OpenRent was brilliant for me
There were so many ways that my OpenRent experience was so much better than an agency.I was in control at all times of when, what and who. There was no pre-screening of possible tenants (which is much more useful than it might sound). The tenant and I were guided step by step through the process, and are confident the statutory side was complete.Documents were accurate (I've had an agency put our old address on an AST!)I could deal with things online as easily at 9pm or 7am as at midday, so didn't have to wait for the office to open or a particular person to be available.Apparently (although I didn't use it) they can now arrange viewings - ideal if you're not close by.Their help faculty (which I needed once) was excellent And finally, it saved me hundreds of pounds on agency charges, and I've got the confidence of having met the tenant and worked with them through the process. All they needed from me was to be engaged and proactive when necessary, so if you're happy/prefer to do that OpenRent trumps an agency for efficiency and value-for-money every time.

Free cheese only in mouse traps
1. Customer service appalling - they send back box standard replies.2. Discrepancy in the referencing system one day they will Pass a tenant - the next day they fail the same Tenant - without giving any details.3. They take the property off the market, even when referencing is going on. 4. They add their own stuff to the advertisement without any option to change it.5. Majority of queries through OpenRent were Scammers

Knowingly hosts fraudulent listings
I reported a few fraudulent listings and they just left them up there. nearly a month later, one has been let now (so the scammer found a victim). Do not use! Their site is full of fraudulent listings and they knowingly leave them upUpdate: to their reply, they did not send me a request for further information, seems like they are just trying to pass the blame to me. They can't even link this review to an account on their site so they're clearly making stuff up. Also no more info was necessaryUpdate 2: they are trying to get this review removed claiming it is fake. Abusing the reporting system to hide their conduct

Flawed Referencing System
I had a viewing, was offered a place, confirmed move in date etc and began the renting process. Once you put a holding deposit down, you have to fill out a form with proof of earnings etc. My referencing form did not give me the option to input referee details from a previous let, hence openrent produced a report which read 'proceed with caution'. I saw this and read through the report and noticed the missing reference was what had caused that report result (credit checks, affordability, proof of income etc were all fine) and so messaged the landlord asking if they would like me to provide them with a reference as this had not been included in the report and had lead to a cautionary result. The landlord ignored all of my messages and didn't communicate with me until they released the holding deposit and dropped me with no reason a week before the agreed move in date. The landlord saw openrent tell them to proceed with caution and rather than read the report which states that the only issue was with a missing reference (which I had noticed and offered to provide) immediately assumed it was a financial issue. When I pushed them for a reason all they said was financial concerns (despite the report stating no financial problems AND I had provided a guarantor on top of this). Granted, most of this is the fault of a landlord who didn't bother to communicate properly or read the report but for openrent to produce a report stating 'proceed with caution' for such a minor, fixable issue is incredibly over the top and has left me with a job due to start and nowhere to live in the area.
Hi Jasmin,Thank you for your review, and we are sorry for the experience that you have had with our referencing service. When references are completed, they are given either a 'pass' or a 'fail' result. However, sometimes we will add 'proceed cautiously' alongside a 'pass' result. This means that the reference has passed overall, but that there is a small discrepancy that we would like to highlight to the landlord. We apologise for any confusion that this has caused here.I have also passed your experience on to the relevant team to see what changes we can make to our referencing process to prevent similar situations arising in future. If you would like to discuss your reference with us further, you can do so by contacting our team here: https://www.openrent.co.uk/faq#i-have-more-questionsBest wishes,Joseph and the OpenRent team

Unprofessional
We viewed a property and placed the holding deposit as listed however the landlord decided to take higher offer very professional if it was listed higher than we would not have wasted our time viewing it.I did complain about Property 1776540 and the response was a rare incident. The company should have taken the property off and bare the landlord for mal practice. Which they have not done. There should be an option where customers can rate landlords and write comments.
Hi,Thank you for taking the time to leave a review, and we are sorry to hear about the experience that you have had here.Landlords are responsible for setting the rental amount advertised on the listings that they create, and can amend this depending on demand.Unfortunately, we have not been able to locate a listing using the property ID that you have provided. If you would like us to look into a listing or landlord for you, please get in touch with our team directly to request this. False economy - terrible communication
I used Open Rent to rent out my property a few years ago and it was fine: now the service has gone right downhill The main problem is their reluctance to provide any contact information: their own or prospective tenants. It operates via an interface, so you never get the tenants contact information (altho tenants provide their phone numbers to Open Rent). So what happens is applicants reply to your ad, Open rent forwards your message via your dashboard: you reply via your dashboard: Open rent emails the applicant: you never hear from them again. That’s it. Meanwhile, lettings agents who have their phone numbers are calling & texting them, arranging viewings and sending reminders. When this happens there is no way to contact Open Rent: they do not have a phone number! You can only send them an email and wait for them to respond.Meanwhile my house sits empty losing money. It’s an extremely expensive waste of time. Use a different online agent or a high street lettings agent.
Hi,Thank you for taking the time to leave a review, and we are sorry to hear about your experience with our service. When you message a tenant on site, we will contact them directly to inform them of your message, and to provide them with the link they need to reply to you. We will also contact them directly if you arrange a viewing with them to notify them of this and to provide them with regular reminders about this viewing. If you would like the contact details for a tenant, you are welcome to request these from them directly - this helps to ensure that a tenant's personal data is not shared publicly and simplifies a landlord's responsibility as a controller of personal data.If you have any further questions for our team, please do get in touch with us using the following link:https://www.openrent.co.uk/faq#i-have-more-questionsBest wishes,Joseph and the OpenRent team

Warning to any tenants!...
EDIT: You have done absolutely nothing to help and you have done nothing to hold the rogue landlord accountable. They are still using your platform freely.ORIGINAL: First time placing a holding deposit and fully engaging in the 'rent now' process. Wowee what a learning experience it has been. As human beings we trust in the process and in fellow human beings freely, we act in good faith and trust that companies like this one will comply with relevant laws and regulations and generally look to do the right thing. How very sad when companies like this do not. This has been my experience:1. Comms with landlord fine up until holding deposit - friendly, responsive and helpful. Agreed to certain terms such as change of duration and change from furnished to unfurnished etc.2. After holding deposit - comms with landlord drop off the cliff. Suspect it's a scam and still responses aren't forthcoming. I research google and find a telephone number - I call and get a snappy rude reply stating part-time office hours only (isn't the whole point of this site to be able to deal directly with landlords?) Turns out the person responding on OpenRent is not the owner but a snotty, entitled, incredibly rude, inconsiderate, incompetent and unprofessional jumped up assistant of the landlord (great - I'd rather deal with an estate agent thanks!)3. After a considerable amount of wasted time filling out an application - that might as well ask for inside leg measurements (far more intense and dehumanising than any estate agent referencing I've ever had to do) - several days away from paid self-employed work, abundance of stress and losing out on another opportunity, the landlord suddenly reneged on the prior agreement.4. I complain about the landlord's conduct to OpenRent - no helpful response, and it does not refer to the landlord's inappropriate conduct at all or their obligations on the platform.5. Things go from bad to worse with the rogue, vile landlord. They are trying to get me to hit the cancel application button and I was told by OpenRent that if I do they can keep the holding deposit despite making it clear they're happy to move on to other prospective tenants (East Sussex Holiday Lettings - property in question is in Sedlescombe). I firmly suspect they are aware of this. As of now, they are still refusing to cancel it their end.6. The rogue landlord is clearly in breach of contract, and yet having contacted OpenRent again to ask them to investigate the matter they are not even offering to look into it or to offer any other assistance. It seems abundantly clear who they side with (I mean - who pays their fees..!)I can't see that this platform offers ANY benefit to tenants - in an already precarious market for tenants (you all have my empathies and virtual support!!) - it is far riskier, cumbersome and problematic a process than dealing with an estate agent. This platform offers absolutely no financial advantage (only to the landlords!) and there is an extra smoke screen for rogue landlords - a particularly thick, dark one. I have received absolutely no support from OpenRent even though the landlord is clearly in the wrong.I now have to battle and waste more time trying to get my holding deposit back after having had the week from hell with this!Don't wait until you learn the hard way like me... go for an option where you are sufficiently protected and supported as a tenant!! As hard as it may be to limit options it's honestly not worth taking the risk as you'll be back at square one having wasted enormous precious time, even more stressed out and financially worse off. And possibly liking the human race just that little bit less.I will never use this platform again as a tenant, and as a future honourable and responsible landlord will be giving it the widest berth.
Hi,Thanks for taking the time to leave a review, and we're sorry to hear about the experience that you have had with our service. We do rely on the courtesy of our landlords when communicating and dealing with tenants on our platform - I am disappointed to hear we have been let down here, and we apologise for the inconvenience that this has caused you.Any holding deposits placed on OpenRent are handled in line with our terms and the Tenant Fees Act 2019. Open Rent is the best rental service ever!
Open Rent is the best thing that has ever happened for the private landlord. For he 3rd time running I have let a property within 48 hours of advertising it and for considerably more than the rental value that the local letting agents told me it was worth. Open Rent has given me the freedom to escape the local letting agents who do not seem able to differentiate between exceptionally high quality properties and standard ones in this area, and base their rental valuations purely on the number of bedrooms. A beautifully restored detached barn in a stunning setting is not worth the same rent as a semi-detached house in a street just because they both have the same number of bedrooms! I only wish I had discovered Open Rent 10 years ago!

Openrent has been disappointing service, can't even speak to them directly over the telephone called the number from a late email acknowlegement to say someone will be in touch within 48 hrs regarding my complaint, tried calling them again not being able to leave a message. They don't even have a dedicated uk based customer support team. My Property advert ref number 2091901. Please void using them

Awful experience x 3
I had two properties advertised for let at the same time. The website manged to butcher both lettings for us. In both instances listing the property as let on the day we were having viewings.I.e emailing all people due that day that the viewings were cancelled. Funnily enough that was very unhelpful. Now I've re-listed I cannot continue the advert due to internal policies. When I complained to them directly about how I'd travelled 200 miles for the multiple viewings I'd arranged that they'd subsequently cancelled I was not given the courtesy of a response.Poor service.

Dreadful experience
Dreadful experience. Booked a Gas Safety check online. Big mistake. A guy said he could attend but refused to confirm the date or supply his own phone number or identify himself. So no check with GasSafe possible,On contacting Open Rent through their website, astonished to find they have a standing procedure covering this situation. You notify them of the lack of response from the engineer and they automatically send him daily reminders! - so must happen all the time.No phone number for Open Rent on their website either. On contacting them, they told me the engineer was employed by one of their subcontractors but refused to identify them!Refunded.===============================They have now replied saying that all of their engineers are registered with Gas Safe and that the engineer would supply his full details would be disclosed after the booking had been made - but that simply didn't happen. They also claimed that they themselves would also supply that information - but in fact, they refused to do so!
Hi Andrew,Thank you for taking the time to leave a review, and we're disappointed to hear about your experience with this engineer. All of the engineers that we work with are Gas Safe registered, and they are able to provide the details needed to confirm this once an order has been placed. We are also able to provide their details to you so that you can confirm this yourself if required. We apologise for any inconvenience that you may have experienced here - I have looked into this and can see that your job has since been fully refunded by our team.If you would like to discuss this experience further, are having issues with this refund, or have any other questions for us, please do contact our team using the following link: https://www.openrent.co.uk/faq#i-have-more-questionsBest wishes,Joseph and the OpenRent team

This should be called ‘Closed Rent’
This should be called ‘Closed Rent’, they are not in the least Open. Highly discriminatory landlords and agents you can’t even get a viewing even if you can afford the rent. They also ask a lot questions before a viewing can take place, again this is not right. Why should you give salary details etc just to get a viewing? And please watch out if you have children or pets or receive housing benefit (they are not meant to refuse on this basis) yet often they will block you from applying. They are only interested in high earners, making this site very elitist. Keep away from this site.
Hi Patricia,Thank you for taking the time to leave a review, and we are sorry to hear about the issues that you have experienced using our service. Some landlords will choose to ask for some information before agreeing to a viewing with a prospective tenant, particularly if they are receiving a high number of enquiries. We understand this can sometimes feel intrusive and, if you have any concerns about this, we would always advise politely raising these with the landlord, especially where the information requested feels sensitive. You are also welcome to contact our team if you have any concerns about the information that a specific landlord is requesting from you, and can do so here:https://www.openrent.co.uk/faq#i-have-more-questionsThank you again for your review, and please do contact our team using the link above if you have any further questions for us.Best wishes,Joseph and the OpenRent team

Charged twice, dont care about landlords
open rent have charged me for advertising and for the rent now option making this a lot more expensive than indented. If intending to use your own tenancy agreement and inventory do proceed with caution as the click on options are not clear that you are paying for a service that is £49 - they charged my twice to advertise - the singular fee and then again in the rent now fee, really disappointed and dishearteneddown rated my review - open rent do not care about landlords - it was not my intention to use the rent now service and they have not acknowledged this in this reply to trust pilot or in the email exchange I have had with them. I had my own tenancy agreement ready and somehow I have managed to press a button which set me up with a poor agreement and charged me an extra £49, there has been no understanding of my issue or response to refund any payments that they have misleadingly made me pay.I will not be recommending open rent to anyone. unless this issue is rectified I will be going to trading standards - the way you are treating me now and the misleading way your process is set up is not acceptable. You have not acknowledged my issue or that I did not intend to use the rent now service.
Hi,Thank you for your review, and we apologise for any confusion caused here. When creating a listing with us, landlords are able to publish this to OpenRent only for free, or can choose to purchase either our 'Ultimate Advertising' or 'Rent Now & Ultimate Advertising' services. If a landlord is intending to use both services, the best value way of purchasing this is with the aforementioned Rent Now & Ultimate Advertising bundle which includes both services. If this bundle is not pre-purchased, we will deduct the Rent Now fee from the first month's rent before it is transferred.I hope that this provides some further explanation on how our advertising and tenancy creation pricing works. If you would like us to look into your experience further, please do contact our team directly and we will be happy to do so:https://www.openrent.co.uk/faq#i-have-more-questionsBest wishes,Joseph and the OpenRent team.

Bad service
I tried to get an appointment arranged for a gas certificate between my tenant and Openrent. I gave them my tenants details so that they could arrange an appointment directly with him. The lady that dealt with my tenant was rude! She never phoned him back, she sent the appointment emails to myself even after giving them the tenants details. They said that we had not booked an appointment when my tenant had already booked an appointmnet. Then my tenant waited a whole day for the engineer to turn up and he never did, no appologies from rude Sarah. He had to make another appointment and take another day off work, I will not recommend this company to anyone and I will never use them again!
