I mean it when I say it was an absolute joy working with the Modern House (MH) team, who are whip smart, professional, attentive and service-driven (when much of the property sector is sales-driven!). MH were on our side as well as the buyer's side, all the way through the protracted and bureaucratic process that is buying/selling a house. The right balance, as it has to be right for both parties. NB. I would not in general recommend using MH's preferred list of solicitors, who seem to be positioned at the top-end of the property market and a bit out of kilter of selling a lower ticket property.PositiveResponsiveness, Professionalism

What a tough experience we had. The wonders of Instagram and property escapism captivated us, but ultimately they failed to get us into the house we had an offer accepted on way back in October 2019. They over valued the flat compared to the mortgage valuation - and this seems to be their policy. The fact we were then paying ££ above asking just added to the pain of having to wait for sellers to find their illusive unicorn. Poor service from the agent. We often wondered if we were getting the truth from The Modern House on behalf of the seller. A complete absence of honest communication. A bad experience admittedly made worse by a seller who was never really determined to sell their dream to someone else.

We sold with The Modern House and had an incredibly smooth and straight forward experience. The team were friendly and accommodating, we felt they understood the value of our home without any mention of "square footage" and were all a pleasure to speak with. To our surprise and delight, our home landed directly in inboxes (as my TMH fan friends alerted us to!) and we soon had a full day of viewings followed by offers from fantastic buyers that I truly do not think another agency would have found for us. We feel happy that the new owners will love living there as much as we did and would happily sell with TMH again in the future.

Obviously I haven't bought a house from here. I wish I could though. I always look at this site when I need a bit of escapism. But I would in a heart beat buy one of those ones outside London by the sea. If I inherited a million pounds or whatever from a relative. They look so beautiful even the ones that inexplicably don't have paint on the walls or furniture. Great site , great aspirations, great distraction.

We then found out the property went under offer a few days later - meaning we didn't get the chance to bid for the property. We had known about The Modern House since 2004 and always had them in mind for when we came to sell our Home. We made contact again this year and received special attention to detail and description of the John Winter designed house (we had added an extra floor) TMH were mindful that when we sold we wanted to ensure that they would recognised the modernist design and would maintain its essence in any proposal to extend. From the start TMH were active in their promotion and within one week we had a dozen enquiries followed by three offers one of which we were happy to accept. All in all TMH had a very professional approach to promoting and selling from start to finish from which we have thoroughly benefited. Our recommendation to prospective buyers and sellers is to contact TMH in the first instance to ensure a happy conclusion.

It does what it says on the tin. A website, a community, a curated collection of splendid properties. It's so refreshing to be viewed and interviewed by the TMH team to see whether they want to represent your property. Sounds arrogant? It's not - if they value your property architecturally they take inordinate care in presenting its best attributes, with frankly superb photography that's accurate, honest and artistically appealing. While they know their market and, admirably, have high standards in precisely what they will sell, their core estate agency skills offer a masterclass for any other estate agent operating today. Photos sell property and theirs are first class, showing every aspect of the home, both in terms of demonstrating the space and focussing on micro details. Their own branding and sales collateral is effortlessly stylish and seductive and they engage with both active and potential purchasers intelligently by multiple platforms and publications; I know many many people who are absolutely not in the market to buy a property but regularly visit The Modern House website just for inspiration/"property porn"! Finally, the team are dedicated, experienced and specialists in their field. They are attentive and thorough and make the whole process as easy as it can possibly be. Simply put, I don't have a bad word to say and think that The Modern House are absolutely at the top of their game.
