Unfortunately I had to leave that property but wish I could have taken this agent with me to the next one. GoogleWas going to be moving into a property that was advertised by Sandersons. After incorrect reference checks were carried out by a third party, they have kept the holding fee stating we gave incorrect information. Considering my partner is self employed and they asked for 3 months bank accounts (a minimum of 2 years should be looked into!) we have since gone through another reference check for another similar rented property, giving exactly the same information, and we passed! They are refusing to personally see the error of the reference checks, and I am now contacting the company that did the reference checks to see the error which will then prompt this estate agent to give me back my saving I scrapped together, because of their mistakes and NOT incorrect information we provided!

Dear Steph,
Every reference provider has different minimum requirements so the outcome with one is likely to be different to another. We have quite stringent requirements as it is in our landlord’s best interests that any prospective tenant is thoroughly vetted on affordability and suitability.
Before we start the referencing process, we give you advice as part of the initial application on what can be expected and what the requirements are.
When you submitted your reference application to the referencing agency, the requirements would have been highlighted and again you could have checked directly with them what the criteria are.
If you did not feel the application would be successful, we could have withdrawn the application, so as no costs were incurred by you and the property could have been put back on the market.
The property was held off the market exclusively for you while references were processed. In accordance with our terms and conditions, the holding charge is non-refundable if your reference check is unsuccessful, or you withdraw. Historically you would have also had to pay for the reference checks, but that cost has now been incurred by the landlord.
We are sorry that your application with Sandersons was unsuccessful and wish you all the best in your new property.
