actually received verbal abuse from Kashif when approached bout the matter. Terrible treatment of tenants. Avoid at all costs.

Beware of falling in trap from one of the worst letting agents in Manchester. Very unprofessional staffs and only intention is to rip off their tenants pockets. We had a horrendous experience of 2 yrs of stay in of their properties in Salford. They will never listen to tenant issues during the tenancy period and when you move out they will impose the issues on you with irrelevant reasons. Unless you take cleaning service from them they will anyway charge you cleaning charges and that too a huge amount. Try out other letting agents in Manchester as there are lots more.

I would give 0 stars if i could. I can't be bothered to revisit the memories of my time with these estate agents but just trust me, save yourself the hassle and go with someone else...anyone else. From day 1 we got there and they didn't even have our keys, then we walk into a filthy flat with infestations inside it. We slept on dirty mattresses. We had no heating over winter. I could go on but I would rather leave that all in the past. To top it off they tried to charge us £1300 for a variety of charges, some of which we ended up having to pay (all of which had been made up by them). What a nice leaving gift! Anytime you have an issue they will make it as hard as possible to contact them. I won't give any names but the man dealing with our deposit was just a nasty piece of work - he knew we didn't do the damage (from the evidence we provided) but just wanted to take as much money as he possibly could.

This letting agent is by far the worst company I have had the misfortune of dealing with. We should have realised we were in for a bad experience when we first viewed the flat. The person showing the property turned up without any of the keys and left us and another viewer standing around for half an hour while he went and got the keys. The response to any maintenance issues is laughable. When we moved into the property in July 2017 the fire alarm was not working, and this was listed on the inventory. Despite this, it took almost two months, countless phone calls and emails, and being reported to the council to get them to replace the alarm. At the start of the tenancy getting in contact with the property manager was almost impossible unless you surprised her by showing up at the office. If you rang you were fobbed off with some excuse about her being in a meeting or being out of the office, which after ringing 3-4 times a day for a week starts to become slightly unbelievable. It took over a year to get them to call someone out to fix the leaking Juliet balcony doors in both the bedroom and living room. Many of the maintenance issues were never resolved in the almost 2 years we spent at the property, including having no fridge shelves, significantly limiting its use despite being promised a large fridge-freezer when viewing the property, broken light fittings and broken radiators. For us, it got to the point where we felt like there was no more point in following up with complaints as nothing ever happened so felt we just had to put up with these issues. To no one’s surprise, they were equally as useless when we were moving out trying to get the deposit back. In the end, we had to raise a dispute through the deposit scheme as they were refusing to respond only for them to claim a ridiculous amount of money for maintenance issues that we listed on the move-in inventory. Possibly worst of all, when we renewed our contract (unfortunately we were not in a position to leave) we were told in an email that no terms of the contract would change from the original and we had to pay the deposit before the contract was sent out. Stupidly, I took them at their word. However, when going through the deposit dispute it became apparent, they had added a clause to the contract for a £120 admin fee if any cleaning needed to be undertaken at the end of the tenancy. Unfortunately, as there was a bit of dust in the boiler cupboard we were liable to pay the fee.

The worst company I've ever dealt with (not just letting agency, COMPANY in general). Gave us a flat which was disgustingly dirty, just to send a "cleaning company" (a very rude cleaning woman) who spent half an hour talking on the phone and complaining about having to come and clean the flat on a Sunday. She somehow managed to make the flat look even dirtier (if possible!), even though she only stayed for an hour. The inventory was done 2 weeks after we already moved in, cleaned everything by ourselves, unpacked and furnished the flat with our own furniture. We never signed the inventory because they added furniture that was ours in it and put everything down as excellent condition and clean (clean because we cleaned it ourselves). Whenever something would break and we would contact them, the person responsible for our tenancy was ALWAYS on holiday and our issues were NEVER solved during the tenancy. We were purposely late to pay our rent one time and they immediately started emailing and calling us for the rent (funny, isn't it?). Just before the tenancy ended, we decided to extend the contract for another 6 months so we paid £90 for a contract renewal which we never received, so we decided to cancel the renewal and just move out. Just before moving out, we had viewings with only the new tenants and no agents (!!!) so we had to show the flat around and answer questions as if we were working for Belvoir for free!!! After the tenancy ended, we left the flat cleaner than we got it and with their permission, we left our furniture in the flat for the new tenants free of charge (furniture worth over £150), just to be told that the flat is not cleaned and we are being charged £410 for cleaning services and repairs. After disputing all these with evidence, they decided to only charge us £195 and told us to be happy that they waived off £120 charge for removal of furniture (which they were happy to keep in the first place!!!). After asking for a refund of the £90 for the contract renewal which never happened, we were told that if we already paid and decided to cancel, they can't refund us the money. So we asked for a proof of this as we never signed a new contract. Only after writing a formal complaint to some of the higher managers of Belvoir, we received our deposit back (minus £195) and we finally got the £90 back for a service we never received. Jason sent us an email apologizing for all the issues we encountered, but I am sorry to say that this doesn't help after all you've done to us. I DO NOT RECOMMEND THIS AGENCY TO ANYONE, but if you decide to go with them, please make sure to take pictures of any dirt and damage when you move in and email them to Belvoir. Make sure to have everything in writing because at the end of the tenancy they will try to get as much money off you as they can! Luckily, after 1st June, all agency fees will be banned, as I don't understand why we paid £400 (!!!) to Belvoir for. EDIT: We have just been called today by Amit who started to shout at us about the fact that we left 1 star reviews! UNBELIEVABLE how the head office looks at all these horrible reviews, but no one would move a finger to reply to all the people they ripped off!!! These people have no shame whatsoever! Don't worry Amit, I'm sure more 1 star reviews will come.

I came all the way to Manchester for this viewing. I am new to the area so Hettie showed me around. She was incredibly knowledgeable, friendly, and attentive.The property was beautifully presented, and the overall viewing process was informative and hassle-free. I would highly recommend Belvoir for future viewings.

Only gave 1 star as it's the lowest possible option. ... To cut a long story short , if I was a landlord I wouldn't even let these guy manage my dogs kennel let alone a property! I'm currently in a rented property of 6+months with electrics that were last tested in 1996 and still on the old consumer unit (with the old black individual fuses) the property (rented) hasn't got a single smoke alarm which has resulted in them sending 6 different contractors round which all do they same come in take a look and leave and never to be see again and as for the rest of the house ..... Well I'll leave it upto your imagination . Landlords and Tennants I would avoid Belvoir at all costs!

Stay away from Belvoir. I was once disappointed with my experiences at two other letting agencies. But Belvoir has exceeded all my expectations with their terribly abysmal standards. They do not care for tenants, and most definitely do not seem to take pride in their jobs. If you are not prepared to pop in to the office to personally supervise their work, you're better off fixing up the apartment yourself. Once you hand over the rent, all those smiles will turn into frowns. 10 months into moving in and I still do not have a signed inventory list, pre move-in maintenance issues are still left unattended. It even took months to get a broken bed replaced. And everytime I check, the property manager has changed because the previous person left the job. Seriously, choose another agency. ANY other agency.

Rented a property with Belvoir Manchester for 18 months and it was the worst experience I’ve ever had with a company! My bedroom window was smashed from the outside and it took the 5 months to get it fixed. This was during the winter period and I slept in freezing conditions. They didn’t care! They are terrible communicators and casss just seem to get passes around. There’s no one contact for you. I often had to go in face to face to get any answers! They’re rude, unhelpful and should not be trusted! Don’t give them another penny. They need closing as they’re letting people down! Absolute disgrace!
