I've changed my Review from "They can ruin your life" to 3 stars -- as a Tenant -- because for three days and countless emails, Open Rent were telling me I had NO UK Credit History!! I then downloaded my 7-yr Equifax Report and emailed it to them. I got the SAME reply over and over -- No UK Credit History, No Electoral Roll History!! Landlords are LOOKING at this stuff!FINALLY they saw their error -- a TYPOGRAPHICAL one! and accepted me as a Verified Tenant -- but it has taken SO much mental energy out of me -- energy I NEED to find a flat in an unprecedented housing situation on the SE Coast!I do NOT believe this agency takes enough care to PROTECT TENANTS.

Open rent states ‘when landlords list with us we verify their details and have stringent systems in place to verify their ownership of the property’. The systems you have in place cannot be very ‘stringent’ as we have just been scammed out of a holding deposit and deposit of a property that was posted and supposedly ‘verified’ on this website. The property had been copied from a house for sale on right move and re posted on open rent as a property to ‘let’. How a house been duplicated from another site and posted on here and has passed verification checks I do not know! There is also no clear method of contact for open rent either… Will NOT use this ever again.

If I could give zero stars I would.Firstly odel assured shorthold tenancy agreement prevents blanket ban on pets, namely clause C3.5. OpenRent blatantly flout this law. Which is why the charity Shelter is constantly challenging them. They have even extended this 'ban' to assistance dogs (personal experience) which is in breach of the Equality Act (evidence lodged with Shelter's legal team).If you are a tenant don't use them, they'll break every law going. If you are a reputable landlord don't use them, you'll do yourself no favours.

Also, guide dogs are explicitly excluded from the clause concerning pets in this tenancy agreement.The government provide a model tenancy agreement for assured shorthold tenancies, but the use of this agreement is voluntary at this time. Apalling - the referencing process as a tenant is diabolical. The app did not send out the reference requests, and access to your bank account is requested! Which was not properly completed by the app anyway. A major security concern. You cannot get hold of anyone to speak to, I've been calling on redial for 4 hours so far. Numerous emails result in irrelevant responses and the ticket being closed without addressing any issues. Stay away if you have any options at all aside from Open rent! Edit: a week later, my referees are responding to the questionnaire and open rent area not updating their system. You cannot under any circumstances speak to anyone, just emailed canned responses that solve nothing.

Our system uses TrueLayer to allow applicants to connect their bank account and select any incoming transaction relating to their income. *UPDATE*I just noticed something shocking, the picture that was taken and sent to me as their "evidence" of attending my house was taken from google street view! It shows plant pots at the front of my property that were moved weeks ago!! This company need investigating for fraud.Absolutely disgraceful company. Paid for a gas cert and boiler service. Engineer scheduled to come today between 10 and 12. At 11am I get a couple emails saying the visit has been cancelled, and the engineer tried to gain access to the property but couldn't. There was a picture of my house taken as "evidence". What these liars didn't count on is the fact I have CCTV watching my front door, absolutely 0 attempt was made to enter our property, nobody came near our front door, nor rang us. Despite this, this awful company tried to charge me £30 for a callout charge.I'm having to argue with their support now to get a refund. Either way, i'll be requesting a chargeback from my bank and reporting them to the financial ombudsman.Avoid this company AT ALL COSTS. I thought I'd be saving money using them, but the reality is they will take your money and give you nothing in return. Nothing but a modern day scam and a bunch of thieves. Most likely in cahoots with the engineers in an attempt to swindle money out of people.

Thought I'd give OpenRent a go, as I was struggling with finding somewhere that wasn't on and off the market in less than 24hrs through other reputable sites. There was my first mistake.Found a property I liked the look of and messaged the 'landlord' where I received a message back saying to email them directly to book a viewing. I did as requested and was then asked to send details of my income through P60/payslip and ID to credit check me before I could book a viewing. Sounded a bit suspicious to me, so I made OpenRent aware of my concerns regarding the lister and was given the thumbs up to continue as they do their own verifications and believed the advert and 'landlord' to be genuine. Several days after handing over mine and my partners personal data (photo ID, payslips etc) I was then contacted by OpenRent to let me know that they actually now 'strongly suspected' the individual to be fraudulent and had removed the advert. Too little too late. Not sure what checks they're completing on these people, but apparently anybody can fake a profile and listing in order to scam others out of their personal data and payments.I have since had to spend time reporting to banks and action fraud to keep an eye on all of my accounts. Wish I'd avoided this website in the first place. I recommend any tenant to do the same.EDIT: In response to below reply, I was not advised to refrain from sending the requested information until after OpenRent changed their mind about the landlord being fraudulent. Which again, was too little too late. Incompetent and dishonest. *Avoid*

At the time, this was reviewed by our security team and we believed the advert to be genuine. We also advised that while you are fine to provide most information about yourself before a viewing, landlords should not be asking you to provide personal data such as ID and bank statements before you have viewed the property outside of a referencing process.The listing was subsequently removed due to it being under investigation as soon as there was more evidence to suggest the listing may not be legitimate. Rest assured that when landlords list with us we verify their details and have stringent systems and other processes in place to ensure tenants are protected from malicious activity. Unfortunately whilst we have systems and checks in place to help ensure landlords are reliable, sometimes people get through these checks. We are constantly looking at ways to strengthen this process. With our Rent Now system, we also ensure no money is lost in dealing with potentially rogue landlords. I've used OpenRent more than 6 years across 4 tenancies. But OpenRent seem to have changed their policies, rules and automation over the years and the customer experience has gradually become worse and worse. My last experience was just terrible. First, OpenRent just automatically paused my advert! OpenRent automatic email said they do this to prevent hoovering applicants' private details and refer to their Fair Use policy, which states at 100 requests they can stop your advert. I can't help the rental market is hot and I priced my property competitively! I even answered every single request within 6 hours. It doesn't help that >30% of the requests were from applicants that can't even afford the rent! So the requests I declined shouldn't be counted towards the 100. Second, OpenRent automatically terminated by advert! An applicant paid a holding deposit. It was unsollicited but I didn't decline it because I wanted to hold out for better offers and better applicants (e.g. somebody I've actually met in person for a viewing). The time expired on a Sunday evening and my fault maybe for missing it. I can't even go ahead with other applicants that made an offer and that I actually preferred! Unless I "duplicate" my advert, i.e. pay OpenRent another £49! OpenRent created this problem in the first place, why should I have to pay again?? Third, it takes OpenRent 2 to 3 days to reply to emails and gladly refer you to their "community". In other words, they've set up a bunch of automated emails but if you need any real help they refer you to other OpenRent customers and you can figure it out amongst yourselves! OpenRent automated emails are signed off by co-founders Adam Hyslop and Darius "Daz" Bradbury as if they actually wrote you. Overall, just awful customer experience and OpenRent is not taking landlords serious at all. Thanks Adam and Daz for creating this monstrosity!

We believe 100 viewing requests is a substantial amount of viable leads which should help you find a suitable tenant.This decision is not taken lightly, and whilst we understand that a small number of legitimate landlords may be affected by this, this measure combats against harvesting of tenant details and deters rogue landlords. With regards to the holding deposit and your property: when a holding deposit is offered, a landlord has 96 hours to respond. Where a landlord doesn't respond within the 96 hour period we will automatically refund the potential tenant's money and take your property offline. I am sorry for the inconvenience all of this has caused, but I hope you understand that we can’t hold onto holding deposits indefinitely and must have systems in place to protect our tenants.Where you are not sure whether you would like to rent to a tenant we always recommend that you decline their holding deposit. You will have the opportunity to send a message to the tenant explaining why you've chosen not to accept the deposit they've offered. Declining a holding deposit does not decline the enquiry and if you later decide that you would like to proceed with the tenant you can ask them to place another holding deposit. If you have a tenant that you would like to proceed with, you can always duplicate your advert for free by selecting the OpenRent-only option when you publish. The tenant will then be able to press the green “Rent Now” button to start the rental process.I am sorry that you felt as though our customer service was slow. I can see that you initially contacted us over the bank holiday weekend where we were running at reduced capacity. first time i have used a service like this. i decided to go for the free package, until i was ready with the big pictures and the finale. I got my advert ready , before i had laid the carpets in anticipation of getting my advert live. intending to upgrade to the right move package. the first day i went live i had 3 people interested. one went to see the property, on the off chance we were there. she booked a viewing the same day as the advert went live. to put this into prospective houses take around 2 years to sell in this very small rural area. i would never have imagined so much intertest.There were so many helping guides and support throughout. I paid for the tenancy check service, which took hours, not weeks or days to complete. so quick and easy. within 3 days of my advert i have a signed tenancy agreement and a moving in date, and the carpets have still not been fitted !Excellent service , exceed expectations. i am also going to insure the property with them , once the insurance is due for renewal.

I don't think Openrent should purport to be helping tenants,whilst allowing landlords to advertise then when they get an offer take the property off, put the price up & immediately advertise again. Sharp practice. If I ordered a £20 meal, then was told that it was now unavailable unless I paid £25, I would feel that I was being taken for a ride. Why is this sort of unscrupulous behaviour considered ok for property agents? People are under huge pressure with the cost of living crisis & the behaviour of some landlords/agents is unacceptable. Openrents is not taking care of the interests of tenants & I wont be using it for my clients.

No gas safety certificate. Customer services ghosting me. I've paid open rent for a gas safety certificate. I liaised with the engineer who said he completed it. He then sent a link to the certificate. When I click the link, there is a page that says 'Order a gas safety certificate.'I cannot access my certificate. I've gone onto 'Help' and now sent open rent 5 messages over the past month. I have received no response. There is no other way to get in touch with them or the gas safety engineer as all links are now closed. What a shame. I'm sure the portal is good if it works. But if it doesn't, there is no support and now I'm concerned about compliance and may have to get another report done.

I was supposed to be renting a flat through open rent, I paid the deposit and first month's rent. The rent is held by open rent for the first ten days of the tenancy which sounded good because it means problems can be sorted out with a landlord before they get the money. We had numerous issues and actually never moved into the property, the tenancy was ultimately surrendered 2 days in by signed agreement between us and the landlord. BUT Open rent won't return the money they are holding! They have a signed agreement and the landlord has phoned and messaged several times saying he wants them to give us our money back.They are now insisting the landlord has to reply to an email they've sent him, which just confirms what is written in the signed agreement. It's a pointless thing to do anyway and my landlord simply isn't replying. Probably because he has already repeatedly told them everything he can. They won't give me any information of a complaints procedure and they won't escalate to anyone more senior, just the same person over and over again saying they'll email the landlord again. I'm going to have to take legal action against open rent to get my money back because the landlord has no obligation to reply now that the tennacy has been surrendered. I thought open rent holding the money was for protection but at the moment it seems like a scam. There is no doubt that they are acting unlawfully in refusing to return the money now. I would avoid them at all costs because it's just too high risk. Landlords literally pay £50 for the service which includes advertising for 3 months, setting up contracts and processing the deposits/first month's rent. So that fee isnt where their profit comes from. They obviously make their money by having all that deposit/rent capital at their disposal, so they do everything they can to hold on to it for as long as possible.Update following open rent’s response: I haven’t replied to open rent’s request for further details because they already have all of the details, provided by the dozens of calls and emails from me and the landlord. My review shouldn’t make any difference to how they handle this. Open rent don’t need more details, they should be dealing with it already.Open rent have also challenged whether my review is legitimate and I’ve had to send evidence to trust pilot to show my experience is genuine. The only thing they seem any good at is promptly managing their trustpilot score.If you want to reply to my review open rent, I would be interested in getting contact information for your complaints department or any description of what your complaints procedure is. I’ve asked for these several times by email and just get ignored.

Absolutely delighted with Open Rent, using them I've saved over £700 compared to the rip-off high street offerings. Referencing for two applicants was very fast. So easy to use the platform with lots of info available if you have any questions. I did have to phone them once and although the pickup wasn't very quick I did manage to speak to someone.The beauty of using Open Rent is that you the landlord will meet your prospective tenants to be able to filter out those you're not happy with, unlike the high street setup, they just want your hard-earned money who really in my experience are content to just to take the money and run.It really is a no-brainer not to use this company for your tenant find. The ONLY other option to find a new Tenant is to use a ripoff letting agency who will charge a fortune for their second rate services. Using Openrent means you are in FULL control as to who occupies your property. And now they've reached an agreement with Rightmove (number 1 portal) it's a no brainer. I've been using them for 9 years with not a single complaint . . they are a 100% top notch and very professional company. Ignore the negative reviews.

I can't vouch for most of the services offered by OpenRent, since I haven't used them, but their "Gas Safety Check & Boiler Service" offering is utterly hopeless. They took the money immediately after I'd made the online booking, and before an engineer was even arranged. The engineer for the first appointment duly got in touch by phone to confirm the job, but then never showed up. I later learned from him that OpenRent had cancelled the job after he'd spoken to me. Neither I, nor the engineer, have any idea why they did that, and OpenRent never communicated to me that they'd cancelled the job.After complaining via the OpenRent web site they booked a second appointment. This time the engineer never called to confirm the job or the expected time of arrival. On the day of the job I got an email from OpenRent asking me to ensure the engineer had access to the property "at the arranged time". There was no arranged time, but the email did include the engineers phone number. I called, and he said neither he nor his company's office had any information about the job from OpenRent.My tenants at the property in question are NHS night workers. It was appalling having to ask them to stay up after their shift to let in an engineer that never showed up.OpenRent may be good at something, but if you want a landlord's gas safety check and boiler service, or even if you are a gas safe engineer looking to expand your client base, avoid this company like the plague.

Great app, makes advertising and handling your prospective tenants very easy. I wasn't 100% clear that the peocess required you to take a holding deposit but at each turn I could just ask or check help and all the information was there. Gives me confidence as a new landlord without having to pay a fortune for an agent, especially as we only have one house so far.

TrustpilotOpenrent not transferring 3.5 months rent to Landlord!
I've been using Openrent for last few years and until any issue arises, everything is okay.For my latest tenancy (which has rent collection), the tenant chose Reposit scheme and I received email from Openrent stating "Rent and deposit paid: You can now hand over the keys!". The rent paid by tenant wasn't transferred to my account for last 2.5 months when I enquired I found that the tenant hasn't paid for Reposit scheme. Very surprised!The excuse given was, since tenant hasn't paid for reposit/deposit, they are unable to transfer the rent to me.Now Openrent hasn't transferred rent for last 2.5 months. Even after chasing them for last 2 weeks, there is no reply to emails! Why is Openrent withholding the rents what tenant has paid? On top of all, the rent collection report isn't updated with the rent paid for Dec and states the rent due is on 1st of Jan. Very very disappointing! We need support when there is an issue! The Customer support keep sending emails to Landlord support team and they aren't responding to requests!Update 04-Jan: Openrent is still sending the same response. Total rent due to be paid back to us is over 3K.

Extremely frustrating to use from a tenants point of view. They rely on mobile phone numbers and direct email addresses. Some companies have one or neither. We are currently struggling to get info across. Just pick up the damned phone and call people and not rely on text messages!
