GoogleI had some trouble getting my security deposit back and was worried there might be an issue. But then London Capital Homes got in touch to let me know my bills hadn't been fully paid. Their team was super helpful and guided me through sorting it all out. Once I paid the outstanding bills, they quickly returned my deposit.
I was really impressed with how efficient and friendly they were. They made what could have been a stressful situation really smooth and easy. I highly recommend London Capital Homes for their great customer service and fast resolution. Big thanks to the team at London Capital Homes!

GoogleResponsible agency company! When I had a viewing for the current apartment Iβm living in now, the paint on the wall came off and there was a stain on the sofa, I paid the holding deposit and asked them to fix all the problems. They did a deep clean the next day and repaint the wall on the same day. My agent even responded my messages on weekends. My agent Jason Chan even gave me a call and asked if everything is going well. If you are looking for an agent, you can find Jason Chan and his colleagues Wei Li, both of them helped a lot!

GoogleAfter staying in their managed property for a year i can say that they are extremely unprofessional letting agency, but are professional thieves. every thing is fine and rosey until the viewing and the agreement is done after that they just stop taking your calls. They will only reply to a mail after you have mailed several time, asking for response. After moving in, i had to stay 3 days without any furniture/curtains etc in the apartment as they dod not arrange the furnitures on the move in date. no one was responding or helpful in getting this fixed. Any problems and issues with the apartment they will not even bother to resolve.
They did not return my security deposit of 2400GBP even after 3 months of continuous mails and calls . They just absconded and stopped reply to all my communications for the refund of the security deposit. They even asked me 1250GBP for finding a replacement tenant which till date i have not received any mail, message or call for the services which i paid for. literally robbed me of Β£3650
After inquiry and investigations i have found this is not the first time, this has happened with so many of their tenants. JUST STAY AWAY FROM THESE GUYS TRUST ME!!

Your review is noted but it is misleading.
As of 28th June 2024, you still owe the landlord Β£3,069.62.
Due to a change in your personal circumstances, you requested to break the contract. Legally, your last day would be 27th May 2024. We offered you the option to find a replacement tenant so you could be released from the contract earlier than 27th May 2024. However, no replacement tenants were found and secured by either yourself or us. You are liable for the rent until 27th May 2024.
We conducted a third-party check-out inventory inspection and generated your deposit deduction statement. With the outstanding rent and cleaning fee accounted for, you still owe the landlord Β£3,069.62. We have emailed you our bank account details and are awaiting this payment.
We hope you can reach out to us again to settle this matter soon.

GoogleThis company is a big fraud. The bad comments you see here are so true- Do not use them and even if you do, make sure your deposit is protected bt TDS. Honestly I will say avoid them but I will be back to write the horrendous experience I have had with them, but first lets see how many years it will take for them to return my deposit. First of all, as of today, 28th June 2024, this case is still under review by the adjudication from the deposit scheme (TDS) as you have exercised your right to raise the dispute via TDS. Your review is biased and unfairly targets our company. We do not appreciate or agree with it.
We understand that everyone would like their full deposit refunded at the end of their tenancy. To avoid any biased judgment, we used a third-party inventory company to carry out the check-in and check-out inspections. Clear comparisons are shown in your check-out report for any deductions we proposed. You refused our proposal and exercised your right to raise the dispute via TDS. We fully respect this procedure and will let the adjudicator make the final judgment.
For anyone who reads this review, please see some of the comments the tenant made and judge for yourself:
- "Balcony weed cleaning - I am not a gardener and weed growing in the patio is in no way my fault."
- "Lighting faulty - This is in no way my fault as it is a light bulb and over time, with usage, it gets weak and needs to be changed often."
- "Carpet burn mark - This was an accident with my iron, but I do not think..."
- "Dining table burn mark - This is fair wear and tear because the material of the table cannot withstand hot food, as I only realized when I moved in."

GoogleEverything went smooth and clear with Marco all along the way. He is a very responsive and friendly agent. Overall, I'm happy with the agency service.
Edit: Months later I discovered that the agency doesn't care at all about the tenants. They have ignore my emails and even when they reply, is vague and rude. Unfortunately, is as bad as any other agency in London.

GoogleWe had a leak earlier in December and to be honest Ken from the agency was a Star on the manner he handle it to help us.
It was a bit long for the repair to be done but not the fault of London Capital Homes.
Since we are with them we always rise issues and they are really proactive to help.
We are happy to sign again for another year with them!
