Customer service-wise I'd say these estate agents are fairly average. The issue is to do with the extortionate charges they spring on you despite not being able to justify in any price break-down. We've been stung with very large fees on multiple occasions now - initially when signing our initial rental contract (for which we were charged £250, I think, for 'contract services' which amounted to copying and pasting their generic contract, complete with mistakes, and writing in our names) and then more recently when trying to change the name of one tenant on the existing tenancy agreement and being charged £210 just to change one name. On both occasions, they've refused to make any reasonable changes when inaccuracies and errors were pointed out to them...even though, surely that's the 'service' being charged for. And when we delved further and outright asked for a breakdown of what these 'contract services' were so that we could better understand what we were being charged for, they couldn't do it, just stating that they were the charges and we just needed to "take their word for it". Thankfully, the government has recently passed legislation banning fees like the £210 they're forcing on me to change the name of one tennant on a contract (or at least capping any such fees at £50)...but that legislation doesn't come into force until Summer 2019. So, if you don't have much choice about going through this estate agents on your next move, maybe see if you can't postpone things until after this date so that they don't try and hit you like they have others with their inexplicable charges.

I'm giving only one star cause there is nothing lower than that. In fact, they will just rip you off. I'm living in a house managed by KFH and now moving in a new area next month. As a process of renting, my new letting agent needs reference from KFH. Guess what? KFH demanded 42 pound for information. My new agent called me and requested me to pay it, without which they can't proceed. I called KFH, said there was nothing written like that in my agreement. They said, they wrote it in their website. They will charge you out of blue and just rip you off.

I would give zero stars if I could. We have been renting with KFH for 8 months and when we moved in a leaking pipe rapidly caused a very severe and dangerous black mould problem, which STILL hasn’t been adequately addressed. Our property manager Denniesha took weeks to respond to emails and took absolutely no action on the issue. Eventually we had to go to the landlord directly to try to sort the issue. Being ignored and not taken seriously and having to send 3 follow up emails to even get a half arsed response has caused a huge and unnecessary amount of stress to an already stressful situation. This isn’t even going into the fact that when we moved in the house was completely full of the previous tenants belongings which KFH had failed to remove. Stay away - never had such horrific customer service from start to finish.

KFH are one of the worst companies I’ve ever had to deal with. They failed to provide the landlord’s certificate in relation to the sale of my flat in the time period as set out in the government guidance. This almost compromised the entire sale and they were also incredibly (and unnecessarily) rude in the process. Many emails went unanswered and you get passed around teams. They charged me hundreds of pounds to provide a “seller’s pack” to be able to sell and then failed to supply everything required as part of that pack. Avoid like the plague - absolutely shocking service.

I'm not sure how this company is for lettings/sales but they manage the communal areas of my flat. The branch I unfortunately have to deal with whenever there is an issue makes it difficult to resolve anything and makes it very clear that they really do not want to be bothered. I have had an emergency twice, once with water leaking into communal areas and once where they changed the gate code without telling residents so a few of us were locked out. Not once did the emergency out of hours contact for KFH actually respond. My most recent dealing was to inform them that our communal fire alarm was not working, which is obviously serious. I was passed from pillar to post and when I eventually reached someone who could apparently assist, she spoke over me and was again unhelpful. I have raised complaints and they have been ignored. If anybody actively chooses to work with this company, you are out of your mind! It may be ok when they are getting commissions and seeing some money, but when an issue arises, they do not want to know. Rude, unhelpful and generally terrible.
