Horrible company

First of all, they do not do proper reference for Landlords, i had tenants where i know for a fact that they don't earn anything, but they mark their bank statement line items with money sent by their family overseas as income. This was accepted by Open Rent, so be careful and check the reference report.Second of all, if you are letting it out to a student, don't use them, because their stubborn policy does not accomodate your circumstances at all! You would thought they would pass the deposit paid by students to Landlord before they move in as how can you protect the landlordIf you read their reply to me, you could understand how useless this company is… I’m not going to use it again, was a mistake

Hi,Thanks for taking the time to leave a review, and we're sorry to hear about your experience with our service. Our referencing service is designed to accommodate a range of applicants, including those that are students, self-employed or retired. If you have any concerns about a reference that you have ordered, please do contact our team directly to discuss this with us further: https://www.openrent.co.uk/faq#i-have-more-questions.Also, once paid by the tenants, we automatically protect the tenancy deposit with mydeposits and hold the upfront rent payment in a client account when our Rent Now service is used. This latter payment is then transferred to you 10 days after the contractual move-in date. The 10 day waiting period is one of our lines of defence against misuse of the system and, as a company, we gain nothing by holding onto this money; it is held in a client funds account which means that it does not earn any interest.Thank you again for your review. If you have any further questions for our team about our service or any other issues that you have experienced, please do get in touch with us using the link above and we will be happy to assist further.Best wishes,Joseph and the OpenRent team

Awful experience - racism

Awful experience. Me and my partner went to view a rental property a couple of days ago, the landlord was extremely racist to my partner and when I bought this up with openrent support team, I got 2 of the same automated emails replied to me, and when I said that isn’t taking it seriously I was brushed off. Won’t ever be using this company again as they clearly don’t have a problem with racism.

Openrent fails to protect tenants

Despite being loyal tenants for three years, and accepting a 15% rent increase 8 months ago, my family with young children has received a no-fault eviction notice from the landlord through Openrent because the landlord wants to increase profits. The house is now advertised again on Openrent with a 25% increase, totaling a 43% hike in three years!Openrent offered no help when contacted. Openrent should improve tenant protection and actively discourage landlords from exploiting tenants for financial gain. I urge prospective tenants to be cautious and consider other agencies with a reputation to defend and a commitment to ethical practices.

Hi,Thanks for taking the time to leave a review, and we're sorry to hear about your experience here.Landlords are able to list properties on OpenRent at the rental amount of their choosing, and are not forced to list a property at or above a certain price. With that said, we take reports about the conduct of landlords using our platform seriously, and would encourage you to report the listing in question and/or get in touch with our team about your experience so that we can investigate and discuss this with you further.Unfortunately, I have not been able to locate any previous contact that you have had with our team regarding this issue. Another OpenRent change for the worse

So OpenRent have decided to bring referencing in house. No doubt there is some money to be made by them doing this and dropping RentGuard but Landlords have now lost the ability to ring someone to clarify items on the reference. When you call OpenRent they will take a message and pass it on, you are advised you cannot be guaranteed a call and you should get a reply by the end of the day.I have a tenant waiting that I will need to decline in the absence of an explanation and now spend my day explaining reference issues to unqualified phone message takers in the hope an email response will follow. I then get an email saying if I call a reference can be discussed. When I did - I couldn't but I can leave another message. Advice to OR. Don't jump into new service provision until you understand the service requirements. Reference question turnarounds need to be quick, you need someone who understands the content and the content itself needs to be clear. Having a reference stated as 'unreliable' for example without any qualification is as good as useless and I would question its legality based on GDPR as it is opinion rather than factI, from now on, will organise referencing via RentGuard or other as a side activity and collate this to decide on whether I proceed. The value of OpenRent in that workflow obviously diminishes and before long it becomes purely an access path to the property portals. Its painful to watch a formerly fantastic service make changes that are not thought through. Either decide you going to be a half decent referencing service or give it back to a 3rd party. This WILL cost you landlords and the buck or 2 you think you will make from this will actually have the reverse effect.

Disgusting Online Letting Agent

Disgusting online letting company, only act on behalf of greedy landlords and never take time to inspect properties before they are let out. When tenant encounters issues on a property and report it to OPENRENT they do nothing about it and there is nothing in place to protect Tenants, So be very careful before signing up and doing any viewings

Hi, Thank you for your review, and we are sorry to hear of the issues that you have experienced. We do rely on the courtesy of our landlords when communicating with tenants on our platform, and when advertising their properties on our site. Our expectation is that they provide a clear and accurate image of their property, and it is disappointing to hear that this was not the case. We advise that you view a property in person before making an application and, if a property is in a different condition than the listing suggests, you are able to report this to us. We take all reports seriously and will follow up with the landlord where appropriate to ensure that their listings are accurate. If you would like to discuss a specific listing with us, please do contact our team to do so at the following link:https://www.openrent.co.uk/faq#i-have-more-questionsBest wishes,Joseph and the OpenRent team

Excellent work by Open Rent

Open Rent made it possible for us to secure accommodation while we were abroad which enabled us to relocate in peace. They really helped us further with settling down, by assisting with setting up rates and bills. Daryl was very helpful in that regard. He was very patient with us. Keep on doing great work Open Rent.

Think before you book gas safety or any other service

Think before you book any services such as gas safety check via openrent. From my own experience, they do not accept any responsibility when things go wrong. They promise you the convenience but do not back it up the required level of customer support. My booking was rescheduled cancelled and I was asked to call the engineer directly to arrange a suitable time for booking. When I complained to openrent, they accepted no responsibility.Update: I acknowledge that Openrent have now responded and refunded me the money I paid based on which I have updated this review and rating.

Awful Customer Service

Used Open Rent for many years and its was great, how ever recently something changed, they seem to be cutting down on customer services, no one returns your calls, 3 emails unanswered. Absolutely shambolic, works when it works, but the minute you need any customer service help its non existent. Open Rent wake up ad sort this out before you destroy your business.Ad posted yesterday 12/05/2023, less than 24 hours later open rent responded through trust pilot asking for my personal details, full name address mobile number with a threat that if i dont respond within 2 days my ad will be deleted. So:Open rent ignores my calls and emails for circa 2 weeks, but they manage to respond to this in less than 24 hours! If only they applied the same level of responses to their actual customer services. But also to give me 2 days on a weekend when they dont respond for 2 weeks. Shame on u trust pilot for allowing this manipulation.Edit 17May23:I got the non sense response on here saying they are contactable by phone/email and the need help section. I have used all of these, on several occasions, the 3 staff on the phone on 3 diff occasions said they forwarded my query to the back office and they will be in touch within 24 hours, thats nearly a month ago and not a single response!!!The same with my need help, the auto reply said i will get a response within 24 hours. A month later not a single response from any of my calls or messages. I dare you open rent to show me one screen shot of a single reply you sent me!!! "I can see our cust service has been in touch" In touch with who open rent. Send me a screen shot of a single reply or response you sent me.Maybe you should invest more on actual staff than the marketing social media team copy and paste untrue responses on here , before you crash a great business and business model down tot he ground.

Can't recommend Open Rent enough. I have been using Open Rent for several years now. The response time, the Tenant notifications, messages and follow up are great. The site is really easy to use to create your ad and upload photos. Once the Ad is up and running, which happens very quickly, the enquiries follow almost immediately. Have never failed to get a Tenant.

Very Slow at Replying Resolving Issues for tenants and landlords

Used open rent for many years now but their speed of callback and general communications has deteriorated significantly. Tenants / Landlords are waiting days and days for simple answers holding up moving in dates unecessarily.Their systems have become all too automated and not enough human input so nothing gets done.If you send an email asking for a callback they will just email you back without calling you back which gets really annoying when tenants are desperate to move in and you cant have a discussion.

Openrent Referencing incompetence again

Openrent Referencing incompetence againHaving had a bad experience with Openrent referencing before (see my previous review), I was finally contacted by phone from someone from Openrent who apologised and gave me assurances that if there were any issues in the future, then all I had to was to give the team a time for them to call me back. So I was fooled and I stupidly have done another lot of referencing with them.HUGE MISTAKE on my part!!In the first instance the referencing passed for both of the tenants. However as I didn't accept the holding deposit in time, Openrent returned it to the tenant. I was asked to arrange for the tenant to arrange another holding deposit, which he did. However in doing this, the Openrent system now failed the tenant - presumably on the basis that he could not afford the full rent. I tried to explain to Openrent that it is a joint tenancy, that he can afford his share of the rent, that they had previously passed the referencing for this tenant so could they just rectify things .However, same problems as before. The only route to Openrent is via emails! The number for openrent is just a message collection service. This time round I have found out to my detriment that they don't even properly read emails and continue to provide standard responses. I wish I had learned my lesson the first time round and stayed well clear of Openrent. I was going to offer them a rent collection service but I now won't bother.Stay well clear of Openrent for referencing now that they have taken it upon themselves to do the referencing!

Katy · 20 November 2023

Agent replied · 15 June 2024

Hi Katy, Thank you for taking the time to leave a review. The Equality Act 2010 states that it is unlawful for a landlord to to discriminate on the basis of 'protected characteristics' such as race, gender, sexual orientation, religious belief or disability when deciding whether to rent a property to a prospective tenant. There are partial exceptions for people who are renting out parts of properties that they (or a close relative) will be occupying themselves - these apply if they will be sharing particular parts of that accommodation with their tenant, such as a kitchen or bathroom. Landlords in this position are still not permitted to discriminate on the basis of race (including nationality and origin as well as skin colour), but may state a preference for male or female tenants. We have looked into your account but have not been able to locate any information or reports about the listing in question. We take reports of this nature seriously and, if you would like us to look into this further, please do get in touch with our team using the link below:https://www.openrent.co.uk/faq#i-have-more-questionsBest wishes,Joseph and the OpenRent team

OpenRent are trying to get our details!

We are private landlords, and one of our very good tenants needs to move. He looked at a property via OpenRent, and they sent a request for a reference, which would have been an excellent one, via my email address. However, they would not accept a reference by email, and insisted that we register with them to send the reference - they claimed that email is insecure. We offered to send a written reference by letter, but they have refused that, advising that only a reference via registration to their website is acceptable.Clearly they wish to have our details in order to bombard us with offers to act as our agents - but we have never used an agent in the over 30 years we have been landlords, and do not intend to start now. We are not prepared to give them our details, other than my email address.I have declined their request - they need to become more flexible! In my opinion they are charlatans. How odd (really?) - after I submitted the above, I received an email with a framework for a reference, and an invitation to respond by email - which I have now done!Another day passes, and they are still sending emails and phone messages requiring me to register with them to send a review - which has already been sent by email as requested yesterday! Does anybody there know what the others are doing?
