We purchased a property through The Modern House recently and would highly recommend them. They were absolutely amazing throughout. We were looked after by various members of the team but our main contact was Manon. Manon was so helpful and communicative, keeping us updated regularly when things got a little complex at various points. She communicated with our estate agent who we were selling our property through to ensure the chain was progressing smoothly, this took a lot of pressure off of us as sellers and buyers. When we had a personal challenge come up towards the end of the process she was very understanding and stepped in to help manage the final steps, keeping us updated regularly. She truly went above and beyond for us and we couldn’t be more grateful to her for helping us achieve the purchase of our beautiful new home.

Felix North is extraordinary. He was incredibly helpful and professional across the entire process. He was so patient and took the time to walk us through the numerous periods of uncertainty that come with any house purchase. He always politely nudged us to keep the sale moving and did the same to the seller. He was also very professional when conducting difficult negotiations with the other side on our behalf. I felt he always remained objective and fair. Lastly, I genuinely enjoyed our many conversations over the months. His jolly demeanour and enthusiasm for his job were infectious. If I could give 6 stars, I would. He really set the bar for what service could and should be in any field/sector. I wish there were more people like him tbh. I've recently completed the sale of my home with The Modern House, and they have been truly excellent throughout the process. I chose to work with them after speaking to several estate agents (both high street and boutique). I appreciated their approach of sensitive architectural photography for marketing, which together with their expertise on both the appraisals and sales aspects, worked very well for my property. Alongside this, their dedicated viewing hosts for each property is superb, as the sole focus is on selling my property at each viewing. Both Isadora and Jane were engaging and excellent hosts, and fully prepped for each viewing. I've thoroughly enjoyed working with Rumer and Will, and also their colleagues Morgan, 'Bami, Sorcha, Sarah and Chloe, which ensured I always have a dedicated contact to speak to. Felix, Zoe and Morgan were fabulous!

We sold our house through TMH. Felix was incredibly friendly and helpful from start to completion, he provided us with sound advice and really went above and beyond to help with our onward purchase. Zoe completed the appraisal and was spot on with the valuation. Morgan onboarded us and arranged the photographs which were beautiful. As executor for my fathers estate, I worried that selling the mid century modern masterpiece that my father designed and built in the 60's was going to be tough. How on earth would I find buyers for it? Because it wasn't in trendy Hackney Wick, it was in a normal, quiet working class town in West Yorkshire. I got three local agents over to appraise. They weren't thrilled. The first one said, 'well it all needs ripping out and redoing.' How would they sell our house if this is how they felt? Yes I worried about selling with a London based estate agent but I needn't have done. The entire team were amazing. From the appraiser to the photographer to the social media team. Potential buyers were vetted to screen out time-wasters. When, after three months on the market we still didn't get an offer, they put us on an Instagram reel again - at a peak viewing time and we had a viewing the next day, followed by an offer, which we accepted. The house has now been featured all over the web on various design blogs, I was interviewed for a photo feature in the Yorkshire Post and we were in all local papers. Special thanks to Sarah Hatcher our Sheffield based estate agent. We wouldn''t have coped without you. I barely did any chasing, it was all done for me. Once we got close to exchange, Sarah chased up everyone and reported back to me daily. Yes the fees are expensive but this is a premium service and worth every penny.

Sales advisor made it a very positive experience

I have just sold a mid-century house that had been in my family for 60 years via The Modern House. This estate agent has a good reputation and had sold several neighbouring properties, but I was initially unimpressed by my interactions with its staff and worried that I had made a mistake choosing it, especially as its fees are on the high side. However, as soon as sales advisor Manon Coldicutt took over the process I felt reassured and confident that the house would sell at the price I wanted.

The Modern House does everything to make sure that you as a buyer are serious, but they do nothing to ensure that sellers are serious. Our sellers backed out 4.5 months into the sale, when both the purchase and sale were through the entire legal process. They were meant to be relocating to a new country, but it turns out that they didn't even have a visa. So Modern House required us to show that we were "proceedable", but no proof that these sellers were attempting to move at all. We lost thousands on this purchase as a result. If you are a buyer, I would warn you that Modern House will not work in your interests at all. They expect a lot from the buyer, but do nothing to push the seller in any situation - whether that's negotiating on essential work, arranging for electrical checks (the seller couldn't even give us recommendations and insisted we paid for the whole thing - they got a free electrical check!), etc. The sellers lied and put no effort into the sale the entire time, and we were completely led on that they were serious. Modern House should ask more of sellers considering the mark up they put on houses, and be more discerning about sellers who are clearly undecided on moving. In other countries, the seller would be sued for this.

Right from the start, our agent India was extremely professional, guided us through the process and explained the background of the agency. She was very well informed about our property even before she has arrived and she knew exactly how to reach our target audience. The team at the Modern House who sold my flat were absolutely brilliant. There's no doubt that TMH bring prospective buyers to your property that other agents might find hard to reach. They were patient, helpful and supportive throughout what turned into an immensely challenging process from offer to completion due to a number of unexpected hurdles. Buying and selling property in England is not a straightforward process at all, but they made it much less painful than it would otherwise have been, and for that I'm eternally grateful. If you're lucky enough to have a property that they want to sell, sign up with them. I would go back to them to sell again or buy without hesitation and recommend them unequivocally.
