Appreciate the whole Settio team coming out to HK and meet clients, hope they will do so regularly. Given the uncertainties of the Renters Right, it would be good for Settio to organise an update to share what the situation is 6 to 9 months after its implementation, either in person or online.

Erin was great handling the tenancy renewal of my apartment. She was extremely helpful and patient with me whilst I searched for a new flatmate and made the process seamless as she was very informative, answering questions I had before I could ask. Also, I was appreciative of the fact that she was quick with emails and was always ready to help out with suggestions I had - which (for me) was quite rare.

I have the pleasure to work with Ms Sophie Bell, Ms Amber Taylor and Ms Eleanor Yates for the 3rd time for my 3rd UK property at Three60! Their services have been outstanding, professional, prompt and consistent throughout all my 3 properties! As a non-UK resident, they guided me patiently through all the steps from account creation to completion to furnishing my apartment and finding me a tenant within 2 weeks of completion. TrustpilotAvoid Settio at all costs
Extremely lackadaisical and unprofessional company. No flexibility when it came to booking viewings and when they eventually did they showed the wrong apartments that were advertised. Eventually moved from one apartment in the building(excellent condition) to another that they advertise as “Brand New” & excellent condition. This however couldn’t be further from the truth. The previous tenants were clearly smokers given the stench of the apartment and with cigarette stains on the couch and blinds. Clear damage to the paintwork & most visibly behind the hob which looks to be intentional. Worst part of damage was a chunk of carpet that had been destroyed and poorly replaced with another from the skirting of the flat. The apartment itself was filthy which I had to deep clean myself. However, Settio informed me it had been professionally cleaned, it clearly hadn’t. Then had the cheek to keep a chunk of our previous deposit for “deep” cleaning. They’re clearly liars given they say each apartment is checked pre move in and they deem “excellent condition” when visible dirt lies on the floors & shelves. On a previous apartment inspection before we extended our lease by 3 months, a senior Settio agent decided to view the apartment whilst having her lunch, leaving crumbs in the en-suite bedroom. Again, another sign of the unprofessionalism within the company. When asked if the previous tenants had received their full deposit back, Settio informed me the information couldn’t be released due to GDPR(not the case) and then changed their answer to they don’t give out that information. It seems Settio just make it up as they go along and I wouldn’t be surprised if none of the previous tenants deposit was put back into the general maintenance of the apartment. It certainly will be the last time I use their services. Complete charlatans and scam artists!

The experience of renting an apartment with Leo from Sattio was extremely smooth and fast process which I was looking for, the steps went very well and I was able to get my apartment ready to move in within the agreed time, the response from Leo during the process was helpful and fast, I recommended my friends to search for their apartments with him and they found what they were looking for :)

Many thanks to Liam Morgan for his analysis and benchmark data and sourcing potential tenants, and Joshua Dunlop for cementing a tenant deal, given this is low season (November when students already settled by early September and many professionals were unwilling to move when cold winter months are coming). They have the owner's best interest as well as the tenant's in mind, and thus can find a good match in letting your property.

Although I didn’t end up going through with any of the available properties, Liam was a massive help, his patience and flexibility working around what times I could view properties with working. Never a fuss, quick to respond and was great at explaining the process and how things would work. Overall I cannot fault my experience and would highly recommend Liam if you’re new to the area or new to renting.

Efficient and prompt response I was told that the new tenants could not pay the upfront rent just days before the commencement of the new tenancy. Thanks to Liam, Nikita and the team. They immediately gave me advice on re-marketing the flat. Fortunately, it was resolved, I received the upfront rent, and the new tenancy started as scheduled.

I’m highly satisfied with the level of service that Settio and every one of its agents provides. I would like to give a big shout out to Joshua Dunlop who dealt with my case, he was exceptional both in market knowledge and when getting me the best deal. Will not recommend Settio enough to people looking to rent in Manchester.
