GoogleHad a great experience buying a flat through KFH. Laurence was friendly, helpful and always responded very quickly to my emails. He was also very accommodating when I found a few flats on Rightmove that I liked the look of- even though they were all outside of his Wimbledon area, he arranged the viewings, found out all the info about the properties and showed me around.

GoogleAlthough we ended up deciding Wimbledon wasn't the right location for us, Marta was very helpful and always responded to our queries in a timely manner. We had contacted other agents in the area from which we are still waiting for a response, so we're very pleased with her and would definitely contact her again if we decided to look in Wimbledon in the near future"

GoogleWas looking for a rental property in SW19 and dealt with Adrian Gray at the Wimbledon branch. He was professional and friendly, his knowledge of the local market was better than anyone else we spoke to. He managed to find us the type of property we were looking for and didn't waste our time. We would definitely use KFH again in future and in particular Adrian.

GoogleMed Moroglu did a fantastic job as a mortgage advisor for us, while Heather Froment Jones was a perfect operations administrator. My case was definitely not an easy one, but Med was always ready to explain every detail and find the best options. I can only highly recommend them.

GoogleAs a buyer I found KFH Herne Hill very pushy and I would try to avoid using them again. I dealt with a senior sales person who, when I put in an offer to a flat which I thought was fair and was not significantly below asking, told me I was wasting their time and could I not afford the asking price? Two weeks later she called me back asking to negotiate my offer - I had found somewhere else.

GoogleAfter getting and married and finding out I was pregnant my husband and I decided it was time to move out of our house share and look for a 2 bed long-term flat to let.
We started off well with lots being recommended to us after viewing a couple we found one we like & We filled in an application for the property and went about our day. Due to my husband being self employed and both of us only being in London for just under a year he was required to provide 1 guarantor... No problems we had those details passed over and the agent carried on with our application. So not only with his income, my full time employment and a guarantor we were told that we were good applicants untill I received a call
around 3pm from the agent asking for another guarantor, this time it was because the landlord had been informed of my pregnancy. Despite the fact that maternity leave hadn't been discussed or agreed, this landlord and agency expected my husband and I to have 2 guarantors earning 6x the monthly rent (1450pcm) all because he had assumed my salary would drop when I have a baby. After explaining how my maternity would work ,the agency asked if its possible to get the 2nd guarantor. As disappointed as we were we agreed but explained it would take until the end of the day (5:30pm) To get this sorted, less than an hour later the agency called to say they had given the flat to another applicant even though they had agreed to wait.
I feel like I was discriminated against because I was pregnant as the application was given the go ahead until KFH informed the landlord of our situation.
Will not recommend ever.

GoogleUseless, unresponsive, unbothered.
They don’t answer phone calls during working hours, but their emergency line doesn’t get back to you either. Months to solve some basic tasks, apparently they work 1 day per week otherwise there’s no explanation.
Our bathroom ceiling collapsed on our heads in October 2023 and they still haven’t managed to get insurance involved.
Communal lights in the garden outside haven’t been working for ages and still aren’t, but no one bothers to address the issue.
Good luck dealing with them.

GoogleI'd give this company negative stars if I could.
From inconsistent responses to maintenance requests (if any) to messing up residents account they've ticked all the possible boxes when is about lack of professionalism and gross incompetence.
For the past 5 years and a half, since I live in a development managed by KFH, KFH employees:
* always failed to send the budget on time,
* messed up the finances of the development (residents who paid for their services and have direct debit set up get referred to solicitor for having unpaid debt),
* sent us all kind of dodgy contractors who did more damaged that repair the existing issues (talking here about plumbing, door entry system, lifts),
* ignored or simply delayed to take measures to rectify the security related issues and residents ended up with their property being damaged or stolen,
* failed to obtain important documents from the developer when the so called handover took place,
* failed to arrange maintenance contracts,
* failed for years to collect the unpaid debt which led to not paying the contractors, which affected our RTM company credit score,
* failed to put in place a handover process when they changed managing agents (this acted like a factory reset...every time a new person joined, we had to start from scratch with reporting existing issues or restart the improvement work),
* lied through their arses the residents numerous times blaming the sun, the moon, the contractors, other residents etc most of the time someone made a complaint, in the happy scenario they bothered to respond to a complaint.
The list can go on and on.
For anyone who reads my comment, avoid having to do business with them especially if names as Richard Benson, Carl Warland, Lauren Brooks, Denisha Wallace, James Hewitt-Lee come up. Their incompetence doesn’t come at a cheap price at all.

GoogleWe cannot recommend KFH enough, having used them to buy a flat in Wimbledon. Being new to the area, Joe Wyatt was great in giving advice on the local area and also the local property market. Once we found the flat and our offer was accepted, Joe was always on hand to answer any queries and keep us informed and updated during the buying process.

GoogleThe move-in process was very quick and professional, everybody was very nice, but since then they are quite unresponsive when it comes to ongoing issues. We had a few problems since the move-in date (i.e. no smoke detector, missing keys) and it took us many emails and months to get some of these quite basic issues fixed and some are outstanding until now (4 months later). Maybe it"s the landlord who is the problem, but ultimately it"s the agent who should get these issues solved.

GoogleSimply the worst most heavy handed service received regarding service charges.
Unreasonable charges that bear no resemblance to work involved and aggressive behavior. Avoid if you can.
Unsurprisingly even the complaints process was flawed, with replies written completely off the cuff without any willingness or desire to actually look into what went wrong, where they may have been at fault or if a process had failed.
The directors do not even attempt a meaningful reply to questions, merely responding with hot air and hyperbole about the sheer size of the organisation and hence the inability for anything to be wrong.
They are unwilling to provide proof of their process, instead relying on solicitors pressure to force closure.

Googletheir admin is not professional with the accuracy in tenancy agreement. I gave them a month preparing the tenancy agreement and yet I have to circled out the same mistake three times before they can actually amend it. the Inventory check need to be asked over and over again. They are not familiar with the referencing process as I have been told the referencing process has been completed but yet KFH agent still tell me to update, and they said it is required to update in Homelet even tho the referencing has finished, then I checked with Homelet they have no idea why i need to update them when it already finished.
The property management team is awful. I lived in this Building in Elephant and Caslte, they were managed by KFH. For the whole year, one of the lifts was broke down for a year. The other one left had annoying broke downs from now and then thru out the year no one is fixing them. And the concierge sent away your important documents without even notifying the residences. All in all, this agency is the lousiest one I have ever came across.

GoogleKFH has taken nearly £4000 in rent and deposit and left us with no central heating or hot water for 2 weeks since day of arrival.
KFH have failed their legal obligations to do major repairs and maintenance, promising to provide a professionally cleaned flat, but we had to find an unsanitary nightmare that hadn't been cleaned in months, a new washing machine that doesnt work, a boiler that hasnt been repaired. Even the inventory agent was apologetic.
KFH didnt provide a cleaner so we had to find and pay for our own on day of arrival and take extra days off to delay moving.
KFH has not reimbursed us for the cleaning and won't pay to clean carpets stained by cat urine, upholstery covered in pet hair.
KFH has failed to provide any measures to the promises they broke in the Terms of the Agreement.
KFH say they are doing all they can ( to take more money) but have done nothing.
KFH are waiting for our next month's rent. KFH has knowingly left us without access to heating and hot water and broken the law. Do they care? Of course not.
Dont be duped. Avoid.

GoogleGenuinely the worst service in all my time living in London (5 years moving every year). Estate agents are known for having a bad reputation, but the level to which the employees of KFH fall below this standard is woeful.
As a renter, the estate agent should act as a conduit and mediator between landlord and tenant. Instead they exacerbated the delicate relationship, provided no value to us as tenants, and provided bad advice to the landlords which ended costing the landlords money.
They are unresponsive when issues arise, often ignoring emails or passing the buck to other colleagues with 0 ownership. As a consumer, it is has been the worst experience with agents that are being paid silly money to manage a straightforward task.
With viewings they came round and created stains on the carpets and broke furnishings and then had the gall to try to implicate us as tenants.
My advice, if as a landlord or renter you can find some other agent to use than KFH then do - avoid like the plague!! Using them will only create headaches.

GoogleThey manage our building and are probably the worst company I've ever dealt with. They are understaffed and incompetent. If you ever contact them with a problem you will probably be ignored or fobbed off. Following the Grenfell Tower fire, KFH failed to keep up to date with the required safety certification for the building's cladding, and now no lender will give a mortgage, effectively meaning it's impossible to sell. KFH knew about this problem but did not communicate it to the residents, so it only came to light when would-be buyers found they couldn't get a mortgage. Despite their shoddy service, KFH will always be very happy to take your money!

GoogleRather unpleasant experience with KFH when renting a house in Chelsea. KFH is happy to pocket he various fees and commissions, but when issues occur (dirty house, missing furniture, repairs not done before moving in, contrary to oral claims by the KFH representative, ...), you will be confronted to a well oiled claims process designed to demonstrate that it's not KFH responsibility. Rather pathetic ! Some KFH team members clearly need to better understand what being client oriented means !

GoogleHad the misfortune to rent an apartment through this agency. I now understand that it is possible that this agency is guilty of a generally negative attitude towards the agencies in London. Professionally unsuitable employees, rude, irresponsible, indifferent, not knowing anything about the business in which they are trying to work. This agency uses every opportunity to tear off more money from you and will try its best to minimise its costs = it will not do anything, whatever problems you have. Avoid at all costs.

GoogleWe are at risk of losing our home becuase KFH have been such a completely awful lettings agent. We have reported them to the Property Ombudsman because of illegal tricks they tried to pull on us. When our tenancy was up for renewal we pleaded with our lovely landlord to switch to a lettings agent who aren’t total crook/con artists and she immediately agreed when we explained what KFH have done. All parties were happy and we were all set to have a stress-free renewal with another lettings agent who wasn’t trying to pull dodgy tricks and rip me and my landlord off, however KFH has now threatened to sue my landlord if she does this so we are fearful we are going to lose our lovely family home that we have lived in for two years. I have nothing good to say about KFH they have messed us around and lied to us at every point. Just full of dodgy tricks and lies trying to ruin everyone’s lives. Avoid avoid avoid.

GoogleDO NOT USE THIS AGENCY. All they want is money and WILL charge you for any given opportunity. The property we moved into was a dump, unfortunately we made the mistake of signing a 'unfurnished' tenancy agreement when the property was fully furnished and furniture was left behind by previous tenants. Communication was poor the entire time, we had contacted them over 10 times regarding the garden and kept getting promised that they will send us gardening equipment, never happened of course. When it came to moving out they had the audacity to hold on to our entire deposit of £2,400 on the grounds that they had to pay for gardening, removal of furniture and for professional cleaning ( we left the place in a much better state than what we had taken over) and the consultants are aware of this. I cannot emphasize enough how terrible this agency is, it takes them a life time to get any issues resolved with the property but then they are sop quick to charge you with unjustified costs. AVOID.
