Working with Rubicon Estates and in particular with Matt Perkins has been a great experience. Buying and selling a property at the same time in a stressful market can be a hectic process, but Matt has remained professional and responsive via email or text. He has been working around his schedule to accommodate viewings each time at my convenience and appeared confident, knowledgeable and friendly during the process. Rubicon Estates and especially Matt Perkins are highly recommended!

I have used Rubicon since 2014 to rent out my flat, and most recently in 2023 to sell the flat. They are an excellent business in every regard, without doubt the best estate agents I have ever dealt with (and I have used quite a few across London including the big names over the last ten years). The fees they charge are definitely worth it and they work hard for those fees. Communications are always excellent. 5 stars in every regard.

Unreliable and unprofessional. I travelled an hour and a half for a viewing which they arranged and sent an email confirmation for. No one at the property entrance when I showed up. I called Kieran who he’d be there in 2 minutes and hung up, but instead he sent a text to say the tenants are not allowing access and blamed his colleague for not conveying the information to me. Didn’t even have the guts to tell me over the phone.

Terrible. Unresponsive to emails. Gave them 4 days that I could go and view. 3 of which they asked for saying would work best for them and they struggled to find a viewing slot. Arranged to go before work. Has been over 15 minutes and they are not picking up the phones and had no communication. If you want your place rented these people will absolutely not help you do that. Update. I managed to speak to someone in their office whilst waiting telling them I was giving up and heading to work. Kieran the agent who was meant to show me has been radio silent, no apology, no excuses or attempt to rearrange. Think will avoid from now on there are plenty of estate agents in the area that actually show up!
