GoogleCurrently in the process of purchasing a flat through Rubicon. Kieran helped me throughout the process of property selection and was always available, and unlike many agents human in his interactions. Their local knowledge clearly puts them ahead of others. I'm now moving into the contracting stage and I feel confident the next steps will be smooth and honest too.

GoogleSome time back while I was renting a flat in Limehouse, one of the agents turned up with two people whom he claimed were friends of the landlords. The landlord had given them permission to come in and take a quick look around, as they were interested in buying the place. This was total and utter BS, as the two "friends" couldn't even tell me the landlord's name nor how long they had known him. Rubicon also sent out threatening letters warning me about high interest rates for late payments of rent. Avoid this firm. They are calculating, crooked, and devious.

GoogleI could not recommend these guys any more highly! I spent a painful 3-4 months trying to sell my flat in Limehouse with KFH before switching to Rubicon. Paul and Charlie were excellent and within 24 hours I had multiple bids (higher than KFH achieved) and a secured sale! Great work! You have to use Rubicon if you are selling in the area.

We made our offer the day the agency showed us the house, and our offer was accepted within 2 days. They quickly requested payment from us and all payments were completed. Clauses regarding the delivery of the house clean and unfurnished were added to the contract because we would be moving in with our belongings. First of all, it took quite a long time to sign the contract. Although the payment was made, we did not receive an invoice confirming that the payment was made. Instead, after long efforts, we were informed that the payment was received via e-mail. One day before the moving day, the real estate agent invited us to the house and said he wanted to talk to us. When we went home, he said that the owner of the house had given up on taking the furniture out of the house and also given up on having the house painted. In this case, we reminded them that we had a contract. They refunded our payment and said they gave the house to someone else. We realized that, in fact, the house had already been rented to someone else at a higher rent. Although our money was refunded, we had to rent a warehouse because our belongings left the London port and we started looking for a house again. We suffered quite a big loss. Please be very careful when working with this agency.

Under the name of "E14 ESTATES" This agency is actually located in Rubicon,65 Narrow Street, let us several months in winter with a faulty boiler causing no heating nor hot water! We've been waiting 6 MONTHS for a replacement this May 2017. DON'T WASTE YOUR TIME, MONEY AND ENERGY! Unfair practices. Each week me and the other flatmates had to face a single issue in this "rented as refurbished" 3 bedrooms flat over £2k/month. We've been waiting for months to get a decent life in the property we were continuously paying for. No maintenance. Just answering to your emails to save time and push you away when you come in the agency! WORSE EXPERIENCE! Some detailed reviews relating similar experiences with them are published don't hesitate to read them! Don't trust them! You will live a nightmare and obviously never get back your deposit! They know how to make up evidences...

GoogleGiven that they seem not willing to improve their processes by preferring to hide my previous warning with obviously FAKE 5 stars reviews. Please take extra care and ensure you take pictures of EACH part of the property and keep all your receipts. If like me and my flatmates,you experience any problem in the property, do not waste your time like we did by waiting for them to provide a fair service: directly contact the Ombudsman or any Citizen Advice bureau. Hope that will help some.

GoogleRubicon was working on behalf of seller and as buyer I had a very good experience - contact was with Charlie and Paul and they were incredibly helpful, were able to push things through at a quick pace. They gave very helpful recommendations and were very forthcoming in asking the seller about any queries. Would recommend Rubicon to anybody looking to buy or sell their property, they gave an impeccable service.
