I want to leave a review about the horrible manager who answered my call at Portico Leyton. During the call I apologized for my English because I speak with a slight accent and from that moment all I heard was sighs and a desire to end the conversation quickly. I was told that without a job in the UK, they could not show me anything and make an appointment for viewing only if I could pay for a year's rent at once. This manager is the reason for the problem with the real estate market in the UK. We have just moved on a talent visa that was approved by the UK and of course we don't have a job in the UK right now, but we do have an income, but obviously the portico managers are of a different opinion and they decide who they want to work with and it's definitely not people from other countries.

I have had a very good experience with the Portico Property Manager Sumaiya Islam.On 07thof November 2023 we report house boiler failure at 07am in the morning .At 09.am I have had a call and email from Property Manager Sumaiya Islam about the plumber engineer visit at 12.00 pmAt 1.00 pm we have had a new email from Sumaiya saying that the boiler will be replaced on Thursday 09thof November.The boiler was installed completed as we had been informed by Property Manager Sumaiya Islam.Professional-Caring and Efficient Thank you

Dreadful, incompetent group of people. I have finally moved out of their damp, overpriced rundown property, thank the lord! If you value your money or your sanity stay away from these dodgy dealers.They will force you to sign up to a “no-deposit scheme” to guarantee your property. They won’t outright say it is a deal breaker, as this is illegal, but they will ensure you know that you will never get the property unless you do. This kindly adds £60 a month to the already exorbitant rents they charge. Unsurprisingly upon further investigation it turns out they receive a large chunk of this money. Still at least someone is benefiting in this cost of living crisis! Even better is they will insist that the “no-deposit scheme” is at the request of the landlord, and will be a real issue if you don’t sign up for it. Yet strangely upon asking my landlord about this (after signing up), it turned out he had no idea about it!Portico are also completely incapable of fixing maintenance issues, or pretending to care in the slightest. So overall they are painfully incompetent, engage in some very suspicious activities, and couldn’t care less about the tenant! Avoid!

Very professional, not a hint of arrogance, which some agents can be prone to. Meera gave the impression Portico would sell with a considered approach. She also gave a realistic valuation compared to the other agents. I also appreciated the way Magda arrived early to do a quick check of the apartment before any viewing, a very nice touch. Overall very happy with the service. If I decide to sell again, I will contact Portico, mainly due to Meera & Magda’s professionalism.

I want to write on trust pilot that Portico are faking their own 5-star reviews on Google. I’ll leave this here:Dear Portico, I noticed recently that you have been posting fake reviews on Google for your Fulham branch. As an ex-tenant of portico and knowing firsthand the disgusting customer service you provide and the illegal practices (including these reviews) I have reported each one individually to google. Your guy Esham must be the best letting agent in London if it’s to believed from all the reviews. I understand you are trying to bury all the negative reviews but posting fake ones is a real low-blow - even for portico. I tried to click on each fake account and they are locked so you couldn’t even do it properly. Good reviews come from hard work and dedicated customer service, not posting 10 positive reviews in the same week. If I see further fake reviews I will take the necessary steps to report them too. Do better and I wish you a pleasant day.

GoogleAmmer and Emily have been helping us to sell our flat here in Walthamstow. It hasn't been simple and there have been a few hiccups along the way! Throughout this, the communication has been good (thanks in part to the WhatsApp group) although they make sure to call whenever there is something more serious or pertinent to discuss. It has also been easy to arrange viewings- they completely manage this, while we get on with the rest of our lives and trying to find a new place to live! Thank you both

GoogleIt has been the worst experience. They do not communicate, ignore emails and phone calls and avoid answering questions after they receive deposit. The worst part is the main contact was the Letting associate manager... They failed to provide the agreement in time, has misspelled the name multiple times, i had to go to the Walthamstow office and sit there for 5 hours in order to receive the documents and keys. The check-in process didn't happen and then they have emailed me a report that doesn't match the property state. They provide wrong keys for the windows and i do not have the posiblilty to open them not even after 2 weeks of moving in, proof that the clerck and agent didn't check them. The property was dirty and in the report they lied that was professional cleaned. I have send multiple emails with proof how the property was handed and requested an update, still nothing. I will contact the regional manager to provide a feedback and an official complain. The landlord mentioned he will send someone to have a look at the windows and that the manager will contact me regarding the email I have sent with proof of the property not being cleaned. He still didn't bother to contact me. If possible, avoid, if not, prepare yourself with patience and request to view the property before paying them the move in money. . .

GoogleHad a very bad experience with portico as a tenant. For over a month has been staying with my kids with no hot water and heating at the property. I have kept reporting the issue but have been ignored, no respond from them. Avoid.

This was our worst experience whilst renting in London for this past decade. In summary communication with the Shepherds Bush team was always awful with delay responses to issues (4 weeks average - including not having hot water in one occasion). No answering phone calls or returning them after you leave voicemails. & Took us 2 months to have our deposit back.Our exit experience was the worst. When we tried to give notice within our break clause there was no answer on the phone or responding to our notice email until a few days later we spoke to someone in head office. Miscommunication within the teams and clear failures in internal processes as well. Providing notice in June we were then contacted offering a renewal with a 12% rent increase in July. We were having views from potential new tenants with Portico that week! We then had to chase our check out report and took 3 weeks to receive it and no one followed up after this. By then we had instigated a dispute with TDS and instead of acknowledging their fault we got as justification that they couldn't locate our original check-in report or the location of where our deposit was being held. Unacceptable! But also, should they have asked, I could tell them that.
