Appalling service

Their engineer issued a gas safety certificate on an unsafe boiler and left my tenants in a dangerous property for a year! Another engineer then left them for 72 hours with no heating or hot water, over a weekend, 2 days before my certificate expired. It is impossible to contact this company, long delays in speaking to anyone and when you finally do they are utterly incompetent! Will never ever use again!

Openrent Gas Safety Contractors

I paid for a gas safety check of the boiler in a property we are purchasing. I asked the engineer to arrange access with the estate agent and provided contact details. A week later i contacted him to ask if he'd arranged this and he said he was going that day.Later that day i get a partial refund-charging me £30 for a no show at the property. I call the estate agent and engineer to find out what happened and apparently the engineer told the estate agent at 10am that morning he would be there between 12 & 4 and to make sure someone was there. The tenants were out at this time and it was too short notice and so the estate agent didnt agree this.I disputed the call out fee and explained i just wanted the gas safety check done and arranged properly with notice to the estate agent. They arranged for Saturday, then the engineer didnt turn up and didnt communicate this when the tenants stayed in all day The transaction this was refunded and i have now wasted two weeks and a lot of hassle because Openrent contractors can't organise the a simple task of arranging a suitable time for a job with an estate agent. I won't use them again for their contract services

Hi Kathryn,Thanks for leaving a review, and we're sorry for the inconvenience caused here. While these occurrences are rare, they are frustrating for all involved, and we work hard to minimise these cases. We will also look into your case as part of this work. Our system is set up so that a supplier has no incentive to attend a property and then not carry out the work. With that said, we understand that they may have provided you with short notice of the appointment, and will follow up with them directly regarding this. The callout charge that was taken is to cover the supplier costs where they attend an appointment but cannot complete it for reasons beyond their control. I can see that this has since been refunded to you, meaning that you have received a full refund for this order. If you have any questions about this, or any other orders that you have placed with us, please do contact our team using the following link: https://www.openrent.co.uk/faq#i-have-more-questionsBest wishes,Joseph and the OpenRent team

The worst customer service anywhere

It is impossible to speak with someone who can help when there is a problem with the online platform.I have been emailing and calling for over 3 weeks. I have 'escalated' 4 times. I have spoken with helpful team leaders. I have complained. No one from the company who can help has called me. They keep sending emails with incorrect information that clearly shows they either haven't read any of the email chains, or they just don't care. This company may be useful if things go smoothly but my experience is that when there is a glitch this is the worst customer service I have ever experienced anywhere.

Lost my Holding Deposit

I feel that I complain about this company frequently but on the 9th May 2023 I saw a property that suited my needs and pressed The Rent Now Button. I was then asked to pay £99-00 I did this and immediately was informed by a Letting Agent that I could not do this without speaking to them first and that my Rent Now deposit would be returned. I’m still waiting it has not been returned it’s now the end of June. Warning to future applicants Don’t send them any money you won’t get it back. I tried but it’s impossible to contact them.

I've used this a couple of times

I've used this a couple of times. Unsatisfactory on both occasions. First time LL asked questions I'd already answered (on open rent's automated phone line) and then refused to deal with me because I said so. Second time LL contacted and replied in a way which made me realise that either Openrent is not communicating fully with them or that LL just didn't read. Openrent are now 'chasing' the LL. We'll see. I've had a look at other reviews: consensus seems to be: good for Landlords, bad for prospective tenants.

Hi Paul, I'm sorry to hear about the issues that you have had while communicating with landlords on our platform. When a landlord has screening enabled on their listing, the answers that you provide to the screening questions will be passed on to them and are visible in the same enquiry thread as your message(s). I have passed your experience on to the relevant team to see what improvements can be made to the visibility of this information to ensure that landlords have seen it before asking follow-up questions. We apologise again for the experience that you have had here. Our system requires co-operation from the landlord, and when this doesn't happen it is frustrating for both tenants and us. Gas Safety Certificate.

All going well with Open Rent until I tried to use their suggested gas contractor. The tenant was left waiting on their supposed first visit. Tried again and they left me in the street, again failed to show.A total shambles.Tried to complain via the OpenRents telephone center, and a lady who answered their calls for them, then began to tell some lies to avoid the chaos.Avoid OpenRents contractors at all costs.Update 06/11.2023 Still no refund from Openrent.

Great if you're a landlord. Potential tenant? Nope

I've wasted so much time on here after finding the site because there's a tick box to filter "pets allowed".You tend to be dealing with people more than happy to waste your time and fob you off unfortunately. My first attempt at a viewing I spent over an hour and £100 going to the address to then be completely ignored. Openrent do very little (absolutely nothing) to punish turds like that one.I understand a lot of this is down to the current market, but I spent a single day visiting a bunch of estate agents in person and at worst I wasted 2-3 minutes at each shop. Not hours/days (it's seriously more often days than hours!) waiting for a reply, or travel time and travel expenses. A few minutes in each shop. By the end of the day I had 3 viewings and had my own place. As with many platforms it's probably not Openrent's fault their users are so often time wasting clowns, but it is what it is. Wherever you live or want to live you're better off just investing a couple of days visiting any/every estate agent in the area you want to rent than using Openrent

Awful experience - racism

Awful experience. Me and my partner went to view a rental property a couple of days ago, the landlord was extremely racist to my partner and when I bought this up with openrent support team, I got 2 of the same automated emails replied to me, and when I said that isn’t taking it seriously I was brushed off. Won’t ever be using this company again as they clearly don’t have a problem with racism.

Horrible company

First of all, they do not do proper reference for Landlords, i had tenants where i know for a fact that they don't earn anything, but they mark their bank statement line items with money sent by their family overseas as income. This was accepted by Open Rent, so be careful and check the reference report.Second of all, if you are letting it out to a student, don't use them, because their stubborn policy does not accomodate your circumstances at all! You would thought they would pass the deposit paid by students to Landlord before they move in as how can you protect the landlordIf you read their reply to me, you could understand how useless this company is… I’m not going to use it again, was a mistake

Hi,Thanks for taking the time to leave a review, and we're sorry to hear about your experience with our service. Our referencing service is designed to accommodate a range of applicants, including those that are students, self-employed or retired. If you have any concerns about a reference that you have ordered, please do contact our team directly to discuss this with us further: https://www.openrent.co.uk/faq#i-have-more-questions.Also, once paid by the tenants, we automatically protect the tenancy deposit with mydeposits and hold the upfront rent payment in a client account when our Rent Now service is used. This latter payment is then transferred to you 10 days after the contractual move-in date. The 10 day waiting period is one of our lines of defence against misuse of the system and, as a company, we gain nothing by holding onto this money; it is held in a client funds account which means that it does not earn any interest.Thank you again for your review. Openrent fails to protect tenants

Despite being loyal tenants for three years, and accepting a 15% rent increase 8 months ago, my family with young children has received a no-fault eviction notice from the landlord through Openrent because the landlord wants to increase profits. The house is now advertised again on Openrent with a 25% increase, totaling a 43% hike in three years!Openrent offered no help when contacted. Openrent should improve tenant protection and actively discourage landlords from exploiting tenants for financial gain. I urge prospective tenants to be cautious and consider other agencies with a reputation to defend and a commitment to ethical practices.

Another OpenRent change for the worse

So OpenRent have decided to bring referencing in house. No doubt there is some money to be made by them doing this and dropping RentGuard but Landlords have now lost the ability to ring someone to clarify items on the reference. When you call OpenRent they will take a message and pass it on, you are advised you cannot be guaranteed a call and you should get a reply by the end of the day.I have a tenant waiting that I will need to decline in the absence of an explanation and now spend my day explaining reference issues to unqualified phone message takers in the hope an email response will follow. I then get an email saying if I call a reference can be discussed. When I did - I couldn't but I can leave another message. Advice to OR. Don't jump into new service provision until you understand the service requirements. Reference question turnarounds need to be quick, you need someone who understands the content and the content itself needs to be clear. Having a reference stated as 'unreliable' for example without any qualification is as good as useless and I would question its legality based on GDPR as it is opinion rather than factI, from now on, will organise referencing via RentGuard or other as a side activity and collate this to decide on whether I proceed. The value of OpenRent in that workflow obviously diminishes and before long it becomes purely an access path to the property portals. Its painful to watch a formerly fantastic service make changes that are not thought through. Either decide you going to be a half decent referencing service or give it back to a 3rd party. This WILL cost you landlords and the buck or 2 you think you will make from this will actually have the reverse effect.

Think before you book gas safety or any other service

Think before you book any services such as gas safety check via openrent. From my own experience, they do not accept any responsibility when things go wrong. They promise you the convenience but do not back it up the required level of customer support. My booking was rescheduled cancelled and I was asked to call the engineer directly to arrange a suitable time for booking. When I complained to openrent, they accepted no responsibility.Update: I acknowledge that Openrent have now responded and refunded me the money I paid based on which I have updated this review and rating.
