Lots of problems with settting up a deposit as a landlord. Dont use them

OpenRent have been completely unhelpful in sorting out the issue I have had. I have tried to set up a deposit as a landlord and their their third party platform (My Deposits) has give me lots of issues.There is literally no point in using them beside promoting your place and you can handle the rest e.g. paper work and deposit yourself

Overall a very good service

Overall a very good service. Had initial problems finding the right rental price that OpenRent had way too high. Good to know that verified users (tenants) show if they have any issues with previous CCJ’s. Referencing gave a lot of detailed information and saved me at least a couple of times from tenants with outstanding issue. The follow up is good. Questions get answered. Pleased.

First time renting through OpenRent. The process was easy, efficient and it kept you updated throughout. They managed every step of the way & kept you informed as you went through the process. Less stressful than having to deal with the usual estate agency drama!

Excellent rooms 😁

The room I’m renting is fairly spacious with own bathroom. Communication with the landlord was great over the phone and through the openrent messaging system. Instructions were very clear to know when the rent needed to be paid each month and when I could move in. The landlord was very helpful and approachable telling me days the plumbers were coming in to redecorate etc so it wouldn’t get in the way for me to move in. A very happy room tenant and looking forward to staying here for the next few months 😁 .

Costing errors

You published my address and Google Maps pinpoint view wrong on the advertisements and took a week to get it fixed after emailing back and forth, affecting my prospects, with no compensation despite paying for a service. You have also enrolled me in the Open Tent Management Plus program without my permission and set a direct debit without my consent.

Not as good as before

I have been running a portfolio of multiple properties via OpenRent for over 10 years and it is not as good as before. No issues with high value rentals (normally let within a few days with no issues) but low value rentals, they only seem to attract high street agents rejects who are absolutely a time waster! Really disappointing.

The company made me aware of the process of renting a flat from the beginning. Additionally, I was informed and got involved with every documentation processing. Whenever I don't get understand something, they provided a listening ear to me.

Incredibly impressed

Incredibly impressed with OpenRent. Everything is super clear and straightforward and it does everything a high street agent does but without the extortionate fees.I wasn't getting much luck with my high street agent so I tried OpenRent's free advertising. I got more enquiries, achieved a higher rent and saved myself almost £2k a year in agent fees.I strongly recommend the rent now service too, next time I'll pay for this upfront and get the RightMove and Zoopla advertising included.Well done and thank you OpenRent!

As a landlord OpenRent attracts a lots…

As a landlord OpenRent attracts a lots of time wasters (80% of requesters) and a slew of intermediaries who want to sublet. Are these even real people or bots? It’s infuriating. It is unfortunate that OpenRent quality checking is somewhat lacking as in previous years the service was excellent. I’ve had to revert to using estate agents again because I’m fed up of wasting my time with fake people who are not seriously trying to move or people pretending to be tenants that turnout to be intermediaries. OpenRent has really dropped the ball and needs to sort it out.

You are also able to report enquiries that are not suitable from the relevant thread.Alongside this, we provide a screening feature that can be activated from your enquiries page, by clicking on “Tenant Screening Options”. We also activate it automatically on properties which receive a very large amount of interest in a short period of time. When active, the system asks applicants a series of questions based on the exclusions you set when you created your advert. For example, tenants may be asked if they are students or if they have pets. Economical way to set up new tenancy

A good economical way to set up new tenants. A little confusing with tenants in-situ needing a new tenancy agreement When uploading inventory documents it would be helpful if more than one page was accepted. Overall I would recommend.

BEWARE - there is no free service, it's a con - only option is paid

Whilst they provide a broadly good service they have recently introduced a con into their system which users should be aware of. In the past I have used their free service with limited advertising. I have also used their £69 paid service which includes adverts on Rightmove and Zoopla.Recently I used their free service but once the tenants moved in they extracted £69 from the rent anyway!So BEWARE - there is no free service, it's a con. The only service is the £69 option, the others are false advertising

Pray nothing goes wrong.

OpenRent are great - until something goes wrong. In this case my prospective tenant has told me she can't afford the rent and wants a reduction, AFTER signing the contract. OpenRent admin take down my query, pass it on to the 'experts' and I get the same copied and pasted response and is no help whatsoever. I have requested an actual phone call on 3 occasions but instead just get the same copied and pasted reply. Just lost a customer.

Gas Safety Check debacle

I have used openrent for several years. Primarily just to advertise property for rent and the odd gas safety check, all of which I’ve been fairly satisfied with.However, the latest instruction to complete a gas safety check has been a horrific experience. I received an email on the morning of the scheduled gas safety check simply saying it had been cancelled, with a photo of a parking sign and no explanation or detail as to why. Following numerous emails and phone calls looking to establish the reason, I’ve finally, nearly 3 weeks later, have established it was cancelled because they say the gas meter was located in someone else’s property. Firstly, this is simply not true, and secondly, why wasn’t the reason made clear in the cancellation notice or any of the follow-up emails or phone conversations I’ve had?Openrent outsource the gas safety checks and then seem to have no customer service or support service for when things don’t go to plan. This whole experience has been extremely frustrating and time wasting for both me and the tenant!

Our system is set up so that a supplier has no incentive to attend a property but then not carry out the work, and they provided us with evidence here that they did attend. We need to cover the supplier costs where they attend an appointment but cannot complete it for reasons beyond their control, which is why a callout fee was charged here - this is transferred to the engineer in full as compensation for their loss of earnings.With that said, we understand that issues can arise that are also not the fault of the landlord, and apologise for the inconvenience caused here. Cannot deliver the services you Pay for

Open rent have taken money for services several months ago which they are not able to deliver, and they do not appear to have a satisfactory support infrastructure to help resolve them. They cannot offer an inventory and check in even though the deposit and first months rent have been paid. They don’t appear to show any urgency to help resolve the issue. People on the phone have hung up on me and send emails which are unhelpful. This has affected both the landlord and the tenant.

I've had to stop the advertising for personal reasons. I would have liked it if I could have informed all enquirers it was withdrawn for personal reasons, not that I had chosen a new tenant.

Another company offering bad service

Disappointed in their approach as a one man company with no referees and not comfortable giving access to my bank account via their app. So despite my good yearly income this was not believed even though showing over £50,000.00 in a few months income on my properties. No paper option to upload which would be a simple solution to their draconian approach, a one way street and not really interested in the renter.So failed their stupid test. It’s a good job was able to pay 6 months rent in advance and assure the landlord the next 6 months would be paid 2 months at £15,000.00 per 1/2 calendar year.The next intrusion is they want to supply all utilities via their app plus council tax, broadband etc so they can make even more commissions.Plus once they have your bank details apparently they cannot access your bank account at any time. Their guarantee is FSA protection though how reliable are they when their is a crisis and not worth the paper their name is written on.

100 inquiries cap is not justified

Screening tools not helpful and then number of enquiries capped. Eg. many inquiries not suitable at all, many viewing no show, income insufficient, all these then counted in your quota. Advert was stopped, no tenant found! My reference no is 2020212

Absolutely Disgraceful customer service

We Applied For a free bedroom house downy, great yarmouth As I ve got family that live in southtown At the moment, being based up in london Looking for a better life for me and my kids and to be nearer to our family. I was sent this link over by a friend.Thinking it was gonna be good As the move in, the date is today the 9th of September 2024 I think the property was put up last month, but we Sadly applied for it 3 days ago As the property comes under opened up, rent Obviously not a very good company Very bad communication They literally want you to move in asap on the day They want you to put down a deposit I requested two days ago a reviewing Of the property in a video, as we are based down in london So we can't see it in person Not even a video put up No form of communication Until I had to get the company to do a follow up Even when the landlord did message back They said they want someone to move in asap What without a reviewing Of the property how unprofessional is that Even Sent them an email Phone number to contact me My phone call No video reviewing off the property The person I thought I was talking to As I understood it was the landlord The company are trying to say it was not the landlord So you have two people with the name, jack, do you I came for your unprofessional company Absolutely really angry They say they will do a follow up with the landlord if they do not And take their letters down if they still continue to ignor Obviously, the person that had message me was not the landlo I was continue to be ignores, so why is the letters still not been taken down It's force information Other agencies.I have spoken to regarding properties in great yarmouth I ve spoken to them over the phone, not through an email Where you can't even see who you re talking to You could be given your information absolutely about Nor self to anybody, not knowing who you re talking to Very bad indeed not impressed Not even a proper agency It's not hard to see why the property is still available.If this is how they communicate with their customers Avoid at all costs sunshine.

Most stupid and time wasting site ever

Giving them one star is not doing justice to how stupid OpenRent is. I paid for their service but my add was blocked subject to verification. After a week of back and forth provided them everything they asked and initially I was told it’s all ok and the add was made live. Then bag the add was taken off and I was asked to start all over again with the verification with most silly objections one can imagine. Wasted one week with them. Same documents were fine all other websites but not them. Simply don’t waste your time with them. Their customer service is beyond belief… no phone number no one to talk with give confusing instruction and when you follow on to their confusing instructions they ask you to start all over again.In their reply they states that there was an issue with my documentation. Can you please tell us what the issue was? I supplied you exactly the documents you required. Including proof of ownership, proof of the ID of the owner and letter of authority. So tell me what document was missing and had an issue? Their stupidly just continues with ever accepting the mistake
