We found a property through OpenRent…

We found a property through OpenRent and the landlord arrenged a viewing and we agreed to lease the flat. So he asked for £900 deposit and sent us the agreement. We received and returned the signed agreement with our passport copies. He was pushing us to pay 6 months rents on the same day which it was bank holiday. Then he emailed us back and cancelled everything and we asked for our deposits and he never replied us.The property Called Albany Mansions, London SW11 They have adverted in Righmove too. It so scary how people trying to take an advantage of situation. The landlord is very unreasonable and is a big scammer

Trust pilot needs to stop giving 24…

Open Rent needs to stop giving 24 hour deadline to respond to confirming letting status. Once a status respond had been given this should be adequate. I have put my property on hold and given a status update...no acknowledgement..to receive another update request less than a week...further more advising a 24 hour deadline otherwise my listing will be removed...unacceptable..get resl and provide a service....convient rather than a reply they respond by saving they never received my communication..sad really step up..

OpenRent did exactly what I wanted.

OpenRent did exactly what I wanted / hoped it would do. The site is easy to use after a while. It was not instantly intuitive to me but okay when I got use to it. I will always use it going forward on my other properties.

A Disappointing and Wasted Experience

I'm really frustrated with my first experience using Openrent to list my flat. As a genuine landlord, I've only had 18 enquiries in 3 weeks, and 90% of them turned out to be rent-to-rent scammers. Out of those, only one real tenant showed up, and the other didn't bother. I even had a friend click on the ad on Rightmove and Zoopla, but couldn't get in touch with me that way. I paid £69 for nothing and wasted 3 weeks of my time. They won't even refund the money. Now, I have to use a high street agent, but at least they won't charge me if they can't rent the flat out. Definitely the first and last time using Openrent.

If any do reach you, it is possible to report these enquiries to us from the relevant message thread for our team to look into further.Also, when using our booking system to arrange viewings, the tenant is notified of the booking details you enter, and also receives a reminder around 2 hours before the scheduled viewing time. They also have a facility to cancel the viewing, and we notify landlords immediately when this is used. An excellent service

Open Rent provides an excellent high-quality and very efficient service which, as a result of their professional support and guidance, has enabled me, successfully, to let my property. Best company for letting on the planet

Best company for letting on the planet. I mean it. Very reasonable very easy very professional very diligent. Shame on the agency that are overcharging tenants and landlords. I have experience them twice. Will keep doing. Will recommend to family and friends. Very fair and straight company allowing you full control to choose and select your tenant. Has all the gates in place for landlord and tenant. Can't praise it enough. I needed advise I emailed them. Someone from the team got back to me with a answer. I wanted to use their electrician service to get a cert. But I left in the middle of the tab. I got an email from the team is everything ok. Do I need any help. I replied I couldn't get availability that's why I left. Because I needed a sparky like in 24 hours. The duty of care is on point. Even for first time landlords and first time tenants it's relatively easy. Long live open rent.

Open rent community is not good

DON'T USE OPEN RENT, 'Community' as it may give you a bad impression on private let landlords, if you are going to use open rent, I would not recommend using the community but by all means if you are looking to rent a property give them a bash it's a hit or a miss in general in the rental property game. as in any walk of life. I was very annoyed after using the community on open rent buy to be honest I did find a private let landlord on open rent and he is a real nice man.

I've sent about 15 enquiries about…

I've sent about 15 enquiries about different properties and not one reply..says alot about how openrent work. I would look elsewhere as this isn't a trusted site..And when you report the same person for asking for triple the deposit they are allowed to by law, and nothing gets done about it..then you know, don't trust this site. *reply to the below reply* no you don't pass the email on immediately as I had a landlord tell me that it took 6 days to receive my email, and another said it took 5 days to receive one..

I love the control Open Rent gives me over selecting the right tenant

Using Open Rent is really easy and what I love the most is the direct contact with the applicants. This way, I get to ask the pre-screening questions that I want, I show the property to applicants myself so I get to meet everyone and I only offer the property when I have seen everyone. Compared to letting through an agency where you have little or no control as a landlord over the ad, the photos, the pre-screening or who is offered the tenancy, Open Rent is a great option.

Avoid, unless you want to rent from illegal landlords.

Avoid if you are looking for a home to rent where you are treated like a human with rights. We had a 5 year tenancy in a house which was refurbished from personal costs and time, landlord in turn refused significant repairs, let himself in the property for hours without permission, sneakily transferred deposit to his bank account from DPS, and all this because Open Rent does not carry out any checks. We emailed with plenty evidence of contract breach and they said they are only a platform and aren't responsible for anything. Bear in mind this aspect as it can happen to you, to encounter a landlord who will breach the contract, invade the home you paid for and refuse to repair hot water in less than 3 weeks time.

I was acting as a referee for my son…

I was acting as a referee for my son and they rejected me on the grounds that I bank with the co-op which is not part of open banking. I'm retired but have substantial pension and seven figure assets. However, did not pass their restrictive 'tick box', exercise. This meant my son and girlfriend were over looked. I even offered to pay a years rent in advance. Useless.

Time wasting

Time wasting. i upload my one property 10 times and every time they linked to verification and delete my property. Bad experience regarding this issue kindly make sure if you verify once then why the landlord portal is asking again for verifications for the same account. If you have any solution regarding this verification thing let me know therefore i can use your services otherwise it is a time wasting for all the landlords

I ordered a gas safety cert using open…

I ordered a gas safety cert using open rent. The job remained in progress for 3 days. I needed it within 3 days as requested in the application. There was no way to phone. Just had to cancel. Complete waste of time. Book direct at least you can talk to someone.

Dishonest

Dishonest, sneaky thieves. Avoid these scammers as much as possible, do not trust landlords in general but even more so, absolutely do not trust any that use this cheating site.Additional, I didn't have an account with them, I didn't agree to any terms but they still stole from me, they are underhandedly trying to remove my Review because I don't have the reference for the stolen 144 pounds. I will keep adding the review each time these despicable thugs take it down.

Great for letting - not so great for certificates

The contacting service (letting contract, legal documentation, deposits, advertising) is brilliant.But I would stop there.They do not seem to have any control over the engineers they send for Gas or Electricity certificates. I was confident that the people they send are checked and approved by the OpenRent, but it is not like that at all. It is very similar to asking a random electrician to come and do your work. They completely detach themself from the people they send to your homes after the initial payment is paid.

OpenRent's grabbing hands push you to rent to unsuitable people.

Beware of what Open Rent put in the small print. If you are unfortunate enough as a landlord to get multiple viewing requests from the same unsuitable punter or a deluge of viewing requests from again absolutely unsuitable candidates (eg insufficient income to pay the rent, no employment or rental references) , then they apply a cut off at 100 inquiries pausing your advert until you pay them a further fee to duplicate it.PS: I note the reply below now from OpenRent. Until I complained they said the issue was "Non Negotiable". After complaining I note they want to "discuss" the issue. It'd be better if they didn't force people to complain in the first place.

I had a terrible experience with…

I had a terrible experience with OpenRent. Initially, they charged me £140 for the check-in process. After I paid this amount in full, they added an extra £60 without any prior notice. The landlord, who seems to be a scammer, submitted a falsified inventory report, marking second-hand, non-functional furniture as being in good condition. OpenRent appears to protect these unscrupulous landlords rather than the tenants. I strongly advise against using their service.

Watch out for dodgy contractors !

Ive used OpenRent for Gas safety certificates and annual boiler service for years. However, following a recent bad experience I want to issue a warning. My gas safety request was picked up by an engineer I’d never used before. OpenRent doesn’t give you the option to request the supplier who has dealt with you in the past. To my surprise, this new engineer claimed I needed an entire new boiler. I was suspicious since my boiler is annually checked and serviced (it’s 10 years old). I got another, trusted, gas registered engineer to check and service it. He confirmed that it’s fine and issued a certificate. I suspect OpenRent’s contractor of trying to drum up business for himself. When I complained, OpenRent simply repeated his claim, without any attempt to check his work. Beware !

Stop cooperation with Rentguard

Please, stop cooperating with Rentguard! Rentguard is awful, low quality insurance company, they make so many mistakes in the reports, they don't consider half of your income and many other negative things from their side. In few word, change the referencing company, because you are damaging your reputation on the market!
