If I could give this business a minus…

If I could give this business a minus review I would. Before you even consider going through these conmen, consider without all their fake 5 star reviews they are an under 2 star business. No doubt all these fakes to put a 5 star rating 'by google' on their website when it currently stands at 4.3 anyway. The property let to me is an absolute disgrace, no respect to the tenants by providing basic and required services such as mould removal. I have health conditions and have been continuously fighting horrific and disgusting mould throughout this flat and particularly in my own bedroom for over 5 months. I cannot sleep in my own room. The piping is awful, I have had the wall ripped out of my room, plastered, and then completely forgotten about and not painted over again. The light switches explode from time to time and terify me and my flatmates, so bear that in mind if you move in. Regarding the piping, when our toilet with a dreadful and pointless macerator broke, a plumber came to fix it and left an extension cord on the floor of the bathroom for 3 whole days. Not to mention, took 5 days to fix a toilet shared by three people. I cannot wait for the prospect of new tenants arriving as I will not be hesitating to tell them how much of a disgrace this company is and what a terrible rip off they are.

The worst of the worst

I know estate agents have a bad name but boy these guys are really the worst. Before moving in they pressured me to sign the contract for 24 months rather than the 12 I wanted to sign for. They also did everything they could to keep in place atrocious penalties in case of a break clause. When I finally moved into my new studio flat they lost a pair of keys and refused to make a copy blaming covid. They gave me an inventory report that was at least one year old and full of utter lies. They never answer your calls or emails, you are basically on your own if something bad happens in the flat, took over 3 months to receive my deposit back when I finally left. The worst agency in London. We were lied to about the circumstances of the flat (told it was long term repeatedly before being told when we'd moved in by the Landlord it was a short term let). Clearly just wanted get their commission during COVID and will tell prospective tenants anything to get it. Communication terrible, Louis, Farzana and Jay will dodge your calls as long as they can do. Judging by other reviews on here and on trustpilot, if you have any feeling that something is not right then it definitely isn't and they are trying to rip you off and ruin your plans. UNPROFESSIONAL. Can not express how much you should avoid dealing in any capacity with this so called “real estate agency”. First of all, once they collect your deposit after signing the lease, not a single person will return your calls or emails after that 95% of the time. To be specific, Farzana Hussein and Jay Khalique from this agency were by far the most unprofessional real estate agents I’ve ever dealt with in over 3 different continents. If you try to contact then regarding anything that isn’t a payment to them, they will literally dodge your calls and then proceed to block you if you continue trying to contact them regarding an outstanding issue. I normally don’t review any type of sale services but this time around is slightly different. Ridiculous customer service from the agent to the people over the email/phone. I have paid deposit and obviously has been guaranteed that I would take the property but this turned out to be a huge joke. It took them almost a week to refund my money. I had to call 3 times the agency, few emails and few more conversations via WhatsApp in order to get the refund. All of sudden my agent who was dealing with the property stop replying to any of my messages. Really disappointed customer service. I had a terrible experience with residential realtors through my entire tenancy. When I moved in the flat, my contact person Farzana Hussein (avoid dealing with her) for some reason refused to issue me with an extra set of keys. I only managed to get the keys after directly complaining to the land lord himself. Furthermore, they were extremely late in returning the deposit and only returned it when pressure was applied on them. If I could give this a minus rating I would. My flatmates and I are very unhappy about how this "real state agency" works. They are only helpful before signing the agreement. Once they received the payment, they disappear and ignore you. Any problems or concerns that we have raised regarding our flat when we first moved in were ignored. Their way of working is extremely unprofessional! The property manager Farzana only works part-time and appears to be the only person responsible for anything. She does not answer calls or emails, even regarding urgent matters. The people working in the office are also rude on the phone when calling them about unsolved issues. Awful experience with this estate agent. Had a viewing arranged with them where no one even showed up. Had us waiting over an hour with no way to communicate with them because of their full voicemail. Went to their physical office which wasn't too far from the viewing which was closed and full of packed up boxes. Do not recommend.

Very bad experience

I was lied to from my very first conversation all the way through. Also, they pressured me to sign and move forward, but the first instance I needed something, I was ignored for a week. It also seems like they don't have a working phone number because none of their numbers rang and I had to rely on e-mails. They also keep ads up once the security deposit is taken, which is very bad. This company made me extremely uncomfortable and stressed.

I had terrible experience with them. Booked for vieweing twice and both the times they did not show up. They never pick up their call, it always go to voicemail which is also full of messages and so I couldn't leave any note. They are not at all professional and behaviour is very bad as well.
