As a landlord i have been shocked by the poor service meted out by Portico. The problem is their business model; Portico took over Spencers lettings agents in Woodford Green, who were experienced and knew the job. Portico continued to take over lettings agents across London, then chopped staff to save costs. There are insufficient staff, staff always change, there is no consistency or ownership. The service given is very poor. Three times they failed to respond to directions to call out tradesmen to do work for my tenants. Each time they paid me compensation for me having to do the work myself. Eventually i had to report Portico to the Property Ombudsman. As a result they gave up the contract to me in January 2020, so now my tenants and i can breathe a sigh of relief. One problem though, they sub-contracted their "inventory service" to a rogue company that went bust in under ten months, so now i have no inventory - very important on check-out. Footnote: I had always said i would be happy to pay for their services but they consistently failed to deliver. From a tenants perspective they are a nightmare, too. Glossy, shiny office, smooth talking, but once signed up you can kiss good-bye to any efficiency or care. Avoid like the plague.Footnote: Thankyou for the reply from the CEO. Re. the inventory company- I looked them up and found them on Companies House, for the record. I think from your reply that you were generally concerned. However, the service being meted out by Portico seems unchanged- see the review dated March 15th from some poor tenants.
Dear Mr Wade,It has taken me a few days to gather all the information about this tenancy and I can see this did not run smoothly. I can only apologise for the errors that occurred and this is not the level of service that I or the company would expect. We have learnt from this experience and several of the members of staff connected with these issues are no longer with the company. We have also addressed some of the ownership issues of the Property Management department by moving from a centralised structure to having dedicated Property Managers based locally in each office. The inventory company you refer to was not a limited company so would not appear on Companies House. Not sure Portico are actually still trading, my son is a tenant and we have emailed several times left several voice messages and after two weeks no one has responded. I’d be very cautious using them.

GoogleBeyond awful. After a contract renewal which took months because of their lack of communication, they have been claiming we owe extra money. Despite proving on multiple occasions we don’t, they still persist with automated emails threatening legal action. Email responses are short and give no information. I’ve never experienced incompetence like this. Hopefully if you read this review you won’t have to! I initially thought they were trying to steal extra money but It appears to be just a complete lack of willingness to do their job.

My review is from the tenant’s perspective.Unfortunately my experience with portico Woodford wasn’t good.During my tenancy term, I found them to be a landlord focused team. Important fixtures / repairs like malfunctioning of door locks was refused by saying that the landlord doesn’t agree so Portico can’t help.Upon following up on complaints reported on Portico’s portal, our property manager Annaliese would raise her voice and ask us to wait till landlord gives a go ahead for the repairs (which unfortunately didn’t happen during the entire tenancy term)At the end of the tenancy term, portico attempted to keep the security by publishing an out dated check out report. Thankfully by disputing the case with TDS, I was able to recover the security.A small tip for anyone using their services is to try to get hold of the check in report as soon as you move in the property so the tenant has a record of the property condition at the start of the tenancy. Portico won’t share it with you and at the end of the term they will try to establish that damages were done to the property by you. Also, please do all correspondence with portico Woodford in writing (over an email) because only then you will be able to establish that you have been reporting the property issues timely to them.At the time of disputing the security with TDS you will not be able to prove the log of conversations that happened over phone and portico will deny of any issue reported.I was able to recover my security because I had kept the evidence of every correspondence else I won’t have lost my security because portico did attempt to present fraudulent evidence to TDS

I want to leave a review about the horrible manager who answered my call at Portico Leyton. During the call I apologized for my English because I speak with a slight accent and from that moment all I heard was sighs and a desire to end the conversation quickly. I was told that without a job in the UK, they could not show me anything and make an appointment for viewing only if I could pay for a year's rent at once. This manager is the reason for the problem with the real estate market in the UK. We have just moved on a talent visa that was approved by the UK and of course we don't have a job in the UK right now, but we do have an income, but obviously the portico managers are of a different opinion and they decide who they want to work with and it's definitely not people from other countries.

GoogleI’d honestly give 0 stars but I can’t. Where do I start? They replied to a query I had for a flat, booked a viewing and then completely ghosted me. Called them three times to see if the viewing was still going on. All times they replied and would say they’d send me the info later. Spoiler alert: they never came :) I’d avoid if I were you.

I have had a very good experience with the Portico Property Manager Sumaiya Islam.On 07thof November 2023 we report house boiler failure at 07am in the morning .At 09.am I have had a call and email from Property Manager Sumaiya Islam about the plumber engineer visit at 12.00 pmAt 1.00 pm we have had a new email from Sumaiya saying that the boiler will be replaced on Thursday 09thof November.The boiler was installed completed as we had been informed by Property Manager Sumaiya Islam.Professional-Caring and Efficient Thank you

Dreadful, incompetent group of people. I have finally moved out of their damp, overpriced rundown property, thank the lord! If you value your money or your sanity stay away from these dodgy dealers.They will force you to sign up to a “no-deposit scheme” to guarantee your property. They won’t outright say it is a deal breaker, as this is illegal, but they will ensure you know that you will never get the property unless you do. This kindly adds £60 a month to the already exorbitant rents they charge. Unsurprisingly upon further investigation it turns out they receive a large chunk of this money. Still at least someone is benefiting in this cost of living crisis! Even better is they will insist that the “no-deposit scheme” is at the request of the landlord, and will be a real issue if you don’t sign up for it. Yet strangely upon asking my landlord about this (after signing up), it turned out he had no idea about it!Portico are also completely incapable of fixing maintenance issues, or pretending to care in the slightest. So overall they are painfully incompetent, engage in some very suspicious activities, and couldn’t care less about the tenant! Avoid!
