TrustpilotExtremely slow to respond there agent…
Extremely slow to respond there agent when you call only accept incoming and past your enquiry over to an agent to be email. When you reply to the email they don't respond they will never call you back despite indicating this. Poor service despite using them for over 10 yearsTo add to the above statement is I have ran reference check with open rent and once let agreed they have indicated to pay for the same person for the referencing they have suggested the reference is old (less then one month old). If they spoke to me and explain then I wouldn't write an bad experience review

Hi Simon,Thank you for taking the time to leave a review and I am sorry that you have not been happy with your recent experience with OpenRent.I am sorry that you felt as though our customer service has been poor. We work to ensure that all of our customers’ issues are resolved promptly and with care and attention. If we have failed you in doing so, we do apologise.I can see that your reference was unfortunately completed too long ago for us to be able to link it to a new Rent Now application. However, the current threshold is under review in response to an investigation that is being performed into your case.I can also see that on this occasion my colleague issued you with a refund for the second reference as a gesture of goodwill.Thank you again for your review and your feedback. We are always looking to improve our service so any feedback you have is genuinely appreciated.Best wishes,India and the OpenRent team

TrustpilotLetting agents using Open Rent.
Have tried using open as a potential tenant but increasingly noted that properties advertised in the Durham area are from letting agents who immediately ask for a holding deposit which they promise to return if your application is not successful. You will be very lucky if you get it back. Agents asking for fees is now illegal. Potential tenants take care and good luck.I should add that only a few Landlords are Letting Agents. The majority of Landlords on Open Rent as genuine. Just the norm Letting Agents abusing the system.

Hi Peter,Thank you for taking the time to leave a review and I am very sorry that you have not had the experience of OpenRent that we would have wanted. The OpenRent platform is designed for private landlords to rent to private individuals. Users must confirm that they are the landlord of the property when listing with us and we will immediately investigate any report of an agent or a suspicious landlord using our site.In rare cases, some of our landlords may use a third party to help with viewings. This isn't usually a problem from our perspective, as long as tenants aren't being made to feel uncomfortable or charged any admin fees at all.According to the Tenant Fees Act (2019), when a landlord accepts a holding deposit this is taken as their express intention to rent the property to that tenant. At this time, landlords should stop advertising their property to other tenants. If you have experienced a situation where a landlord has taken your holding deposit, but has continued to advertise their property, or not returned it when promised, you can report this to us by using the "Report Listing” function on the listing in question. We strongly recommend the use of our Rent Now service to tenants when setting up a tenancy. When you use Rent Now, OpenRent can guarantee the safety of your funds and ensure that the holding deposit is treated correctly according to the law.Thank you again for your review and please do contact us on info@openrent.co.uk if you have any further questions.Best wishes,India and the OpenRent team

TrustpilotPoor Customer Service
Sometimes the service is ok, other times its a real mess. I've been using them for years to rent my property, and manage contracts etc.Recently, i tried to book a gas safety certificate. Engineer did not agree a date or time, and just randomly showed up when no one was in. They then tried to charge me a callout fee.The customer service team thought it ok to eventually grant the full refund "as a gesture of goodwill". A waste of time.

Hi William, Thank you for taking the time to leave a review and I am very sorry that you have not been happy with your recent experience on OpenRent.I can see that the supplier issued a callout fee after they were not able to complete your order in December, which, after reviewing, we refunded along with the rest of the order. I am sorry that our email regarding this seems to have caused you upset. This was certainly not our intention and we will be reviewing our communications on this alongside the other elements of your review.I have also contacted the supplier now to ensure that they are only processing callouts for suitable situations. We are constantly updating our system to ensure that suppliers are communicating with our landlords to agree on a date and time and that callouts are only charged where appropriate. I have passed your feedback on this to our product development team so that it can be used to improve the system for all of our users.Thank you again for your review and I am sorry about the issues that you had with this order. If you have any further questions, please do contact us on info@openrent.co.uk.Best wishes,India and the OpenRent team

TrustpilotAppalling gas safety and boiler service from OpenRent
What a half-witted approach they offer! They'll do a gas safety certificate and boiler service but they WILL NOT do ANY remedial work during that visit, no matter how minor ...but they don't make that clear. Any normal engineer visit would allow for easy remedial work, especially if they carry the everyday parts I needed. Who on earth wants a gas SAFETY certificate that has a negative on it and then face a whopping callout fee for another visit to apply a £20/20-minute fix? I'll never use OpenRent again, for ANYTHING!27th October response to OpenRent reply: You know full well THE GAS CERTIFICATION WAS BOOKED WITH A FULL SERVICE and if you are trying to tell me they don't allow for remedial repairs or, more importantly, that I have to discover the problem in the certificate details and chase the engineer for problem implications, instead of being pro-actively warned of an issue, then it overwhelmingly confirms this service is NOT FIT FOR PURPOSE, and you people are complete crooks and fools.

Hi Brian,Thank you for your review and I am sorry to hear that you have not been satisfied with your gas safety service. Our service, as described on our website, provides landlords with a gas safety check of all gas appliances in the property and a digitally accessible certificate. While we don't offer repairs or remedial work, as standard; any of our suppliers do offer quotes for any remedial work advised after their initial visit to a property. This quote is purely advisory and you are under no obligation to accept any offer.Often suppliers won’t be able to perform remedial work at the same time as the initial appointment as remedial works may require more time to complete than they have scheduled for the appointment or materials that they did not have with them.Thank you again for taking the time to leave a review. We are always looking to improve our service, so any feedback you have is genuinely very much appreciated.I can see that you have been in touch with our customer service team regarding this issue, but if you have any further questions please do reply to our latest email.Best wishes,India and the OpenRent team

Trustpilot100% recommend Open Rent - will be better than you could imagine!
I found this company whilst browsing for Companies to rent out property. I was very dubious as it was such good value but I thought, well, for less than £100 (whereas most agents charge a months rent) we'd give it a go. Wow I'm I glad we did! They are amazing! The site is so easy to use, they cover everything from start to finish. They answer any questions within minutes. Just brilliant! We will 100% use them again.Thank you all

TrustpilotBuyer beware - poor / dodgy service practices
I paid for a gas safety certificate and boiler service through Open Rent.First off, the engineer they assigned refused to contact me directly when there was issues with arranging a time. Messaging me through the platform and taking days to reply sometimes. So poor communication from the start. On the day - he didn’t reach out for a time slot.He didn’t arrived until 1920 - and it wasn’t actually the named engineer, someone else. She was polite enough - but was out the door again within 20 minutes (without exaggerating). I questioned this with Open Rent and they passed my query onto the engineer. The engineer came back with his rough estimates of the individual tasks and saying therefore it was fine to conduct an annual service and safety certificate in the 15 minutes she realistically had whilst actually in the property. This engineers own estimate was that a speedy service would only need 30 minutes. Still far more than the actually engineer was there for.Yet open rent still said it was fine.Had to go through my credit card company as Open Rent refused to help and completely ignored my concerns, terrible working practices! Shameful!

TrustpilotFilled in the form for my property to…communication
Filled in the form for my property to be listed. Obviously I entered the rental property post code. When I went to pay for the full service (£49.00) the payment would not proceed because it says the card is not registered to this post code . Well obviously it’s not registered to the property for rent. So far while I’m writing this review , there are at 15 emails that have been sent to and fro. But no one. Will pick up the phone and contact me to rectify the problem. It’s unbelievable how to continue to just keep emailing me rather than speak to me. Of course there is no contact telephone number. So from the landlords regards there is. Only email for communication. I’m so frustrated and angry I can’t recommend this company due to the lack of communication. Don’t use them. You have been warned

Hi Roger,Thanks for taking the time to leave feedback. I can see the issue has now been resolved and you have since been able to make payment for the service. To clarify, the postcode on your listing does not need to be the same as the postcode that you input when making the payment - the postcode on your listing should be that of the property itself, and the postcode you input at the payment stage should be the postcode that the card is registered to (even if they are different). Our users often comment on our great customer support so we are really disappointed to hear your experience did not meet our high standards. You can email us at info@openrent.co.uk or call our 24/7 support number and we always aim to get back to you the same working day. If you want us to call you back directly, we’re happy to do so when requested, though in our experience many of our customers prefer us to email them as it allows us to attach links and other helpful sources of information. If there is anything further you wish to highlight or require assistance with, please send us an email at info@openrent.co.uk so we can look into that for you.Best wishes,Lisa and the Openrent Team

TrustpilotOpenrent forcing to advertise on Rightmove for a fee?
Openrent used to be fab a few years ago with 50 enquiries within the first day of it going live, but relisted my property recently and had only 2 enquiries in the past week which were unsuitable. I wonder if they are subtly making landlords move over and advertise via Rightmove for the £49 fee instead.

TrustpilotTwo years post tenancy I've been…
Two years post tenancy I've been receiving weekly e-mails to make a payment. It has been almost 6 months of contact and trying to resolve. The landlords confirmed everything has been completed on their end yet the harassment continues.Open rent claims the final balance was never received, which it was and refunded through their system. The landlord can confirm all of this. My issue is why is this suddenly coming out of the woodwork a full two years post tenancy.

Hi, Thank you for taking the time to leave a review and I am sorry for any issues caused here.It looks as though we never received the payment for the final balance for your tenancy. Unfortunately, it's not compatible with our contract for the landlord to accept payment of the deposit and first month's rent from the tenant directly, which I understand is what you've done here. Therefore, we are emailing you to let you know your options in this instance.I can see that you have been in touch with our customer service about this issue and that they have provided you with the details of how you can surrender the tenancy. Once you have done so, or once we have received the payment for the final balance, we will stop emailing you regarding this.Once again thank you for your review and please do reply to my colleague’s email if you have any further questions.Best wishes,India and the OpenRent team

TrustpilotGreat idea, saved me a lot of money
I was initially nervous about not using an estate agent to rent my property. However after being recommended by a friend, and now after securing my second successful long term rental via OpenRent, I can highly recommend the website. You have to be organised and have a grasp of the market and in my opinion be willing to show the property yourself. I could have paid OpenRent to take photos and perform things like the EPC, and EICR but I already had these. Also you can pay freelancers to show the property, however I wanted to meet the prospective tenants, and I know the house back to front, so I saw no point. Where else can you get your property on to RightMove and Zoopla for £49? You have to weed out some time wasters and having an auto reply to all enquires helps, as you can set questions to pre screen tenants. Some people fall at this hurdle, so saves time. Most contact is via OpenRent messaging, the one niggle is people have the option phone a central number and leave a message and some do not follow through to the website. You can’t set your own phone number, which is a good thing! To be honest if they don’t take on the board the need to register on OpenRent, they are likely time wasters anyway. Overall a great idea and massively cheaper than using an estate agent. It’s not for everyone, but I would think in 10 years time, OpenRent and the like will dominate the lettings market.

Trustpilot3/3 appalling services ordered
Ordered 3 services: 1. EPC, 2. Gas safety, 3. Energy safety and PAT. The worst service: 1. Company didn’t reply after 4-5 days despite me specifying when I needed the work completing and multiple chasers. 2. Engineer didn’t show up and keep pushing the time back meaning I wasted the entire morning and he didn’t come. 3. Engineer tried to leave before completing the PAT despite me paying for 15 appliances and 4 days later no certificate despite chasers. Literally couldn’t be worse for nearly £400

TrustpilotCheap option but more trouble than they're worth
Cheap option but poor customer service, and 'computer says no' attitude from staff. I'm a landlord with a single property that my parter and I manage ourselves. We used openrent to help us find tenants and arrange viewings. We were overwhelmed with enquiries and I spent hours arranging viewings and responding to prospective tenants individually, only to then wake up one day to find that openrent had cancelled all of the viewings and removed my listing. I had to manually set up all of the viewings again and send messages to all of the confused prospective tenants. I tried to complain to openrent about this but they weren't interested (they said I had ignored tenants who had put a holding deposit down, when in actual fact I had been messaging them and had viewings arranged with them). To make it even worse, automated emails had gone out to prospective tenants to say that I had been penalised, which gives a terrible impression of me as a landlord even though I had done nothing wrong, and they were supposed to be representing me. Its very much a 'one size fits all' system and actually caused me more trouble than if I had just done it myself. Wouldn't use again!

Hi Hannah,Thank you for taking the time to leave a review and I’m sorry to hear that you have not had the experience of OpenRent that we would have wanted.I can see that your advert was delisted after we didn’t receive a response from you with regards to a holding deposit that was placed on your property. When a holding deposit is offered by a tenant we give landlords 96 hours to either accept or reject the holding deposit before their property is delisted. I am sorry for the inconvenience this has obviously caused. Our platform is designed for both landlords and tenants so we hope you understand that we must have systems in place to protect our tenants. We can’t hold onto tenants’ holding deposits indefinitely and we want to limit the time period for which tenants are out of pocket. When your advert is delisted in these situations you can always re-publish your listing for free straight away. Even if you don’t relist your property you can still contact any tenants that enquired from your enquiries page.I’m sorry that you found our customer service to be poor. TrustpilotCan’t read property numbers & dangerously fixed signs.
Incorrectly placed a To Let sign outside our property, carelessly fixed with sharp exposed metal clips which I subsequently tore a shirt on when trying to leave for work. They couldn't have cared less, eventually removed the sign with no intention to rectify the loss I suffered from their trespass. If they’re not able to read clearly numbered properties, why would you trust them to deal with the legal minefield of letting?Edit: Turns out OpenRent wanted to discuss this more, then decided to mark this as incorrect as I’ve the audacity to have a life because I haven’t constantly chased this having been previously fobbed off by openrents customer service. They’re free to look up reference 3443807 dated 28/06/22.
