Openrent is great when it comes to managing your property and renting it out. However never count on it if anything goes wrong. There is no customer support, you can not speak to anyone and there is no response to your email. It is just an automated platform with no support and service if something goes wrong. Tenants have done damage to the property and when requested the part of deposit to fix it they disputed. When I contacted the deposit company they said they will only let tenant or open rent know about the issue and open rent says this "The deposit has been disputed and is being mediated by mydeposits, which means that we no longer hold the disputed amount. You can see more about the adjudication process" and asking me to contact openrent.

Naturally, the only people that give OpenRent positive reviews are Landlords, as the system is designed to work for them! They only have to prove that they own the particular property, and they can then do what the heck they like under OpenRent's umbrella, as OpenRent absolve themselves of all responsibility once the Tenancy Agreement is signed. OpenRent are part of the unregulated 'Shadow Rented Sector', like Airbnb. If you happen to get a good Landlord under OpenRent, then 'happy days' - otherwise, life can be hell. Property management should not be purely down to chance like this.I view it as a real positive that OpenRent's properties no longer appear on RightMove.

I placed a property on their website for rent late on Friday 11th September. By the end of the weekend I was in receipt of six requests to view the property, one of whom had placed a deposit on the property. They viewed the property on 14th September, Open Rent completed the references by 16th September and the contracts were signed by 17th. The tenants moved in on 19th September. Job done for less than 20% of the High Street Estate Agent!

Charged £49 to advertise a room on their site. Received 6 enquiries, responded to some via message and others through contact via telephone service - unfortunately due to their automated system, shows no response from landlord to the ones I contacted via phone. Listing was then removed as I was apparently unresponsive and without me knowing. I check back a few weeks later to find I paid £49 for 2 weeks advertising, room still vacant and listing removed without me knowing. Decide to go to Spareroom as unhappy with Openrent - they refuse to refund the £49. Disgraceful.

Garbage. They advertise on the tried and tested sites like right move for example and then take you into their own platform where they communicate with you though their own dashboard. There is no heads up or instructions and it gets junky and complicated. They do not confirm appointments through email or by phone like normal agents. It a cheap service where you pay less and get less, just do not expect quality.

Yet another problem with the Rent Now feature.OpenRent is really good on the whole - I've found many great tenants with them over the past few years. However, I ran into an issue with Rent Now in the past when a desperate tenancy applicant who hadn't even viewed used this and placed a deposit, and I've had other applicants use it when they shouldn't. It happened again the other day when another tenancy applicant used it after I told her I had agreed to rent to someone else subject to references.Moreover, I don't take holding deposits, even from tenants I have agreed to let to.There was another embarrassment when I found an auto message from an old listing was going out to applicants giving them entirely wrong information - I had used my old ad as a template for the new listing and didn't know the message was still being generated. Also, it couldn't just be deleted without over keying it, which is no doubt why it was still there.Another annoyance is you can't turn screening on till you get a certain number of applicants - this is something else OpenRent should leave for the landlord to decide.OpenRent have responded with: "A Rent Now button is present on all OpenRent listing pages, but tenants are instructed that they need permission of the Landlord to use that feature." The point is that silly little disclaimer "you must ask the landlord first" is NOT stopping tenants using Rent Now when they shouldn't as my review makes absolutely clear.

I recently had a truly nightmarish experience with OpenRent, and I feel compelled to share my ordeal with others. It all started when I listed my property on their platform. At first, everything seemed fine, but then the nightmare unfolded.Imagine my shock when I received an email out of the blue, informing me that my listing had been deactivated without my consent. I was baffled and couldn't understand why this had happened. No warning, no explanation, just deactivation. It was as if they had pulled the rug out from under me, leaving me in a state of utter confusion.Naturally, I immediately contacted their customer support for help in understanding the situation and getting my listing reactivated. Little did I know that this would be the beginning of a Kafkaesque journey through OpenRent's customer service.The agent I spoke to, Oli, was not only unhelpful but also incredibly blunt and rude. I expected some level of professionalism and courtesy when seeking assistance, but what I got was the complete opposite. Oli was dismissive and seemed to have no interest in resolving my issue. It felt like I was bothering him with my problems, and he just wanted to get me off the phone as quickly as possible.To add insult to injury, when I asked about reactivating my listing, I was told I had to pay the listing fee again. What kind of company deactivates a listing without explanation, provides terrible customer service, and then has the audacity to charge you twice for their own mistake?My experience with OpenRent has been nothing short of a nightmare. They seem to have no respect for their customers, and their lack of transparency and empathy is appalling. I strongly advise anyone considering using OpenRent to think twice and explore other, more reputable options. Save yourself the headache, frustration, and financial loss that I had to endure dealing with this unprofessional company.

Very rude not one word responding to me. I'm currently advertising my property using Open Rent and I'm regretting it. I've been told by applicants that Open Rent request them the holding deposit when I, as a Landlord never been aware of. Dangerous situation for decent landlords as I believe I'm and for applicants too. I noticed in previous reviews that Open Rent entice people to use their services by saying that customers are safer dealing directly with them. That would obviously depend of what type of Landlord tenants are faced with, but making generalisations in order to gain profits is in my view unfair and unprofessional to say the least. I have only using Open Rent for advertising and I then continuing dealing with applicants privately. Of course this is not in the best interest of Open Rent as I'm continuously receiving offers to do the credit check etc but I'm afraid I don't trust them for many reasons including the fact that they are asking prospect tenants fo pay holding deposits money without my consent and going against their own code of practice that they themselves stated as a guidance and security measures for prospect tenants to follow. My golden advise for applicants is please:1) DO'NT pay any holding deposit money to Open Rent without the LANDLORD PERMISSION first, and2) Ask Landlords/ Landladies for an ID. I always take my passport and proof of address to my viewings to show my viewers. I do appreciate that applicants need to have peace of mind of knowing and to be confident to who they are dealing with and to who to trust with their money and confidential documentation.I red previous reviews that Open Rent is in the side of Landlords. That is not the case according to my experience, and neither to the side of tenants, also according to my experience. What I think and I synchronise with other previous reviews is that they are only acting for their own best interest and profits on behalf of both. Hope this message is not deleted.Maria

Just had first hand experience with OPENRENT.Profiteers comes to mind!!I, along with many others, were forced to pay a deposit to them JUST TO SAY I WAS INTERESTED in making an offer to rent a property.As there was no other option I paid the deposit.I wasn't offered the tenancy...no suprise in today's rental market.I receive two emails 'your deposit will be returned to you'.....fine, I thought.Then the next sentence reads....'please allow 10 days' ...blah, blah...10 DAYS!!!!!!!!OUTRAGEOUS!!!!!So let's say 10 people did the same as me for this particular property.......9 people's 'deposits' are in Open Rents bank account for 10 days!Let's also say this happens to literally hundreds, if not thousands of people countrywide, being forced to hand over hundreds of pounds just to say...please consider me.....every day! This the 4th time I have used OpenRent to find new tenants. The Rent Now service is brilliant: advertising the property, handling tenant enquiries, handling the tenancy agreement and deposit is all done by them and takes all the worry away from me, all done at a brilliant price. However the reason I have given only 4 stars is that I find some of the add ons very expensive. The Rent Guarantee insurance, for example, is £300. I found similar cover, plus cover for usual landlord issues such as fixtures and fittings and accidental damage for £280. In addition, I do find the website difficult to navigate. That being said, I would recommend OpenRent every time for hassle-free landlording!

I then downloaded my 7-yr Equifax Report and emailed it to them. I got the SAME reply over and over -- No UK Credit History, No Electoral Roll History!! Landlords are LOOKING at this stuff!FINALLY they saw their error -- a TYPOGRAPHICAL one! and accepted me as a Verified Tenant -- but it has taken SO much mental energy out of me -- energy I NEED to find a flat in an unprecedented housing situation on the SE Coast!I do NOT believe this agency takes enough care to PROTECT TENANTS.

Open rent states ‘when landlords list with us we verify their details and have stringent systems in place to verify their ownership of the property’. The systems you have in place cannot be very ‘stringent’ as we have just been scammed out of a holding deposit and deposit of a property that was posted and supposedly ‘verified’ on this website. The property had been copied from a house for sale on right move and re posted on open rent as a property to ‘let’. How a house been duplicated from another site and posted on here and has passed verification checks I do not know! There is also no clear method of contact for open rent either… Will NOT use this ever again.

If I could give zero stars I would.Firstly odel assured shorthold tenancy agreement prevents blanket ban on pets, namely clause C3.5. OpenRent blatantly flout this law. Which is why the charity Shelter is constantly challenging them. They have even extended this 'ban' to assistance dogs (personal experience) which is in breach of the Equality Act (evidence lodged with Shelter's legal team).If you are a tenant don't use them, they'll break every law going. If you are a reputable landlord don't use them, you'll do yourself no favours.

Apalling - the referencing process as a tenant is diabolical. The app did not send out the reference requests, and access to your bank account is requested! Which was not properly completed by the app anyway. A major security concern. You cannot get hold of anyone to speak to, I've been calling on redial for 4 hours so far. Numerous emails result in irrelevant responses and the ticket being closed without addressing any issues. Stay away if you have any options at all aside from Open rent! Edit: a week later, my referees are responding to the questionnaire and open rent area not updating their system. You cannot under any circumstances speak to anyone, just emailed canned responses that solve nothing.

*UPDATE*I just noticed something shocking, the picture that was taken and sent to me as their "evidence" of attending my house was taken from google street view! It shows plant pots at the front of my property that were moved weeks ago!! This company need investigating for fraud.Absolutely disgraceful company. Paid for a gas cert and boiler service. Engineer scheduled to come today between 10 and 12. At 11am I get a couple emails saying the visit has been cancelled, and the engineer tried to gain access to the property but couldn't. There was a picture of my house taken as "evidence". What these liars didn't count on is the fact I have CCTV watching my front door, absolutely 0 attempt was made to enter our property, nobody came near our front door, nor rang us. Despite this, this awful company tried to charge me £30 for a callout charge.I'm having to argue with their support now to get a refund. Either way, i'll be requesting a chargeback from my bank and reporting them to the financial ombudsman.Avoid this company AT ALL COSTS. I thought I'd be saving money using them, but the reality is they will take your money and give you nothing in return. Nothing but a modern day scam and a bunch of thieves. Most likely in cahoots with the engineers in an attempt to swindle money out of people.

Thought I'd give OpenRent a go, as I was struggling with finding somewhere that wasn't on and off the market in less than 24hrs through other reputable sites. There was my first mistake.Found a property I liked the look of and messaged the 'landlord' where I received a message back saying to email them directly to book a viewing. I did as requested and was then asked to send details of my income through P60/payslip and ID to credit check me before I could book a viewing. Sounded a bit suspicious to me, so I made OpenRent aware of my concerns regarding the lister and was given the thumbs up to continue as they do their own verifications and believed the advert and 'landlord' to be genuine. Several days after handing over mine and my partners personal data (photo ID, payslips etc) I was then contacted by OpenRent to let me know that they actually now 'strongly suspected' the individual to be fraudulent and had removed the advert. Too little too late. Not sure what checks they're completing on these people, but apparently anybody can fake a profile and listing in order to scam others out of their personal data and payments.I have since had to spend time reporting to banks and action fraud to keep an eye on all of my accounts. Wish I'd avoided this website in the first place. I recommend any tenant to do the same.EDIT: In response to below reply, I was not advised to refrain from sending the requested information until after OpenRent changed their mind about the landlord being fraudulent. Which again, was too little too late. Incompetent and dishonest. *Avoid*

At the time, this was reviewed by our security team and we believed the advert to be genuine. We also advised that while you are fine to provide most information about yourself before a viewing, landlords should not be asking you to provide personal data such as ID and bank statements before you have viewed the property outside of a referencing process.The listing was subsequently removed due to it being under investigation as soon as there was more evidence to suggest the listing may not be legitimate. Rest assured that when landlords list with us we verify their details and have stringent systems and other processes in place to ensure tenants are protected from malicious activity. Unfortunately whilst we have systems and checks in place to help ensure landlords are reliable, sometimes people get through these checks. We are constantly looking at ways to strengthen this process. With our Rent Now system, we also ensure no money is lost in dealing with potentially rogue landlords.
