Truly terrible experience, they pay for good reviews on google and I regret not checking reviews before signing up with them. Leaving the property was a nightmare, they were trying to make me sign a new contract for more money in the middle of the pandemic with no remorse of the difficult situation.Left them but now are trying to get money from me for damages that were in the property BEFORE my tenancy started, all things they didn't include in the inventory. I wasn't present at the check-out because they asked me to give the keys back 1 day before and I had already moved so agreed without suspecting they would take advantage of me not being at the check-out inventory. I actually improved the state of the flat as the way it was given to me was utterly disgusting, the pictures taken for the inventory are really poor quality so you can hardly see so I have no way to prove those damages where there before my tenancy started.I do not recommend you sign up with this agency!

Recently moved into a property let through and managed by Martyn Gerrard as the landlady lives abroad. The initial estate agent took forever to get back to us about anything but we loved the flat so we didn't mind that much. On move day we found the proper dirty and dusty, with black mold growing all over the freezer and grease in the oven so thick that it smoked when turned on. When we complained they said that in the contract the flat is to be 'cleaned to a domestic standard with omissions' and these issues all fell under omissions. We also have a week later still not received two sets of keys. Look forward to the nightmare of leaving the property by the look of the reviews. Would recommend all landlords to avoid the estate agent as tenants will have an awful time.

Worse agency I've ever dealt with!First of all I asked a couple of times the agent if the flat was managed by the agency receiving an affermative answer. We had positive past experience with another agency and preferred not to deal with landlords. Turns out the flat is not managed by the agency after the first problems start rising. Always get everything in writing!At the time of leaving the flat and due to COVID 19 situation we asked to follow government guidelines on wearing mask at all times and not to touch any surface while showing the flat to potential Tenants, to which the agent agreed only to turn up not wearing PPE and talking for half an hour with the potential client inside the flat!We were appalled at the total lack of professionalism.TO BE AVOIDED.

Avoid them!I wanted to view a flat, first they arranged a viewing for me, then they cancelled it couple of hours before and changed it to another day.The other day, I went for the viewing and they didn't have the keys to the flat and made us (me and couple of other families who were there for viewing) to stand on the road for more than an hour while it was raining and even the guy from the agency left and said the tenant will come and let you in. The tenant and the guy from the agency never showed up!!!!!Now you can decide if it worth it to trust them or not!

An employee came around for a quick evaluation and wouldn’t leave despite guests being present. He also took advantage of my incredibly elderly father to ask highly personal and inappropriate questions about our financial status and incoming money, as well as my mother’s medical status. Even asking where my guests lived, manipulating my father to tell him how much their house was worth.His unprofessionalism and inability to streamline his pitch also led to friction and arguments in the house, with him even attempting to ingratiate himself into a family gathering.One of the worst sales people and downright unpleasant men I’ve ever had the misfortune to meet, made worse by the exemplary service and advice we’ve received from other agencies in the immediate area.

We used Martyn Gerrard to let and manage our property when we moved abroad. We had a good experience with the letting process and with the management service for the first year, and our first tenants were happy. Over the past year though, the service has become almost comically bad on the management side. After several problems with repairs and lack of communication potentially caused damage to period features in the property we ended the management service, deciding it was easier to manage the property from abroad ourselves than to deal with the issues at Martyn Gerrard and our tenants growing frustration. We thought this would end the problems and only continued to use the rent collection service. However we are still dealing with a series of problems and their lack of communication internally and with us. They are pretty much totally unresponsive to complaints. Our tenants say this is the worst property management service they have encountered in 15 years of renting in London.

They've been our block management company for over 10 years. The lessees got enough support to request a change of management but we were refused by the freeholders. Simon Gerrard himself said that his relationship with our freeholder company was 'extremely strong'. We've had issues from the very beginning with the cost and quality of their services. Their recommended contractors have always been very expensive and we've rarely been satisfied with the quality delivered.It's exhausting and fruitless dealing with them. We've been told that, as lessees, we're not the clients, the freeholders are. That means that even though we pay the bills, Martyn Gerrard sees us as irrelevant.We know that lessees from another block have taken the Martyn Gerrard to tribunal but they couldn't switch block management companies either - the only outcome was that Martyn Gerrard was told to improve.Be VERY careful as to who you choose for your block management company. We've regretted having Martyn Gerrard as ours and it's cost us in time, energy and most definitely money! Getting rid of an unsatisfactory block management company is far from easy - it's proven impossible in our case.
