TERRIBLE experience! What should have been a routine change of sharer turned into a three‑month process characterised by delays, poor communication, and inaccurate, and at times clearly misleading information. I requested a specific date for the tenancy change three months in advance, which was initially agreed. I was later told the landlord had declined this and that the change could only take place on the monthly contract date. This was not true. KFH later admitted they had not been able to contact the landlord for over a month, which strongly suggests my request was never properly raised in the first place. I was therefore given incorrect information to justify delays; essentially lied to straight to my face. Communication throughout was consistently unacceptable. Emails routinely went unanswered, I considered myself lucky whenever I managed to get a response after a week, and I had to chase repeatedly just to get basic updates. There was no sense of ownership or urgency at any stage, despite the very real financial and stress-inducing impact this situation was having. I remained tied to the tenancy far longer than I should have been, not just until the revised contract date, but well beyond it, due to further delays. Remember: this process was kicked off three (3) months before the due date and I was left paying for two properties at once as my new lease elsewhere had already started. The ongoing uncertainty, not knowing when something would be resolved, or whether anything was actually being progressed behind the scenes drove me insane. When the change of sharer was eventually processed, weeks after the originally agreed date, there was again no proactive communication. I was not informed that the new contract had been finalised and only found out after chasing and chasing and chasing yet again. The contract itself had to be reissued three times due to apparent confusion around the requirements of the new Renters’ Rights Act. For a lettings agency, I would expect a firm grasp of current regulation, especially one that has been so widely discussed within and outside of the industry. Finally, the overall approach from the team made an already stressful situation worse. Communication was consistently dismissive and unhelpful, with certain individuals displaying a notably uncooperative and, at times, unnecessarily confrontational and arrogant attitude. At no point did I feel like my situation was being handled with any degree of care or accountability. This process was not only extremely inefficient, it was a genuinely stressful and financially damaging experience characterised by a lack of basic competence, professionality, and communication. 10/10 would NOT recommend. If you are planning on maintaining your mental health and managing your anxiety levels (and finances), I would strongly advise you to approach with caution.

*** Update as of 22/07/26: I escalated my complaint through formal channels, reviewed by both the Senior Regional Team Manager and Head of Property Management, South. Unsurprisingly, neither agreed to refund the 2 months' of management fees totalling just £125. Most tellingly, they admit fault and acknowledge the loss of my time and money, yet hide behind the argument that the property was still being "managed" bearing in mind, management was appalling and subpar from the onset. The logical next step would be the Property Ombudsman, but frankly KFH have drained enough of my time and energy. I can only hope that this review and the photos speak for themselves and save anyone else from making the mistake of using their management services. *** 3 years of frustration I won't get back. KFH were keen and efficient when pitching for my business, once they had it, the service fell off a cliff. After 3 years "managing" my rental property, I wouldn't recommend them to anyone. My property manager changed around five times, communication was painfully slow, even scheduling a contractor took days of back-and-forth through KFH's "property management" when a direct call to the tenant would have taken minutes. At times I often wondered what the point of the management service was! I was constantly dragged into issues myself, making the management fee feel completely unjustified. When I sought advice on increasing rent after years of a fixed rate, they were slow to respond and the guidance they gave was poor and unhelpful, ultimately bringing an end to the tenancy. The final straw was when KFH advised my tenants to change the locks after they locked themselves out, without my knowledge or permission, essentially assisting the tenants in breaching the tenancy agreement. I only discovered this when my keys didn't work at the end of the tenancy. I raised a formal complaint requesting a refund of management fees for the period they withheld this information, a mere £130 to compensate for the stress I endured. Refused. Particularly upsetting was the state the garden was left in. We had lovingly poured money and effort into it and it had become our little oasis. Following property inspections, I explicitly asked my property managers to pay close attention to its deteriorating state and instruct the tenants to cut the grass and remove objects they had left, which were destroying our freshly laid turf that had cost us hundreds. Nothing was done. The lawn was completely ruined, the paving left tarnished, the hose broken. Through my own time and effort I pursued the matter through the TDS, though KFH who held the login details, made the dispute process unnecessarily difficult with poor communication and slow responses. What I managed to claim back barely covers the cost to re-turf. So much of the deposit dispute, and the headache and effort I had to put in to recover so little, could have been avoided if KFH had simply managed the property properly. They are keen to win your business but not interested in keeping it. Avoid at all costs!

Do not rent with this agency. Two months we've been having cold showers in winter and they could not care less. They haven't visited the property in years they don't even have a key, they lost it! They keep rolling contracts over so there's no end of tenancy clean or inventory check. Place was filthy when I moved in. If you raise any issue with them they redirect you to a portal or just ignore you. Honestly makes me want to top myself living here.

Terrible experience with this agency. The property managers are incompetent and rude, especially Tiffany and Nick, who seemed to have every excuse in the book for why issues weren’t resolved and why our deposit was not returned on time. They ignore responsibilities and break laws, showing zero professionalism or accountability. Communication was dismissive and unhelpful, leaving us frustrated and out of pocket.

I got stood up by an agent (J. I.) after we were emailing about the appointment the whole morning. I arrived at the location a couple of minutes before the set time, and the current tenant said the agent had already left. No heads up or an email I called their offices cause I had no direct mobile number and he justified it as “I wasn’t sure whether the viewing was confirmed”. He said he tried to call me however we were emailing up to that and point so not sure why he didn’t continue there. Just plain unprofessional. Went all the way across town for nothing, and wasted my Saturday.

After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further, quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.

I was referred to Med Moroglu by friends to assist us with obtaining the mortgage for our first home. It was a long 9 month stressful process and Med was there to support us every step of the way and we couldn't have succeeded without his knowledge, professionalism and always had our best interest in mind. KFH rent out our flat in Lee and they have been absolutely brilliant. They have never dropped the ball or made even a spelling mistake on the paperwork. They advertised our flat, showing around 30 people around within a week and we received multiple offers above the asking price. Our current tenants then decided to stay and they said “fantastic” and didn’t charge us anything for all the work they’d done looking for new tenants. The communication from Gemma and the team is excellent and they always remind us of things we’ll in advance. Thank you, it has made our lives much easier not having to worry about anything to do with the flat.

I don't like in the UK so all our communication is via emails, but they have always been very responsive. (Keith was a real pleasure to talk and raise things with. I wish all workers in this specific branch were like him (professional). BUT: FLAT CONDITIONS: Despite being a lovely flat, it was not ready to move in: the oven was not working and it took them weeks to be repaired, broken bed frame, the kitchen sink was about to flood because of an issue with the pipes and it took them days (the water got rotten and the house very smelly) and endless calls to send someone over. It was not until the washine machine flooded and I ended with a pool in the living room that they sent someone over, and it also took them days. They (the property manager and their boss) say that the landlord was unresponsive, which I can believe, and that they had to wait for the landlord to aprove or to pay for repairs in advance, but is NOT my problem if this is how they do it logistically: I was already paying rent and agency fees. DEPOSIT: When I left the flat, they wanted to charge £140 for cleaning expenses, when I took the flat with clutter that I had not get rid of and the flat was not precisely clean. They also wanted to charge £35 for having left "tenant belongings", which were my favourite clothes that I was saving in a drawer for my last days in London. I emailed them just in case they had them and I did not even get a response. I tried to negotiate and asked for the receipts for the cleaning expenses: no response to date. Luckily, I submited a claim to the Tenancy Deposit Scheme and it has been positively resolved for me. P.S.: 0 stars should be an option.

What can we say about KFH Mortgage Consultant/Broker Dominic Wallis and his Operations Administrator Heather Froment Jones . What a team and proper life savers! We were recommended to use them in mid 2022 when we decided to look into buying a property and they have made the experience actually bearable - making the mortgage process really smooth. Not only is Dominic professional, knowledgeable and helpful - he’s kind and goes above and beyond his job description. From the start of the process Dominic gave us the best options and rates available for our specific situation and saved us going from bank to bank. He has special rates and some are not available directly from banks. The application process was straight forward using their portal and he was always responsive when we needed help. He advised we take 5 years fixed rate and not long after everything went upside down with rates and bank of England, so we are so grateful for these 5 years without worry! He was there when one of our sellers pulled out and he easily changed the mortgage for us to a new property when needed. He gave advice about many things that are truly priceless. We also had to extend our mortgage’s expiry date as the process was delayed and we were so scared to lose it and lose the rate. Dominic made it easy for us to renew for another month which meant we were finally able to relax and complete in time! He has been a real support to us, especially when we struggled with issues with our solicitor. He was there listening when we were about to lose it and had to vent for a while! Heather has also been a diamond, following up and making sure the solicitor updates us on everything going on. She is super efficient, obliging and competent. Every friend who I have recommended Dominic and Heather to has been happy with the service. The fee is worth every penny and is a lifetime support! Whenever it’s time for us to renew our rate, we will know that we are in safe hands. Buying a property is hard enough - but with Dominic it actually makes it tolerable! Can’t fault them and can’t recommend them enough.
